I was waiting for my deposit to be returned before writing this review, today officially marks 7 weeks since leaving the flat, and they still haven't returned 500€ that they owe me, even though in the contract they state that they will return it within 6 weeks. I will be taking legal action if it isn't returned within the next week.
I rented a total of 3 rooms from Smartliving between the months of November 2021 - May 2022. I only rented 3 rooms because I was contracted until May, and wanted to change.
When I arrived to first my room it was uncleaned, there were used tissues below the bed, cigarette butts by the window, hairs and the previous possessions of the other person. The flat itself lacked central heating, even though it was advertised. Their way of compensating for this was to buy everyone radiators, which then fried the circuit boards, because the flat was ancient and couldn't handle the extra electricity demand. We had to survive winter with a cold house, or multiple blackouts.
The second room I rented to change from my first room to a larger room. The agency let me sign the contract without informing me about a bed bug infestation, which they were aware of, and were informed about by the previous tenant. They let me sign the contract and move regardless.
The third room I rented from them was to escape the infestation... They charged me an additional admin fee, and even tried to charge me the cleaning fee for the previous room... No complaints about the third room, it was lovely!
I would not recommend this agency to anyone.

Do not rent with Smart Living Madrid
I lived with Smart Living in Madrid from October 2021 to April 2022 and I will never rent with them again. The apartment had consistent maintenance issues for the first few months that I lived there. The water heater leaked and flooded the kitchen, the clothes washer leaked and flooded the kitchen, and one of two bathrooms (shared by 6 people) leaked and flooded the bathroom. The bathroom was subsequently locked with all of our cleaning supplies inside for several weeks. These issues each took several weeks to be fixed, but around January the maintenance team was excellent. They fixed several issues (a water heater issue and a home heat system issue) the same day. The maintenance team continued to be wonderful and helpful for the remainder of my time there.
My biggest issue with Smart Living was that they branded themselves as an apartment complex for international students and young professionals. At first it was, but at the end of December a man in his mid-40s moved into one of the vacant rooms and was immediately hostile to me and the other flatmates. The environment in the apartment became increasingly more hostile until someone gathered my stray hair, picked it up, and put it in my butter, and wrapped it so I would find it later. When I contacted Smart Living then responded by sending an email to everyone in the house asking us not to intentionally disturb other tenants and asked me personally not to contact the police if something happened again and let them investigate the situation themselves. The next day (Friday), the hostile roommate looked in on me through the frosted glass window on the bathroom door. I called Smart Living to tell them I needed to move to another apartment because one of the other tenants had made me feel unsafe twice in less than 24 hours and they said I couldn’t move until Monday at the earliest. They did not ask any further questions or try to help me and actually interrupted me when I tried to tell them why I felt I needed to leave that night. When I filed another incident report in the tenant portal they told me they would “investigate” the occurrence and update me when they do. It has been more than a month and I have not heard a word. I moved to an Air BnB and left Spain soon after and was told I would not be receiving my deposit back even though I was leaving due to an unsafe environment created by another tenant.
I’m sharing this so that no parents, international students, or young professionals make the same mistake I did and end up in a potentially dangerous situation, with no help from the rental agency.

solo antentos para que les paguen.
Pero para devolucion de dinero estipulada por contrato JAMAS aparecen, sigo esperando y han pasado más de las 7 semanas desde que se supone deberia estar.
Ademas si pides amablemente el comprobante de la transferencia bancaria NO responden y te bloquean de instagram.
NO LO USEN ademas de que los lugares son HORRIBLES, PEQUEÑOS Y SUCIOS. PESIMA EXPERIENCIA

Mi estancia no pudo ser mejor. Al llegar a estudiar a Madrid me volví loco buscando un piso de estudiantes. Estuve un mes en uno y fatal. Me hablaron de Smartliving y la verdad que fue la mejor elección y me cambió mi vida en Madrid. Habitacion en calle san bernardo, bonita, limpia, instalaciones muy buenas y muy buen rollo en el piso. Gracias!!!

Me aloje en la Calle Colón y durante mi estancia fue todo genial,te ayudan cuando tienes alguna incidencia,la limpieza semanal muy bien y la experiencia de conocer gente fue muy way.

Terrible. The agency are useless. The rooms are dirty. The kitchen is disgusting. I moved into a room I was lucky enough to see before I paid. Having spoken to others, one of the tricks this agency plays is to rent you a different room to the one you see online. Once in the room. I met one of the other People renting a room. He was actually nuts. His response to anything was to try and fight you in the street. I remember he got covid. So I asked him to wear a mask. But of course that was too much and should be settled by hand to hand combat "en la calle!"
The good thing was the agency was there in a jiffy, and straight away sorted out the problem. hahaha not at all, after numerous emails sent. Accompanied by videos, they replied that its not their problem and we should go to the police.
As a house (crazy guy not included) we thought about this. However the process to evict someone on the grounds they are violent and use drugs is incredibly time consuming and can take months.
The nice thing is the agency was always supportive, always there and if you had any problems they were not just interested in your money.

Estuve pasando unos meses en Madrid por motivos de estudios y la experiencia fue magnífica. Desde el primer contacto con ellos me facilitaron todo el proceso. La habitación súper cómoda y el piso en general estaba muy bien.

Awful agency!!! I had a horrible experience. Firstly, I was 'promised' a small balcony and TV in my room, neither of which was there. The kitchen was disgusting. Then I was living with a man who was a psychopath and I was not safe living with, he had serious problems and threatened me numerous times for nonsensical reasons. The agency never did anything to help me or other tenants over the 4 months I stayed there, their best solution was to move me to another apartment and make me pay a 60 euro 'cleaning fee'. I left months before my contract ended because I simply could not live there, and so forfeited my deposit.
Avoid them.

Nous avions réservé une chambre à Barcelone pour notre fils sur le site HousingAnyWhere. Nous avions choisi ce site pour la sécurité annoncée . Réservation et paiement en toute sécurité".
Nous avons donc payé les frais et le premier loyer. Après nous avons eu les coordonnées du propriétaire (Ana) qui était en fait cette agence immobilière.
Pour prendre le rdv de remise des clés, l'agence nous demande de payer sur son site le deuxième mois de loyer, la caution et les frais d'agence soit 1500 euros. Nous avons demandé à faire le virement sur le site pendant la remise des clés. Cela a été refusé et il a été précisé que le paiement devait avoir lieu avant et que toute visite était interdite. Nous avons donc annulé et le site HousingAniwhere nous indique que le propriétaire a tous les droits, qu'ils ne garantissent que le premier mois de loyer. Pourtant sur le site il était indiqué A payer lors de l'emménagement. Ils disent de voir directement avec le propriétaire pour le remboursement. L'ironie est que cette agence est typée top annonceur.
Le fait de jouer sur la sécurité et mettre en avant la garantie de 48 heures est donc litigieuse. Fuyez, il y a heureusement des sites et personnes honnêtes et beaucoup moins chers.
L'ironie est qu'on me renvoie aux conditions générales alors que même le propriétaire écrit noir sur blanc dans sa description cette sécurité.

No lo recomiendo para nada
No lo recomiendo para nada. Una experiencia horrible. Solo tienen afán recaudatorio con multas y más multas grupales. Le piden a la señora de la limpieza que saque fotos, por ejemplo de las bolsas de basura preparadas para ser bajadas por la noche; pues bien, eso se traduce en amenazas de echarte del piso, en multas de 20€, 50€ … lo que ellos consideren.
Se estropean las cosas y tardan muchísimo en arreglártelas, mandas un correo y no te hacen caso, llamas y te dicen que mandes otro correo a otra persona … es agotador. No volvería ni gratis.

I wish I would have read the reviews before renting a room with them. Bathrooms not working, leakage in the ceiling, very bad cleaning and maintenance, bad communication and at the end problems with the deposit. Really stay away from them!
