Stay well clear.

I paid this company a sourcing fee to purchase a property at an agreed price of £45,000. We signed a contract and I paid the Proeprty sourcing fee.

The very next day, I was told there was “another offer” of £50,000 and that I would need to increase my price. I pointed out that we had already agreed terms and that I had paid there sourcing fee of £4000 plus vat totalling £4800) I was then told the fee was non-refundable, but on this occasion they would “honour the deposit” by holding it on account, forcing me to spend it on another deal with them rather than actually refunding me,
I explained this is potentially fraud as they could offer the same deal to many people to then say ‘ the deal has gone’ or you need to pay more money than the contract you signed, forcing you to do business with this company.

They again stated that the deposit is non refundable so the best they can do is keep your deposit towards another deal.

When I refused again and asked for my money back, they changed position again and offered to return only half, keeping the rest towards another deal, again I rejected this and made it clear I wanted a full refund.

After I stated I would escalate the matter to the Property Ombudsman and pursue recovery through the small claims court, I was told I would receive a full refund within 14 days.

That deadline is near and I have not had any communication. I have received no refund and no response to my last two messages from pro investment

I am now taking legal advice on next steps if pro investment fail to deliver my refund after the 14 day period stated.
Based on my experience, I would strongly advise others to proceed with extreme caution and get independent advice before paying any money to this company.

We have also seen that pro investment had been expelled from The Property Redress Scheme in September 2025, this means they would have been under investigation for a serious breach of the scheme, likely being the same issue as my current issue.

Really happy with the service I received from Proinvest. I called them after seeing a post on Facebook regarding purchasing houses, they come round and asked what I was price I looking for, within 24 hours they called to agree the price I asked for. I must admit I thought this was too good to be true and there would have been some price difference along the way but no I completed today and got the full amount that was agreed at the beginning. The team kept me updated on a weekly basis and they made the selling of my house so much easier! Thank you very much I would definately recommend.

I’ve recently made a purchase with Pro Invest.

The company and Danny in particular has been great so far in answering any queries or addressing any concerns. They are prompt in how they handle their business and I don’t feel like I’m chasing them for anything.

I also stupidly sent a double payment on my sourcing fee. Danny was able to quickly assure me that it would be okay and was prompt in ensuring I was refunded for this overpayment.

Would definitely recommend. Great experience so far.

I have purchased 5 properties from Proinvestment properties each time I have dealt with Danny Stephen Jordan & Jess and received exceptional communication with updates along way from the building team regarding refurbishments which were needed, the properties were finished to high standard and each investment was completed with no hassle I would recommend the team to any one who is looking to join the investment ladder with helpful guidance with solicitors and the in house mortgage advisor such a smooth sailing process with a profitable ending for myself.

Avoid. They are a money grab in my opinion, looking take advantage of people with overinflated deals, untruths and a pressured sales method.
If you are tempted with a property, I suggest looking on rightmove first as the properties I have seen so far are already listed with agents (at lower price also) Proinvest has no authority to sell let alone package as a 'deal' without the agent knowing!
Am currently going through PRS / Trading standards process to get fee returned. Do not put yourself through it - use professionals to source if you must not these. I would advise ringing around local agents for feedback at the very least first if you still feel tempted to use them! I wish I had. Happy to discuss my experience if it helps.
