Avoid Proinvestment TS Ltd
Avoid Proinvestment TS Ltd, the new company they've formed after liquidating the old one. They sell deals with inflated numbers, incorrect yields, fake social housing lease deals and the social housing company Strive Housing is created by themselves as a CIC. Don't lose your hard earned money here, no investment will go right with them. Don't fall for the fake marketing you see such as the news articles. It's paid media. There are many people after them to get money back. They also will not allow you to visit certain properties they are selling on behalf of sellers as the condition is so bad, you wouldn't even get a mortgage. Severe damp, electrical issues, roofing issues, all of which if a surveyor evaluated, you'd pull out of the deal. Nothing positive here to take. Best thing you can do is avoid them and Jordan and Danny and run a mile when you hear those names.

They have taken lots of people's money and then not fulfilled deals then closed company and restarted the same over again. TPO investigation awarded refund but they liquidated to avoid... that's how much of a scam they run! People have lost thousands so please beware .
If we could get lots of people together to make a combined claim to get them struke off so they can't do this to other people.
Pls read this Jordan and Danny am waiting for you
Avoid!!!
My experience with Pro Investment Properties Ltd has been extremely disappointing. The social housing leases presented as part of the investment offering do not appear to exist and sold fraudulently, and the condition of the properties shown in photographs differs significantly from what you see in real life.
This raises serious concerns about transparency and whether investors are being given an accurate picture of what they are getting into. When significant sums of money are involved, clear information and honest representations are essential. They also have been struck off the PRS and are not on a redress scheme. Avoid.
I have been dealing with Danny Harrison…
I have been dealing with Danny Harrison who has found me numerous property deals now. I am on my third purchase and couldn't have done it without his expertise and knowledge! The investments have fully stacked up each time and I couldn't be happier! I look forward to future property deals with Danny's guidance. Thank you for your help. Each transaction has been effortless!
I’ve used Pro Invest for a couple of…
I’ve used Pro Invest for a couple of housing deals over the last few years and have always found them straightforward and professional to deal with.
On one of the purchases, some unforeseen issues came to light when the solicitor’s searches were returned, which had the potential to cause a real problem with the deal. As soon as Jordan became aware of the situation, he contacted me personally and genuinely went above and beyond to help find a solution.
He was proactive, easy to deal with and kept things moving at a point where the purchase could easily have become difficult. I really appreciated the fact that he took ownership of the issue rather than simply leaving me to deal with it.
I found Jordan to be very straightforward, helpful and approachable throughout, and his support made a real difference in resolving the problem. Based on my experience, I’d be more than happy to use Pro Invest again and would have no hesitation recommending them.
Social Housing deal
Thought I’d post a retrospective review now our deal purchase is well behind us.
We bought a below market value flat in the north east and a social housing provider went in shortly after completion. The social housing company was passed onto us by ProInvest.
They’ve been great tenants so far, and are looking after the property.
Strive Housing pay us every month, above the market rental value. And the FRI lease is for 20 years.
Social Housing Deal ✅️
The first project i bought with ProInvest was a social housing deal. I bought a BMV flat, no refurb needed, and have Strive Housing in as my tenant. I have an FRI lease, which is extremely favourable for any property investor. The lease is an initial 7 years, with a rolling contract of 20 years.
I am just about to put a mortgage on the property, to pull cash out and recycle.
Don't use these guys
Don't use these guys
Don't use these guys, professional scammers
Charged £8400 for sourcing fees, over inflated refurb costs, no due dilligence carried out on the properties
Charged VAT but owes HMRC over £900k (unpaid vat)
No registrations with any redress schemes, been actually kicked off by the PRS due to non compliance.
No AML registrations
Social housing contracts where the directors partner is the director and only formed less than 1 year with no accounts.

Avoid Pro Investment Properties.
After reading through the other 1-star reviews, unfortunately a lot of what people are saying sounds very familiar. The social housing deals are presented as if everything is already lined up, with guaranteed leases, projected rental figures and attractive returns, but once you actually start looking into the details, things don’t seem anywhere near as straightforward.
There are also serious questions around the sourcing fees and refurbishment figures. You can be talking about thousands of pounds before you’ve even got a properly functioning investment, and when things don’t go as promised, getting straight answers becomes extremely difficult.
What really concerns me is the number of other investors describing very similar experiences - properties not being as advertised, rental figures not stacking up, social housing arrangements not materialising, unexpected costs and then struggling to get anyone to take responsibility.
For me, the biggest lesson is don’t take anything at face value. Get every figure, rental agreement, lease, refurbishment quote and promise independently verified before handing over any money.
Based on what I’ve seen and experienced, I would not recommend Pro Investment Properties and I would stay well away.
⚠️ I would strongly advise others to avoid
⚠️ I would strongly advise others to avoid.
The property was originally advertised as a 3-bedroom house, but it turned out to be a 2-bedroom property. During the paperwork, the price also increased by £2,000 from the original agreed price.
I was then quoted £7,500 for refurbishment, but after the work was completed, I was asked to pay £13,000. I refused because this was not what I had originally been quoted.
I also asked for the keys to be returned, but they were not, so I had to change the locks myself.
I was promised that the property would be rented out to social housing, but this did not happen.
I was charged £8,000 just to make few calls.
After completion, Melanie was supposed to deal with the matter, but she stopped answering my calls and messages. She said Rob would deal with it, while Rob said he had nothing to do with it. I was left going back and forth between them without getting a resolution.
Overall, this has been an extremely frustrating and expensive experience. Based on my experience, I would not recommend using this company without thoroughly checking every agreement, quotation and promise in writing.
Scammers
Scammed of £12,600
We have paid this company called #Proinvestment Properties / #ProInvest Properties in Middlesbrough £9,600 for sourcing a property in Hartlepool including guaranteed social housing lease. This property went into legals but the seller pulled out, so we have spent money on the searches, Solicitors and sourcing fee.
We were reassured by #Proinvest they they will replace the deal.
They did find another property sourcing fee £6,000 - we agreed to go ahead. What Proinvest has done they said we will find other properties for the remainder of the money but you will have to pay for this one 3,000 and we will deduct from 9,600 the other 3,000. Agreed to that, but again this property never materialised. We are now in hole of 12,600 the owner Jordan has never returned our calls and the office are under instruction not to speak to us.
Moreover, they have cleared a flat for us charging us 9,600 for it without even consulting us for the price or ever receiving an invoice we have received a letter from debt collectors for this £9,600...
The company is still conducting business #scamming more people daily.

I recently purchased 2 flats through Mobu which is run by Chriss and Robson who were very difficult to deal with during and after purchase. I would definitely tell you to keep away from these guys. On the other hand when I needed help and got no response from Robson and Chriss I called Danny in
Pro invest Who was not only always very helpful but also very knowledgeable and professional. I would recommend Danny to be contacted in case of any problems you are having with your pre or post purchase.
Factual Summary of Sourcing Fee and Banking Recovery
This review details a firsthand customer experience with Pro Investment Properties Ltd (Company No. 15481332).
Transactional Timeline:
* Payment: A property sourcing fee of £9,600 was transferred directly to the company.
* Unavailability: On day nine, notification was received that the chosen property asset was no longer available.
* Refund Request: A full refund of the fee was requested due to the unavailability of the asset.
* Company Position: The company declined a direct refund and offered alternative properties.
* Stalemate: Over the following nine months, no alternative properties were finalised.
* Escalation: Written attempts to resolve the matter directly with management did not lead to a resolution.
* Bank Dispute: The chronological documentation and evidence were submitted to the bank to initiate a formal dispute.
* Recovery: The banking provider successfully processed a chargeback dispute.
* Result: The full £9,600 balance was reimbursed via the bank.
Public Corporate Status:
According to the official public register at Companies House, Pro Investment Properties Ltd entered Creditors' Voluntary Liquidation in February 2026.
Takeaway:
A 5-star rating to my bank for how they ultimately resolved my dispute.
Initially, my bank were reluctant to take on my case simply because Proinvestment Properties Ltd had filed for liquidation. However, I insisted that they push forward with a chargeback claim against the merchant's bank, irrespective of the company entering liquidation months after my purchase.
I used my debit card on 15th October 2025 for an item that was never delivered. Even though Proinvestment Properties Ltd went into liquidation four months after the transaction, standard card network chargeback rules still fully protect consumers.
My understanding is supplier liquidation does not invalidate consumer rights, nor does it transfer financial liability to the buyer. The chargeback scheme is specifically designed to claw back funds from the merchant's acquiring bank, completely independent of the supplier's current trading status.
I maintained a strict chronological record of emails, delivery updates, and the official liquidation notice, which provided clear evidence proving exactly when the contract was breached. My bank was exceptionally helpful and understanding, complementing me on the comprehensive evidence I submitted. I was issued a full refund within five days of having made the initial claim. Other customers facing similar issues with closed companies should be aware that the rules are on their side, and banks should not be turning these claims down.
Finally, this situation highlights a broader issue: banks should have a clear duty of care when issuing business accounts to individuals who regularly open and dissolve companies. It raises the question of what level of due diligence is actually being done by acquiring banks to protect consumers from these recurring patterns.

Proinvestment Properties dealt with the sale of our house in a professional, friendly and super-efficient way. Would highly recommend. Thank you for a great service!
I paid £4,000 plus £800 VAT (total…
I paid £4,000 plus £800 VAT (total £4,800) as a sourcing fee for a block of two flats, based on the information provided by Pro Investment Properties Ltd at the time of purchase. The rental figures supplied to me were inaccurate. The property was presented as fully tenanted, generating £1,100 per month in gross rent. Despite repeatedly requesting proof of tenancy, such as ASTs and rental payment history. I was not provided with any evidence. I proceeded with the purchase to completion, only to discover that one flat was vacant and the other was producing just £425 per month, and the property could not achieve the advertised rent. This was entirely inconsistent with what had been represented to me. I believe the company knowingly provided misleading rental information, particularly as they failed to supply the documentation I repeatedly requested. In addition to the referral fee, I incurred further costs to progress the purchase, including mortgage broker fees, application fees, and valuation fees, totalling approximately £1,200. I requested a full refund of the £4,800 sourcing fee, but was informed that no refund would be issued and that they could instead source an alternative investment. I declined this offer, stating that I no longer wished to pursue any further investments with them, and they have continued to refuse repayment. I am still seeking reimbursement.
Very concerning experience – PRS membership cancelled
I had a very concerning experience dealing with Pro Investment Properties Ltd.
Due to issues I experienced during the transaction, I raised a formal complaint with the Property Redress Scheme (PRS).
Following their investigation and disciplinary process, I was informed that:
The company did not comply with PRS decisions, and
Their PRS membership has been cancelled, with the PRS Board agreeing this should remain in place
PRS also confirmed that if the company continues trading without being a member of a redress scheme, this may constitute an offence.
I would strongly advise anyone considering dealing with this company to carry out thorough checks and ensure full clarity before proceeding.
They are Professional Scammers - AVOID
They are Professional Scammers. Avoid at all costs. Don’t believe the unrealistic yields. I bought 3 properties and they scammed while i was in process i referred to two other landlords. First their scam was sourcing fee scam and then later backing off from the yield shown on ads when you purchase it. After you buy property they will add hidden/fake costs so they can put it on social housing. Or else they will black mail you they won’t send for social housing lease if they are not paid etc etc
Recently they dissolved the company and now working under other name and new scam they started is even the social housing company they say they will let the property to is owned by them.
trust me they are professional scammers.
They tell you property is going to sell fast and hurry etc, that’s all fake.
Dont get trapped with unrealistic yield and their new ways of scams.
AVOID THEM FOR YOUR OWN BENEFIT.
Mostly reviews are fake.
I have been scammed and also people i referred they got scammed as well. Don’t be greedy with their unrealistic yields and fake advertisement on WhatsApp groups and facebook.
As soon as you bought property they change their way of dealing.
Many way them scam i can list, however if you don’t to add extra stress in your life, honest review don’t go for these type of scammers. There is another similar scammer group selling same properties who is connected to them. They post on name with MOBU deals on whatsApp.
Recently sold a small block for flats…
Recently sold a small block of flats through Proinvestment Properties to a buyer who lived out of the area. Although the sale took longer than expected due to issues with the buyers Solicitors, first Kay and then Louise kept me updated weekly and a satisfactory completion took place earlier this month. Would use again……thank you
