I visited Oakmans Estate Agents
I visited Oakmans Estate Agents, Harborne branch recently and was welcomed by Mercedes. I was really impressed with how, friendly, polite and professional she was. In addition she seemed to have a real willingness to want to help. I gave her some information and she assured me that someone would make contact with me later that day. Within a few hours I heard back from the branch. Couldn’t recommend them enough if you are looking for a fast, friendly and personal service.

Will use misleading pictures shamelessly on poorly kept property
Went to view a rental property with this estate agents, pictures were completely misleading. Humidity and chipped paint climbing up the walls. bathrooms looked new but were absolutely tiny, AI had definitely been used to alter the perspectives. No pictures were even provided for the entire upstairs of the house and once there I could see why. Some of this may have been the landlord's doing of course but I can't help but be completely disappointed in how they could let them get away with such misleading pictures and absolutely ridiculous price for the condition of home. Never to be trusted again.

We’re sorry to hear you were disappointed with the property you viewed. We have tried to identify the property and locate your details on our system, but unfortunately have been unable to do so.
Regarding the use of AI, we do occasionally virtually stage properties on premium listings; however, this is always clearly stated and the original images are also included. We would never knowingly use altered imagery to mislead prospective tenants or buyers.
Many of our sales and lettings listings also include virtual tours, with floorplans provided on sales properties, to give a clearer indication of the space and layout.
If you could email info@oakmans.co.uk with details of the property and direct this to our Marketing Team, they can look into your concerns further.

They still want me to pay rent while not living at one of the houses as well as having given 2 months notice before the agreement should have started they are greedy thieves who won’t respond or answer emails sent to them unless it’s giving excuses to take your money do not ever rent from them

Hi, thank you for taking the time to share your feedback. We understand your frustration regarding the rent obligations and notice period.
Once a tenancy agreement has been signed, it is a legally binding contract and choosing not to move into the property does not automatically release a tenant from their contractual obligations. In this instance, the notice provided was before the tenancy had commenced and therefore did not meet the requirements of the agreement. Rent remains payable in accordance with the tenancy terms until the tenancy is lawfully brought to an end.
As managing agents, we must act in accordance with the tenancy agreement and our obligations to both landlords and tenants. We appreciate your feedback and continually aim to ensure these processes are communicated as clearly as possible.
Poor service from Oakmans
We recently marketed our house via the Harborne office of Oakmans. Their customer service is awful. They rarely answer the phones which makes you wonder how many potential viewers you may miss out on. When you do get through and leave messages for a call back it never materialises. We had a low number of viewings and any feedback was sporadic. All in all a very poor selling experience and a feeling of a seller lost in a large portfolio. I would advise you try another agent. The customer contact rang me once and that was to get me to lower the price. Occasional emails advising how many times someone’s viewed your property online doesn’t in my opinion constitute an above standard customer service. Avoid

Throughout the marketing of your property, we provided regular updates on activity and buyer interest. We also always encourage viewers to provide feedback following a viewing so this can be shared with our sellers, although unfortunately we don’t always receive a response from every viewer.
The conversation around adjusting the asking price was based on the response from the market and was suggested with the aim of generating further interest and viewings.

Really unpleasant lettings experience - avoid
I was sales (4*) then lettings (0*) customer Harborne. Read the 1-star lettings reviews. Guild of Students of Brum Uni has taken Oakmans off approved list. Oakmans burned bridges with me at first issue and then there were several more. As a tenant, they just smash their system through you and are not interested in picking up phone to get a win/win for landlord and tenant. They act as uncompromising enforcers for the landlord in a way that a landlord who cared about their property and tenants would not do. Extremely disrespectful, sneaky, and senior managers did not have the cojones to speak to me. Problem is the system designed by senior managers. Worst commercial experience of my life. They shd not be in residential lettings. I hope this company goes bust.

After having an awful experience with another estate agency who i initially gave my property to sell exclusively, I reached out to oakmans who I must say were exceptional! From the initial meeting, to the professional pictures taken, they managed to get me 2 offers within the space of a couple of weeks and over asking price! And the after sales team were brilliant in pushing along the sale and we completed yesterday in just under 3 months! After dealing with a few estate agencies, I wish I had gone to Oakmans sooner.

Photographer was really polite, and professional.
As a first time seller, I had no clue what to expect but was somewhat walked through the process. I wouldn’t go with their recommended- Premier Property Lawyers? Hell no.
Overall I’d describe the experience of dealing with Oakmans like buying a used car. Great sales pitch, push push push, contract signed, then silence.
The final part of the process was radio silence until the day of transfer. (Or the day they got the payment). Will I sell with them again? No.
Others may have had a different experience. Give it a whirl.
