The terms for purchasing a report from Before You Buy are outlined three times before purchase, and in the email you receive on purchase. The successful buyer fee is an essential part of our pricing model, allowing us to operate as a viable small business. Building and pest reports are typically purchased at a significantly higher upfront cost. Our model is designed to make these reports more accessible by offering a lower initial price, with the remaining payment only required if the purchaser is successful in buying the property. As the successful buyer, you agreed to the second charge as part of the checkout process. This fee is mandatory and must be selected before the initial payment can be completed. We have sold over 100,000 reports using this pricing structure, and unfortunately a small number of customers have raised questions regarding the successful buyer fee. We welcome feedback on how we can make this information even clearer for future buyers as we are constantly looking to improve.

Excellent Service from Before You Buy
Excellent service from Before You Buy, from start to finish. The Building and Timber Pest Inspection report was competitively priced, extremely detailed and thorough, including many photo's, and identified a multitude of serious issues, including a major defect. I was able to call the inspector to discuss the report, even on the weekend - which was appreciated. I was able to cancel the contract without issue. Thank you for helping prevent what would have been the biggest financial mistake of my entire life!

This changed my view and I dropped the contract and decided not to move forward with strata properties.

I ordered a building and pest report on a property with only 1.5 weeks before the auction, and was pleasantly surprised at the speedy turnaround for such a thorough report. The quality of the report and analysis of the property gave us the confidence to bid - and successfully buy!

Total waste of money. The report claims to provide essential information for buyers, but when you look at the content, you find it quite sketchy, useless and superficial. This is a scam and should be avoided.

This 464-page strata report is compiled directly from the official records provided by the Owners Corporation and Strata Manager to ensure prospective buyers have visibility into the building's documented history. Its purpose is to present all available financial, maintenance, management, and recorded issue information to assist with your due diligence. Because inspectors are legally bound to reflect only the official records provided on the day, they cannot alter or create information if the building's internal record-keeping is limited. Having reviewed the report, there appears to be a lot of key information a buyer should know prior to making a purchase.

Promoted through realestate.com.au to recieve a discount if multiple people buy the building inspection. I purchased the building inspection and so did others after me. I did not receive the partial refund. I had to contact the company multiple times before I received the refund.

Unprofessional, Outdated Reports & Unauthorised Charges – Avoid This Company
I recently used this company for a property inspection. The reports provided were out of date and superseded, which made them completely useless for my needs. After I explicitly told them the case was closed and that no further payments were authorised, they still went ahead and deducted money from my account without permission.
This is completely unacceptable. I had cancelled any direct debit authority, yet they took the funds anyway. This feels like theft and flagrant disregard for customer instructions. I have demanded a full refund and will be escalating this to NSW Fair Trading if it is not resolved immediately.
Extremely poor customer service, outdated work, and questionable business ethics. I would not recommend them to anyone. Be very careful before dealing with this company — double-check everything and don’t assume they’ll respect your instructions or provide current reports.
To clarify the timeline:
The original inspection was carried out on 28 July. Although I purchased the report on 10 September, it had a validity period of 90 days and therefore expired on 26 October.
A second inspection was subsequently carried out on 28 October. This new inspection superseded the original report, rendering all information in the first report irrelevant. As a result, the information contained in the original (expired) report was not used and could not be relied upon in my assistance with our due diligence.
Any terms and conditions I agreed to when purchasing the report cannot reasonably extend to paying a second fee for an expired, superseded document that provided no value at the time of purchase. I reject any such interpretation.

As discussed, the report you purchased was completed on 28 July 2025 and purchased on 10 September 2025. For this inspector, the report remains valid for 90 days from the inspection date, meaning the report was still within its validity period at the time of purchase and available to assist with your due diligence.
To be clear, our system does not permit the sale of expired reports, so only reports within their validity period can be purchased and downloaded.
Regarding the additional charge, this was not an unauthorised direct debit. You are unable to purchase the report without accepting this charge. This allows a shared cost model with a low upfront cost, like the other report you purchased from us at a steep discount for only $89 on a property you did not end up purchasing. Once the successful payment charge is made, the report is then transferred into their name and relied upon after purchase. To be clear, once the report is in your name, there is no expiry period for that report, so you can rely on it if required to make a claim against the inspector.
