Whilst we did not select this company as we were a small block with some prior experience I thought the preparation and proposal from Iris was first class
If we had a block of 20 plus flats I would clearly want to have this process managed by this company. Having corralled 12 flats over the past year I cannot imagine how much work would be involved with 20 plus. So this is a valuable service

You are right that the workload rises with the number of flats. Size is not the only factor though. Absent or obstructive freeholders, unusual titles, missing participants and simply the time people have available all weigh just as heavily. We act on blocks of every size, and the difference we make is often greatest on smaller ones where nobody involved has done it before.
Corralling 12 flats over a year is no small achievement. Well done. Please do get in touch if anything comes up later. We'd be glad to help.

Our enfranchisement was fraught with difficulties, but Louise and her team help us hold our nerve, even when the negotiations got tough. Regular, clear updates kept us in the loop throughout the process, and Louise Ross was always helpful when I needed to speak with her on the phone.

0 STAR ! Michael Somekh is in breach of GROSS misconduct and is a fraud. Beware of him.
THE FREEHOLD COLLECTIVE are bunch of cowboys running unregulated advise and are not aware of UK LAWS. They have no clue on how to speak with High net worth indviduals and can barely advice on council blocks, let alone Zone 1, prime location blocks. For council blocks they are also not fit to advice.
MICHAEL HAS BEEN removing reviews on Trustpilot unlawfully by making up false stories and is extremely insecure if you criticise him and send him legal threats. Most of the reviews below are fake and Michael is involved in unlawful activities. He left 5 star review on Google also on his own page, we have got evidence of this and will present this in Court. He immediately removed it when we reported him. Thank fully we have time stamps and will expose him.
Our experience with The Freehold Collective has been deeply disappointing and extremely concerning.
From the outset, we have been misled by Michael Somekh, who made assurances during onboarding that were not subsequently delivered and will make you sign by applying pressure. DO NOT PAY THEM A SIGNLE PENNY!!!!!! They run away with money and stop answering calls or reply back to email.
There appears to be a significant gap between what is promised and what is actually provided, raising serious concerns around transparency, accountability, and duty of care.
We have also identified patterns in how feedback is managed publicly, which in our view undermines trust in the authenticity of reviews. When concerns are raised, there seems to be a tendency to deflect responsibility rather than address issues directly and constructively.
As residents at Barrie House (W2), we and others we have spoken to are extremely dissatisfied with the level of service and professionalism experienced. MICHAEL IS CLUELESS AND NO CLUE HOW TO RUN A BLOCK, LET ALONE ADVICE. Matters have now escalated formally, and we are pursuing this through the appropriate legal channels with documented supporting evidence.
We strongly urge anyone considering engaging this firm to withdraw immediately and do not entertain them.
Please carry out thorough due diligence
Seek independent advice before signing any agreement
Carefully scrutinise all representations made
There are many reputable and transparent firms in the market who are for more competent and know about leasehold. Based on our experience, we would advise exploring alternative options. 0 star.
His typical response now is going to be is this is part of documented pattern of behaviour and he does not recognise us as client. Anyways it is clear, Freehold collective patterns of responses and handling of issues suggests a disregard for client responsibilities.
