Tv didn’t work, Wi-Fi didn’t work either, we had no hot water as the boiler didn’t work on our arrival, so after 3 days without hot water and putting up with a filthy caravan we cut our holiday 4 days short as we couldn’t be expected to go without hot water for a week,Manager agreed caravan was dirty and agreed to refund our money as there was no other caravan available and they couldn’t repair the boiler! We have now been home for 3 days now and now having trouble getting hold of someone to sort our refund ! Please don’t waste your hard earned money and holiday days as you will be so disappointed with filthy caravans and things not working. I will let you know how we get on with a refund, not going to hold my breath….. I just wish top management would have a look around their caravans. Would of been no stars but wouldn’t let me.

UPDATE = Full refund paid into my account which is great.

We stayed at Coopers Beach Holiday Park in West Mersea for 4 days and we cannot speak more highly of the place. The amenities available were ample, the pools were spotless and the life guards were friendly, very attentive and always had a smile on their faces which was very refreshing compared to other parks we have previously stayed at.

The restaurant was very clean, staff were super friendly and quick and as for the food….we were blown away. Not only great quality, great tastes but also value for money without scraping the portion sizes either.

The entertainment staff were fabulous, my boys loved the kids time with dancing and boom box bingo which my autistic boy absolutely thrived with. The staff are also very understanding and attentive to children with special needs and they went out their way to ensure he joined in and felt the same as all the other children. He had a constant smile on his face and it was overwhelming to see as he doesn’t often smile.

The caravan park venue and quality of vans were above our expectations and I can whole heartedly say that this is possibly the best caravan park we have ever been to and will definitely be returning again and again.

We had a slight issue with the Linked National Bingo whereby the system didn’t stop the game on time for our bingo win. However, I must admit, the General Manager of the site, Mark took it upon himself to deal with this personally and his attention to detail, his understanding and his wonderful approach, really stood out for us as he went the extra mile to ensure that even though it was disheartening, Mark ensured that it did not leave a grey cloud over our holiday and even offered a wonderful gesture for a free meal for any inconveniences caused. Honestly, if I could give Mark and his team 6 stars out of 5, I would. I cannot thank him enough. He even checked in with us daily to ensure everything was going fine from this point onwards, even walked around the park to find us….Honestly, amazing man and professionalism is an absolute understatement with Mark and his team. Xxx

Caravan wasn’t left very clean for us on arrival, we all kept getting flea bitten, swimming pool inside closed 2 occasions as chemical too high, bingo in the middle of a time when should be for kids, quite expensive to book on stuff.

We, ( myself, daughter-in-law and two young granddaughters) have just returned from a weekend break at Manor Park, Parkdean in Hunstanton. We had a fantastic time at the resort where all the staff were lovely and couldn't do enough for us
On arrival the caravan was clean and ready for our stay, and as it was only a short walk to the beach, we were able to stroll down and chill with the granddaughters who had had a busy last day at school to treat them to tea and rides at the fairground.
The reception staff, Kathy the next day gave the girls a welcome bag, and some feed for the ducks on the pond on site, thank you the girls loved feeding them.
The staff at the Boathouse were friendly and very helpful, all meals were delicious, hot, and well presented, thank you Rachel for sorting our breakfast choices in the morning and thank you to the manager, Clayton who made the effort to say hello and a smile to guests when he was on duty.
An extra big thank you must go to the Entertainment crew, who did a fantastic job from morning till night ensuring the children and adults had a great time, well done Toni and the other young lady, you both deserve a medal 😊
My granddaughters loved meeting the characters and joining in with the dancing.
Lastly the swimming pool was lovely, and a nice temperature on a hot weekend, the life guards where lovely and polite, pool area also kept clean.
Thank you everyone at Parkdean for keeping a nice clean park, having lovely friendly staff and making our break special. Will definitely be back again

Stayed in Romney Sands 10.06.2022 to 13.06.2022
In all honesty I cannot fault the accommodation whcih was excellent - we stayed in a chalet and it had recently been updated and was pristine. Unfortunately my party had two people who were in ill health - my husband has had a liver transplant due to cancer and my mother-in-law is in end of life care and we had decided no cooking and that we would eat on site - WRONG!!! The service was appalling and the lack of interest by the staff was awful. Most items on the menu were not available so very little choice. No working cash machines on site - we lent some other guests cash. The following day the card machines were not working so you had to pay in cash but there was no cash on site. Final day the kitchen closed with no notice and none of us could eat. Some guests had no car - others had been drinking so could not drive. There were no restaurants nearby and quite frankly the staff couldn't care less.

I have had a response from J Ainsworth who has instigated an internal investigation which showed some communication problems. I have received a full explanation and apology. She has been very thorough and I thank them for their response.

Parkdean Ruda,Clovelly Lodge Number 4
Family Bathroom had Black mould, cracked wall tiles, Cracked Bath panel that was in their own words "Dangerous " as it could cause an injury. Missing shower plastic strip between bath and shower screen so when the shower was in use the Bathroom flooded creating a slip hazard.
Ensuite off main Bedroom shower cubicle had the door missing & replaced with a shower curtain however this had Black mould on it, also the plastic strip off the missing door was completely covered in Black Mould, the shower tray also had a substantial amount of Black mould on it broken tiles & the shower plug was filthy.
There is no way any of this property had been cleaned to any standard that anybody would have found acceptable, the neglect & lack of maintenance of this property was clear for all to see including damage to the Microwave & kitchen unit damage.
My Son who has AUTISM found the lack of cleanliness very disturbing and could not bring himself to use either of the showers or bath for fear of catching a disease, the distress that this caused my son was disgraceful & unacceptable, you don't spend £900.00 for 4 nights to expect that.
I reported this to the reception staff who after seeing the photos I had taken asked if they could put things right as the Bath panel was in a Dangerous state of disrepair.
I gladly agreed and made arrangements for them to resolve the situation.
They also stated that the property was due to be cleaned next week when the property was not in use !!! & it was unfortunate that the property had been in constant use, I did not find this situation acceptable & informed them that I wanted a refund.
As we were going off site for a few hours they could come immediately to address the issues. When we returned nothing had been done.
I went back to reception they sent maintenance to fix issues, 2 staff arrived had a look stated they didn't have a replacement Bath panel & plastic strip to stop water from pooling on the bathroom floor. They just kept saying they worked on heating & boilers & would try to fix the problems. The solution was to gaffer tape the Bath Panel, place a strip on the glass to stop the water going on the floor, the fix failed water still leaked all over the floor. Nobody came to clean the BLACK MOULD OFF !!!!!!.
My Son has been traumatised over this experience.
I have phoned, emailed Parkdean sent them a recorded letter with photos to which they have not replied to.
I have also sent photographs of the conditions that we were faced with when we got into the accommodation in emails after waiting for the cleaning team to finish up on the day we arrived!! What they cleaned I have no ideas.
Parkdean have said they carried out an investigation & have said that they have reviewed your complaint and can see that the General Manager of Ruda has upheld their decision to offer you a 20% holiday sales voucher. I believe this resolution is fair and reflective of the issues you raised and we wouldn't look to offer anything further.
Latest is I have now been offered a 20% gesture of good will which I informed them was unacceptable & I would not accept, but they still paid it into my account anyway after telling them I would not accept this.
I am still waiting for a response from 10 days ago where they asked for 5 days to respond to my latest email.
The treatment my family have received from this company is way below the standard I would expect, I am not impressed and will be taking my grievance to a higher authority & possible legal action.

Holiday from hell at Camber Sands. The site is dirty, staff non existent, on arrival laundry from previous guests left on our door step, this was not taken away until we made reception aware. Food was out of stock, expensive drinks, all activities need to be paid for, no lighting at night with pot holes everywhere make it dangerous to walk home, pool was freezing and could only be used after pump had broken down (we were told we could pay to go to a local pool!), one night there was no water on site so couldn't wash, wash up ......... the list goes on. Spend your money elsewhere. I have complained (2nd June) and I am still waiting for a reply they simply take the money have no customer care.

A word of warning about this company.
Please make sure you take out the cancellation fee as extra when you book. Because if you don’t, and book the wrong caravan (that doesn’t allow dogs) as I did, then try to rectify the mistake 10 mins later. Their response is to keep your £500 and tell you they cannot change your booking or refund you, as you didn’t take out the cancellation fee.
After over an hour of online chat and pleading with a manager, he finally agreed to a refund, which was in the form of a voucher to be used to make another booking with them.
As we were limited to which week we could take as our holiday, and it happened to be the busiest week in the school holidays, we only managed to find one caravan on the Crimdon Dene site.
The caravan had stained furnishings, broken shower head, which just hung down against the wall, making it very hard to shower the kids. A broken soap dish. A broken radiator thermostat, rusted through and hanging off the pipe, no extra bedding for the spare bed in the lounge (apart from two pillows). Large gaps in the front door (top and bottom) making it freezing in the lounge and very hot in the bedrooms for the kids to try to sleep in.
After taking photographs of all these things and forwarding them on to head office AFTER the holiday…
Their response was: according to their policy, section 35, they would not do anything about it as we did not complain to them at the time.
(We did not complain at the time as we had a hard enough time finding the one caravan that would accept dogs, so firmly believed there would not be any other accommodation for us).

Needless to say we left our holiday two days early.
Our first and last time staying at Parkdean Resorts.
Please be careful with your hard earned cash and staying in one of these caravan.
The customer obviously isn’t always right in this company!

Avoid the Boathouse restaurant. Food was cold, wrong order, contained allergy foods we had highlighted to server and took 70 minutes to arrive, drinks took 40minutes, we were charged an adult meal price for my 9 year olds kids burger. The worst £90 we have ever spent on a meal for 5. Restaurant staff argued with us and the shift manager offered second "free drinks". Restaurant staff need customer service training. Pool was so cloudy on Tuesday you could not see a person on the bottom of it, but lifeguards were friendly and helpful. Only WiFi is in the entertainment complex, not in the caravans. Caravan clean and tidy. Some caravans have parking, others do not. Onsite Nisa had a decent variety of food for captive audience prices. The town of west bay has great options for eating out and a Spar shop, definitely use them instead. Good walks on the cliffs. Will never use a ParkDean again

Arrived in caravan 901 cherry tree caravan park at the allotted time and the caravan was ready. Except for the floors being filthy dirty and the kitchen sink being blocked ( It was cleared within 30 mins of telling them, which was very good) everything appeared to be ok. And as they say appearances can be deceiving. My 5 year old child is covered in flea bites since the second morning, i managed to get and dispose of one flea, but he still had more bites the day after. I took my child to reception and showed the two ladies that were on duty, the response was Quote: We can only apologise, to which i responded with: the caravan requires fumigating there response was we can get housekeeping to change the bedding, the fleas are in the carpets not the bedding which i am happy to say was clean. Due to my little man having bites all over he slept with his mom in the big bed, i was demoted to the single beds of which i could feel every spring sticking into my body. I agree with another chap that the price of a pint is ridicules. We will not use Park-Dean resorts again.

Please advise what the resolution was? I must have missed it. I still have the pictures of the flea bites in fact he still has all the spots which are starting to heal now, i really do hope that the next occupants read my review. And i reiterate i will not ever stay with Park Dean again.

I would like to say thank you to customer advisor Jamie based at Newcastle branvh who helped me sort my problem. He was patient, polite and did his best to find a suitable outcome for myself for the upcoming holiday. Thank you once again and keep up your positive attitude.

Not so long ago, a holiday at Parkdean meant you could visit the entertainment/show bar, enjoy family entertainment, play bingo and eat out. Not any more. The prices are disgusting. A bottle of beer which would cost £1.70 at a supermarket will cost an eye-watering £5.45. This is totally unacceptable. The local store is, similarly, an utter rip-off. Traditionally, lower income families are those most likely to visit. So why rob them? A reasonable mark-up is fine, but extortion is not. Parkdean, sort it out, you're the only thing worse than Rishi Sunak. UPDATE. Sorry, but if 'taking your comments onboard' means doing nothing - as I suspect it will - then my decision to never use Parkdean again will be correct. Why on Earth would I return to any Parkdean site when I can rent a cottage and use local businesses? My family and I have had to dine away from the site or cook in the van. Doing so has saved us hundreds of pounds. Parkdean need to cater for the financial demographic or people WILL turn their backs on you, especially in the current economic climate.

I booked 7 days at Sunnydale Park from 4th of April and on the day we where leaving we received phone call from parkdean office that our holiday been cancelled due to gaz check failure and they want to cancel my holiday on the day we where leaving I wasn't Happy about that and made them to look for another park holiday. He found us somewhere in Norfolk when we arrived they did not have any dog friendly caravan after one hour waiting they find us caravan and I have to tell my other party not to come because we did booked 3 bed and we end up with 2 bed caravan.

Arrived on Monday 28th of March at Crimdon Dene Park between 4 & 5 pm, lovely young man in reception gave us a warm welcome, went to our caravan, heating was on so lovely and warm, happy with the caravan we had upgraded to, however we were worried about sleeping when we heard a train go by, we were one caravan away from the track, did not know this site was near a train line, however they did stop running through the night, started fairly early in the day though. Went out later and on return to the van the heating had gone off, very cold in the van, could not find how to put the heating back on, no instructions around, went to bed and woke up very cold. called to reception in the morning and the lovely young man was there again and said he would sort it. We went off for the day and returned at 4pm, no heating still, back to reception, same lovely young man, within 5 minutes someone came and showed us how to use the heating, we were fine from then on, a leaflet showing where the heating timer is situated would be helpful. No ITV channels could be found on the Monday Evening on our TV, when they came on the Tuesday they sorted that too for us, lovely guys. Wednesday we went out, came back early evening, no TV at all, same lovely guys came out but could not fix it, we were fine with this as the weather was dreadful, we agreed they would come Thursday AM. However we decided we would return home Thursday as weather was dreadful, they came as promised and put a new aerial up, the staff there were lovely, I told the young man on reception he had been fab.

Sandford holiday park

The best Parkdean site that they have got I’ve been coming here for over 19 years/ my hole life and my dad has been coming here for Over 45 years and never once have we ever complained about our stays here. The staff are great and helpful in anyway they can.we love the new changes that are being brought here and can’t wait to see what they got planned for the future. We had nothing wrong with every caravan that ever we had, they have been spotless clean and never had problems with them. What we like the best is the entertainment they are great and there is always something for all ages to enjoy. So thank you for everything that you have done and can’t wait to come back down again.

We have just come back from another stay at white cross bay in a private lodge (coniston 11) the lodge was spotless, the staff were really helpful and the food was lovely from their restaurant! We look forward to our break here every year and this year was no exception

I am deeply angry to the fact of a recent booking i had, i booked a 2 night stay recently and it was unfortunate our car broke down on the day of traveling there literly about 20 mins away from the holiday park we were going to at ruda in devon i rang on the same day of when we had broken down to let them know not sure we would be to make it as we had waited 2 hours almost already for breakdown recovery when they finealy arrived to tell us the car wasent driveable to continue driving it so we were advised to be towed back home of course, we weren't to know we were going to break down ok neither did the holiday resorts but when i spoke to a sertain woman on the phone from the actual holiday park to explain what had happend on the day she said if we weren't able to make it now because of what happend was sheer bad luck & that we should be to do anlther 2 nights probably not until the following year as it being in november but she said she was sure we could move the holiday 2 nights to another date nexed year even if it mean't we couldn't get the exact dates or month maybe choose another month for 2 nights in the same park or a different one even if we have to pay a little more money would i be happy with that as that way i won't be looseing out the fact that we were not far away from the holiday park & it was so unfortunate this had to happen. So i said yes i would be happy with that as i knew i wouldn't get a refund but that suited me . She told me to ring the nexed day in which i did the person i spoke to a different person told me totaly different with not a very nice attitude actualy rather rude who then said i need to speak to someone further in charge again to tell them what i had been told from the first lady on the phone on the day we were due to arrive. My only mistake was i didn't get the first persons name i spoke to so i then got pond off with more lies saying its not there policy to offer me another 2 nights any other time and even under the sercomstances wouldn't even be to offer me some of the money back. I was very upset as it was the fact we had broken down spent in total over 6 hours on that day before we actualy got towed the kids were so upset that they couldn't get go away after all, after traveling so far almost there then having to wait hours before we even got towed home i know thats not the holidays parks fault personaly about our car breaking down but again as i said under the sircomstances you would think they would have a bit of consideration for us more for the kids as you can imageon were very upset they missed out . Also i was angry at the fact of i was told different storys all lies they had no intentions of being nice to me about the whole thing very rude i thought even after i explained the situation that had accured left us upset the fact we lost out over 140pounds for 2 nights we were booked for obveously might not seem much to them but it was for me & my grand daughters . I told them i was also unemployed at this perscise moment so it wasent like i could afford to just throw that kind of money away . I know every holiday park got its sertain rules but this was something that really couldn't be helped & wasen't our actual fault it wasen't the fact that we just couldn't be bothered to go in the end or nothing like that. Who honestly wants to waste money like that wether it be for 2 nights 3 nights or a whole week they were quick to take my money rude on the phone to me one of them was the second person i spoke to basicly they couldn't give a dam they lied to me from the very first moment i had been told totaly different given the imprestion they would try and help us sort something out due to the sercomstances of what had happend when in actual fact it was all lies i had been told from first time & when i spoke to a further person the nexed day also had been quite rude about the whole thing. Like i said i wasent asking for a full refund but most other holiday parks ive been with would of probay offered us at least half the money back or offered to give us another 2 nights for another time & sertainley wouldn't be told 2 different things that turned out to be lies from the start & with the staff having a rude attitude about it . It has left me quite mad the fact that i was lied to all along from being told one thing like they would help us solve this by moving it to another date but then being told they couldn't do that at all or even refund a quarter if the money more to the fact the lies & attitude from these people that work for this company just goes to show all there intrested in is takeing peoples money . I had been a customer to parkdean before over the years a fare few times as well it wasen't as if it was our first booking with them but one thing for sure i wont be booking with them again now for the fact of lies i got told and the rude attituted the way i was spoken to from one of the member of staff all this has left us deeply upset & angry.

Not worth the money at Ruda park.
We arrived late at night to our caravan and had to make our own beds with a note saying short staff. But if you would like your beds made please call. That’s just lazy Parkdean. Caravan not clean 🧼 the pool has been closed most days. Waited out side for a hour as reception told us it was going to open. Husband went in to ask they said at 2:45pm 2:15pm came I went back to reception and they said it wasn’t open today. Head office changed there’s plans in a ops meeting. Have only been able to go swimming once in our 5 day stay. Everything is closed here at Ruda. I have sent a message to Steve Richards CEO on Linkedin. I feel let down by parkdean and definitely won’t be booking again!!!

DO NOT BOOK A CARAVAN THROUGH PARK DEAN!!! If you want to stay at a Park Dean resort book a private caravan. We booked a caravan at the Skegness resort for the weekend to celebrate my nieces 21st Birthday. The caravan was absolutely DISGUSTING. I'm not talking about a few carpet stains here and there, it was FILTHY. We walked in to the sofas and carpet full of food and crumbs, so bad that my children couldn't even sit down. I have two autistic Children and the state of the caravan caused my eldest child to have a meltdown and want to go home. The kitchen sink was that dirty it was not even silver anymore. The kettle was full of limescale. The knives and forks were fill of stale food. The toilet was the worst thing I have ever seen, it was absolutely covered in stale urine, all over the back and the seat. The bathroom floor was full of hairs and skin. The shower was so dirty I'm not even sure water would have been able to get through the holes in the shower head, due to the amount of dirt. The bedding in the single room was full of stains and the pillow in the double bedroom was covered in blood spots. The worst thing was the amount of dead skin on the bedroom floor, It was vile, to the point we was heaving. My partner kneeled down on the floor to take a picture and stood up and his knee was covered in someone else's dead skin. Worst experiences of our lives. I honestly do not know how the management do not monitor the cleaning of the caravans. The cleaners must be either rushed off their feet, or simply know they can get away with not cleaning the caravan and they are not monitored. After complaining twice, we was eventually moved to another caravan. This was livable for the weekend. The sofas were still stain ridden and the kettle still full of limescale, dirty knifes and forks etc, but the beds and shower were OK, so we managed to stick out our weekend for my nieces Birthday. We boiled pans of water for hot drinks and just ate out for the weekend. I have never experienced filth like this in my life while staying in a hotel or caravan. The whole house keeping team needs a major overall.

WORST HOLIDAY EVER!!!!! DON'T THINK THAT HAVING KIDS ENTERTAINMENT ON AT THE SAME TIME AS BINGO SALES HASN'T BEEN THOUGHT OUT PROPERLY. CANT GET IN TO THE SHOW BAR TO EVEN BUY TICKETS AS THE KIDS ENTERTAINMENT IS ON, THEREFORE ADULTS WHO WANT TO PLAY BINGO CAN NOT GET IN AS THERE'S NOT ENOUGH TABLES TO ACCOMMODATE. SOME PEOPLE LEAVE WITH THE KIDS AFTER IT'S FINISHED BUT THAT'S NO CONSULTATION AS BINGO SALES HAVE ALREADY CLOSED. NEVER IN MY 15 YEARS HAS THIS EVER HAPPENED. EXTREMELY ANNOYED AND DISAPPOINTED!!!!!!!!!!!!!!
