My wife booked 4 day break at Todber Valley Park caravan was very nice but surrounded by repair works on either side. The van was very clean an comfortable, however, it was adjacent to a very busy road. We could not hear TV for the noise of traffic. We complained and was offered another van, however it was still next to the road. Photo's posted on their Facebook page

We were then offered yet another one away from the road, young receptionist Hattie was very helpful and explained that the van was not as nice as original one. This was an understatement ! The carpet was dirty and stained, the curtains were hanging off it was very smelly found a plate with food on it in microwave which was very putrid smelling. We also suffered a fly infestation during our stay. I am a 68 year old disabled person and found the situation abhorrent. I have a severe sleep disorder and require use of a respirator.
On the plus side it was quiet, the park is situated in a nice area and young lady on reception was very pleasant and helpful and it is dog friendly.
We will not be booking with Parkdean again after this hellish short break.

Bed bugs and a filthy hazardous caravan.
We booked 2 different parkdean resorts. Our 1st site was at Summerfield, Caister on Sea. After 5 days we realised we had been sleeping with bed bugs in the double bed. Under the sheet you could see blood and faeces stains on the mattress from the bugs. We had bites from them. Why didn't the cleaners see this?
I had to throw away my pillow, protector and pillow case due to bed bugs living in them.....are you scratching yourselves....because we were!!!
We were moved to another caravan which wasn't cleaned properly. We had to find the manager the next day to get an apology and he said he would pay (£220) for us to have an upgrade at the next site and it would be a new (ish) caravan and he would make sure it was clean. This was to be our compensation. THIS DID NOT HAPPEN.
Our 2nd caravan was at Southview, Skegness. It was filthy. If you flushed the toilet the kitchen sink gurgled.....disgusting. If the en-suite toilet was flushed the main toilet spat fluid all over the toilet seat, floor, loo roll and you if you were sat on it!! It had not been cleaned, it had previous occupants debris left behind. Shower didn't drain. Filthy dishwasher. Spare duvet had stains on it and was in a blue plastic bag that had brown stains on it. My new slippers were black after a few days (I had to bin them) even though they had left a message to say the carpets had been professionally cleaned....what, with invisible water!!! We reported the plumbing problems 3 times and nothing happened. We ended up eating out because the kitchen was a health hazard....sewage water gurgling in the kitchen sink. We ended up leaving a day early because it was a health hazard.
We have had various conversation and emails from parkdean about our complaints. They have said there is no record of our complaint about bed bugs and we had accepted their offer of an upgrade....Why were we upgraded then??? We were also told that it was our decision to leave a day early.
During one conversation Lewis admitted that the carpets hadn't been cleaned and now they are saying he didn't say that....so they are calling us liars. No record of bed bugs....so they are calling us liars again. We have NEVER EVER complained about a holiday and certainly never left a day early.
We have been offered £44 refund (for the 2nd site only). Then £68.85 off our next stay with them. The latest is £68.85 refund. Is this acceptable compensation? We don't think so.
We had to wash and clean EVERY single thing we brought home in case we brought the bed bugs back with us. I find it difficult getting to sleep thinking they got a lift back in our luggage!!
We have found a solicitor who deals with these types of claims on a no win no fee basis and looking into it.
What compensation do you get from sleeping in a parkdean caravan crawling with bed bugs????......
A filthy caravan is the answer.

I went to withernsea sands for a few days ,on the Saturday night I played bingo ,and I won £550 on a line ,after shouting house ,they carried on with the game ,I shouted louder and was ignored ,other people started calling out for me ,but they took no notice the game then went on for 3 more numbers and was won at another park ,the entertainment manager # agreed it was a winning ticket ,but could only apologise and said they cant pay the win ,the next day numerous people approached me and said they heard me and they where sat where he was ,don’t know if anyone else has experienced this ,but it’s a terrible way to treat someone happy to take the money that’s all they care about .so the update to this was no one ever actually spoke to me and it was all swept under the carpet ,appalling .

Hi stayed at Ocean edge caravan lb0023, a great caravan clean and spacious, just need a curtain in main bedroom not a see through voile, apart from that caravan was lovely.

Just back from cayton bay had a great few days staff were so helpful lodge clean and well equipped ....thank you mimi for going the extra mile

Been twice with parkdean this year and am off again tomorrow for a long weekend with all the family with them. I can't complain about anything as it's all been great for us. I know people have different experiences but ours have always been good.

Stayed at ParkDean Great Yarmouth in the camping area. It was so very cramped. Not sure how they got away with it for fire regulations.
Bins were full emptied very rarely and were seagulls delight! They were not emptied and rubbish and food were all over the site even the bin men who came said they only come when called and that’s when people complain.
Toilets were absolutely filthy not just dirty but filthy. Only cleaning was to fill the toilet roll. Often security guards from the entertainment area came to too then up in the evening.
Hand wash was filled with water to extended the life of it!
Shower gully’s was full of hair and overflowed the shower flooring daily.
Hand dryers didn’t work.
Front mat to the toilets looked like it had never been cleaned and was full of hair!
Kids were running riot at night our Motorhome was smashed regularly by footballs being kicked all over the park.
Holiday makers were openly smoking cannabis and the security did nothing about it
Food and service in the restaurant was atrocious.
Good things. Outdoor pool was ok but the resin hasn’t been laid properly so pool was full of stones.
Kids park for under 8’s was good.
Outdoor cinema night was good until the cannabis was openly smoked!

We went to Challaborough Bay. The caravan was shabby and that's being generous. It had green stuff all over the outside, stank of damp and no lock on the bathroom door. On the first night we switched the toaster on and it blew the electric. We tried the number provided but it said they were having "technical issues". In the end we had to walk about half a mile to reception in the pouring rain with a very badly lit route. They put the power back on and promised another toaster would be delivered next morning, we never got it. The restaurant was not serving breakfast until the Thursday so we walked down on Thursday morning to find a note saying "closed until further notice".

Just had a week touring here my 1st impressions when you drive onto touring part was what a dump, god awful. Poorly marked out no grass literally mud but covered with sand. Toilet block needs bombing serious lack of maintenance, awful and smelly with pools of urine clearly leaking from urinals and toilets. Serious issues to health and safety.
Dogs allowed to run riot off leads some scarey looking ones too. Staff whom I had any dealings with were great. Had breakfast a few times really nice and the girl serving was great. Pool look nice but unfortunately closed despite really nice weather, however we was aware it was closed. Club okay and happy they do Coors 👍.
Parkdean your staff and customers deserve better sort the pitches out maybe some hard standing better demarcation. Refurb toilet block immediately it's desperate.
Unfortunately this is one I won't be back to but none the less had a good week exploring Yarmouth after a good breakfast.

After reading the reviews we were worried as to what we would find at Bryn Owen. However we received our email the night before with the plot number and time to arrive. We arrived on time and a polite and pleasant young lady was waiting at the entrance to welcome us. The caravan was what we requested, it was clean and tidy with no dirty pans or cutlery. The beds were made up with clean bedding and the whole thing was what we would have expected. This is the third time we have been to this park and it will not be the last. If the problems exist at other parks as the reviews say, then the staff need to pay a visit to Bryn Owen to see how that is run

To be honest if I could rate it less I would. Firstly, we have two children aged 4 and 7, both have special needs and require alot of support. When we booked the vacation we paid £1100 for a week a way in Devon. Challaborough Bay. The caravan advertised was what we have stayed in before at another resort. When we arrived the caravan was completely different. Smaller, the kids bedroom was next to the kitchen and the the design was less then what was advertised. To top it off, being in a cove you can't get phone reception. So we had to rely on WiFi - well as we later found out, the WiFi is very weak and is not promised for the caravans, it's more for the bar and restaurant. It's important to have any form of contact with your family, so not having any service is not on, especially in this day and age.
Getting back go the caravan, I went and spoke go the managecand explained our concerns. I was told that the caravan advertised isn't guaranteed and that the appearance may differ from the website. I said, its completely different, even down to the towel rail. Just as an example. That became the focus of the conversation as much as I tried to go back to my main concerns. We was given 10% in vouchers that you can only use in the bar or chippy or wait for a week for it to bs bacs. I said I'll think about it as I wanted us to move caravan. The manager explained that because of the small print on the website we're not entitled to leave and get a refund. Who puts a kids bedroom next to a kitchen. I was told to put the kids on the sofa, as it sleeps 6. As it sleeps 6, it doesn't mean the adults should fit on the sofa it's more for children as I was told. So, getting more frustrated, having paid that amount of money, not getting the caravan we expected and being told that we basically had to find a say of sleeping that would keep the kids safe (The kids safety should be an automatic thing, they should be next to our bedroom) instead we had to separate and split the children up. So I took this information back to the wife, we went over it and after a 7 hour drive, we acceoted the circumstances because the children were tired, Parkdeans customer service online told us we had no leg to stand on, so I went back to the manager and excepted the vouchers as we were staying.
Now, we've stayed we started to hit some problems. The chippy wascrun by one person, they had run out of most ingredients i.e. Chicken burgers, drinks etc. So I went to the bar in which was advertised as a dine in / take away. Turns out, not a take away. Paid £40 for a meal, £3 for coleslaw. When it arrived, no coleslaw. I asked the waitress where my coleslaw was, the chef standing there said. We haven't got any. I replied, I've paid for it. His reply, well i can do you a dry mix and you can get some mayo of the table with the condiments. He came out with a small pot of red cabbage and carrot, put it down and walked off. The waitress didn't even offer a refund or a drink to apologise. Later on, going back to the chippy, turns out the burgers don't come with salad, just a burger and strip of cheese. Not the gentlemans fault, it's there menu. I went to the bar/restaurant and they were closed due to no food. Curious, as tou can literally walk through from the chippy to the kitchen. So as you may have gathered, the vouchers wasn't being used properly as it was gard to buy anything. It's a good job they had a Nisa on site. After a couple of days of trying to sleep in this caravan, the kids were distressed, the food was terrible. The customer service in the bar was horrendous. It was like a bunch of youths you'd get on holiday trying to run a bar. We couldn't stay any longer. We had to leave for the kids sake and to top ir off the shower had an off smell and each caravan was so close, it's too confined.

If you plan on going to Parkdeans, use the Sun Holidays for £40 and go to Walter on the Naze. That was a lovely place. Be careful when booking online as the caravans are not what your going to get, it's pot luck and lastly, if you want to go somewhere and it isn't a sun holiday, rent a house or bungalow and don't give it to a company that doesn't care about your needs.

I so wish that I read some of these before we booked a week in thorness Bay. Normally a grass, electric pitch is flatish with grass on it. But trying to park a van on a mud slide is not good. Was moved to a proper grass pitch. But a family of 6 was then put on our mud slide, poor things. The staff did there best but low moral and the constant flow of problems was obviously having its toll. Pitches far too close together and the massive overcrowding turned the place into Glastonbury without music. Visits by the police were frequent. I was so very pleased to be going home.
What a mess. Management have a re- think. You have good staff struggling. I felt so sorry for them.

Omg the most awful experience ever arrived at caravan door unlocked keys on the table caravan absolutely filthy started cleaning after going to site shop for bleach and antibacterial spray found staff smoking on a four wheeler asked them to get the cleaning team in the van they came and found we had no hot water or heating so boiling a kettle to clean then she used the same microfiber cloth to clean the fridge windows table and bathroom I phoned the office staff gone home no help from security as they did not answer the phone either plumber arrived at caravan at 9.30pm no suitable alternative accommodation to give us we had to stay the night left the next morning no refund no explanation or apology from this company even after going through all the correct complaints procedure ended up having to contact trading standards please avoid this company at all costs no covid compliance on site or in takeway on site.

Almost worth the entertainment value to read the predictable reply to our latest futile attempt to complain to Parkdean Resorts. In common with what appears to be the standard generic response to disgruntled customers, it consisted of the now familiar rhetoric that attempts to pacify and sympathise but evades the actual issue being addressed by diverting it back into the merry-go-round that is the Parkdean resorts complaints system.

I remain adamant that the caravan we booked was not "the exact model as stated online" - if it was, the bedroom must have shrunk to half its original size. This cannot be excused in that it "may differ slightly in decor etc" which I have pointed out in my previous complaints is being used as a licence to deceive.

Having read some of the other complaints listed on Trustpilot, I would rather consider a weekend break in North Korea than book with Parkdean resorts again.

Withdrawal of the use of facilities apparently is ok. so we can't use the pool during our stay yet this doesn't constitute a refund. The insurance isn't much use either as you pretty much have to be dead to claim and even then you lose a vast proportion of what you have paid.. do a search and read the reviews before handing any money over. The customer service is pretty much non existent, they dont return calls and emails all read as auto responses. No care, empathy or understanding at all. If you have booked i do hope that you dont have the unfortunate need to complain as it will go unresolved.

It was ok, but I wont be staying again to be honest.
First, there was something up with the water, the water coming from the taps in the caravan was brown. Pretty disgusting tbh.
"Takeaways" what they mean is one single chippy, that was closed half the holiday.
The activities were kind of lame, but the staff did a great job of doing the best they could.
We had a great view of some deforestation works they were doing, which I guess is still technically a "woodland view" lol.
No wifi unless you are at the bar, which is dumb.
In summary, the experience was pleasant, but a bit boring, nothing much to do.
The staff generally were pretty good, cant fault them. The water was disgusting tho, but bottled water was ok.
Still though, if im going to pay to stay somewhere, next time i'll look for somewhere better.
Also, there was a wasps nest in the eaves of our caravan, it didnt give us any bother though. Not really the parks fault.
Also lol, behind the main complex are some picnic benches and a park, and you can really smell that septic tank in the ground there. Haha.

Look at the state of all these reviews. Nobody cares that you "set a high standard for yourselves" . It seems like what your company considers a high standard, and what guests expect, are wildly different.

Just sort it out. Instead of expanding the park, make more activities. And amenities.
Either way, im not coming back. Why would I? I have no loyalty to parkdean whatsoever. You had a chance to make a good first impression, and you blew it. Not just for me, but for hundreds of guests here, and the unquantifiable amount of people who look at these reviews.
So yes, I have been deterred from future visits honestly.

Stayed at parkdean warmwell relaxing plenty to do but on arrival our log cabin wasn't ready at 3 45 due in by 4pm we waited by cabin lady came along nd I can honestly say I really had to clean this cabin up filthy dirty no quilt covers on beds in 3 rd bedroom cobwebs like everywere personally it hasn't been done under kitchen cupboards disgusting can only think it was very busy after I finnished cleaning it was time for a wine hope this doesn't happen next time we visit

Well I am not surprised to find a list of bad reviews for this company!!!
We also found the overall experience at best poor, if you are looking for an expensive stay in a dirty caravan this is the company for you.
If like us you were looking for a short get away in the UK I would strongly advise you save your money for next year and do the real thing and go abroad!!!
The entertainment at these resorts is non-existent!! the caravans are musky and dirty and the bedding (that we paid extra for) was dirty n smelly!!! all in all we were due to stay for 3 days 2 nights n we managed one night and paid to stay elsewhere and as for getting a refund forget that Park Dean will find every loop hole in the T&C to get out of paying, very disappointing. Save your money and don't give this cowboy company your hard earned money!!!!

This is an update on my previous review regarding my attempts to get a refund. After posting my previous review Parkdean replied and very kindly gave me an email address for Customer Relations. After contacting them I have eventually received a refund which was in line with their published terms and conditions. However along the way to a resolution I was told the refund would be £211, then £329, both of which in my opinion were not right. When querying the way in which the refund had been calculated I was told it was because the terms and conditions were in the process of being changed in Parkdeans favour. However I made the point that these new T's and C's weren't in force at the time of requesting my cancellation. Eventually I received a total refund of £399, which was what I'd expected. I wonder how many other customers have been offered incorrect refunds? There is a definite need for customer service advisors to receive considerably more training.

Just returned from a week at Nodes Point in
Isle of wight.

Positives: We didn't have one bad meal in the main clubhouse (and we ate ALOT). The staff in there worked their bums off and were very attentive. The children did a couple of organised activities in pool and the activities team were great. We stayed in a chalet which was a short walk from beach. Site was clean. Entertainment staff were super friendly and the outdoor cinema a nice touch.

Negatives were the chalet needed a more thorough clean as slight mold in our room (chalet 9), bathroom grubby and lots of dust and cobwebs under bed.
On 1 of the days we thought we could smell gas so called and left V/M with reception. They didn't call back until 24 hours later. Didn't seem to appreciate being told it's a bit rubbish not hearing until next day. Reception at Lower Hyde were better.
Could do with non slip mats in bathrooms.
Not great if you need to speak to CS as didnt answer.

TBH just happy to get away although Mums dog friendly chalet seemed pricey for what you got.

Would stay again.
