I would strongly advise anyone considering a Host & Stay managed property to think twice.
We booked this property in Saltburn-by-the-Sea specifically for a relaxing break, but instead spent our stay enduring major roadworks and resurfacing directly outside the front door. From around 8:00 a.m. every morning, the noise from heavy machinery was relentless, accompanied by fumes and dust. The disruption was so severe that we felt we had no choice but to leave the property each day. As we stayed during a heatwave, keeping the windows closed simply wasn’t a realistic option.
The most disappointing aspect was Host & Stay’s handling of the situation. Their communication was immediate, but every response felt like a scripted, AI-generated message full of apologies and empathy, with no genuine effort to resolve the issue. Speaking to different representatives achieved nothing other than repeating the same generic responses. Customer service appeared to be outsourced, with no evidence that anyone had any local knowledge or authority to deal with the problem.
What makes this even more frustrating is that the construction manager advised that advance notification of the roadworks had been issued. There was also a pile of unopened post at the property which may well have included notice of the works. If Host & Stay were aware that guests would be subjected to this level of disruption, failing to disclose it before accepting bookings is completely unacceptable.
This wasn’t a minor inconvenience—it fundamentally changed the nature of our holiday. We paid for a peaceful coastal retreat and received a property overshadowed by industrial noise and disruption from early morning every day. The lack of transparency and the dismissive handling of our complaint have completely undermined any confidence I have in Host & Stay as a management company.

I would not book another Host & Stay property, nor would I recommend them to anyone looking for a relaxing break. There are plenty of accommodation providers who are more transparent and who take genuine responsibility when things go wrong.

Really comfortable chalet, clean and well equipped, dog and child safe decking around property, really quiet site behind secure gates.

Bungalow itself was very nice, clean, fully equipped & ideally situated for Whitby town centre. Ample free parking for two cars. Garden was ok. Booking process was very easy & the hosts were in touch at every step of the process with helpful tips & advice.

We got a message around 3.30 pm on day of arrival to say there would be a delay regarding the housekeeping of our cottage. I telephoned and was put through to an offshore call centre. The staff seemed to be reading from a script. They said if they could not find anyone to clean the property then they would try and find us another property if there was anything available. By this time id unpacked and thought we really dont want to drive to another part of Yorkshire. They then offered 10 dollars to get refreshments, I explained we cannot use dollars in the UK. Nothing arrived . Finally at 5.30 pm housekeeping arrived from Middlesbrough. It was quite away for them to come and they worked as quickly as possible, apologised and explained they dont normally cover the area we were staying, but got a call when they had finished for the day. Its a shame as it was a nice cottage, but id be reluctant to book accommodation through the same Company.

We had three excellent nights at The Fox's Hideout. It was in a a great location with great views. Spotlessly clean and plenty of space and facilities for our party of three adults. The one small downside was that we could not figure out how to use the oven but this resulted in us throwing away a some food as our onward travel plans included a hotel stay. We'd highly recommend The Fox's Hideout and definitely intend to come back soon.

Perfect location, close to bus and railway stations, beach, shops and pier. Clean and comfortable. Well stocked kitchen , fridge, freezer, dishwasher, washer dryer even some tea coffee and sachets of milk for that Well needed cuppa when you arrive. It's not 2 bathrooms but one and a separate toilet. It is also on the second floor so plenty of stairs. WiFi does tend to drop in and out.

Wonderful experience! It felt just like home and easy for my toddler to settle into. We loved the accomodation and will definitely revisit!

Lovely stay at Penny Farthing cottage . Great little place with an outside area/courtyard . All very clean and well equipped and lovely bedrooms . Second stay here and will definitely be back .

From the moment I walked through the door to the moment I left after three wonderful nights, my stay at Bellvue Luxe Apartments was nothing short of exceptional. The whole place is absolutely gorgeous and smelled beautiful throughout. I stayed in Room 3, and it genuinely felt like a little slice of luxury.

The sea view was fantastic – I loved sitting with my morning drink, watching the waves and taking in the peaceful atmosphere. The bed was honestly the best I’ve ever slept in, and the pillows were so perfect I even took a photo of the label so I can buy some for myself. The air conditioning was a lifesaver during the heatwave, and the small fridge was ideal for keeping my drinks cold.
The real pièce de résistance for me was the bathroom. I only have a shower at home, so the very large bath felt like pure indulgence. I had three long, luxurious baths during my stay and enjoyed every minute. Every touch in the apartment was high‑end, and everything was spotless.

The location is central, so you have everything you could possibly need right on your doorstep. Clear instructions were sent before my stay, making entry simple and stress‑free.

I enjoyed it so much that I immediately went online to book again for September… fully booked. Tried October… fully booked. Honestly, I’m not surprised. This was the best stay I’ve had in a very long time, and I cannot recommend Bellvue Luxe highly enough.

The apartment was a mess, in every way possible, we could not even stay for one full night, unsleepable. Dirty, sunlight literally on our faces from 3:30 am from ceiling windows over bed, loud street noise from cars nonstop, no temperature control.
We didn’t get a solution or response for almost 2 months, forget about a refund or anything else.
Very low bar, cero customer support.
Stay away.

The flat we stayed in was perfect for our needs and in a great location.
The flat is decorated to a very high standard and all the fittings are great!.
The beds where super comfy, the communication between the hosts and ourselves was really good can’t fault the flat or the hosts in anyway, Perfect.
There’s one downside to the flat and that’s the stairs up to it, you definitely need to be fit to go up and down them !!!!!
Would we stay again, yes without hesitation

Just returned from a fabulous time away at High Bellridge farm. The hosts were lovely and we are already planning to revisit! Thank you very much!

The lodge was clean and spacious, the park is well maintained. The bar on site was reasonably priced and food looked good although we didnt eat there. We enjoyed the country and western festival that took place on the Saturday.

Excellent place to stay in Liverpool. Very clean apartment, extremely comfortable beds. Excellent communication

Friendly staff, perfect location, clean room

Lovely little property close to the beach at Merske. Walking distance to the local amenities and handy for driving to Middlesbrough and south to Whitby etc.
Clean and tidy, plus all communication with the owners was easy and they kept us well informed.
Will stay here again and would strongly recommend.

Riverrun was great, parking space outside the door, flat was clean and comfortable, and just a short stroll into Whitby itself.
