I would like to thank Toby Wilkinson and his team for all their professional, patient and caring assistance in renting out my property recently. Tobys constant hard work and attention to detail was fantastic and I can highly recommend him and his staff to all landlords and tenants who are looking for a first class service in these days of constantly changing and challenging market conditions!

Genuinely only worth one star, especially their office in Chiswick, West London. I rented out my flat with them around 2.5 years ago for a 2 year lease. Coming up to the 2 year anniversary I told them I didn’t want to use them any longer, they then came up with a T&C that the lease end date was irrelevant and I had to give them 3 months notice. I gave them and paid them for another 3 months and confirmed at the end that that was it and they said yes. A month later I had their debt dept chasing me for a £3k termination fee. No invoice received so I assumed it was a mistake. I disputed it and after a few weeks they came back and said it’s in their T&Cs. It’s never ever been mentioned to me previously in the multiple emails and phone calls I had with them about ending the contract.

Our experience with this Surveying Company was excellent. Not only did they do the survey quickly, but the report was emailed to us within 2 days. The Surveyor (Jeff) did a very thorough survey and we couldn't have been happier. Thank you very much - we would recommend you to anyone wanting a survey.

We rented a property managed by this agent, which was in poor condition. Damp in bathroom with no ventilation installed and they expected us to keep windows open during winter to improve ventilation. Mice and RAT droppings found in kitchen and bedrooms. Holes in door leading from utility room to garden which is probably how the rats got in. Poor plumbing. E rated efficiency. And the maintenance manager was rude and abrupt.

I cannot recommend Zaylin highly enough for anyone navigating the competitive London rental market. Throughout my entire search journey, he was incredibly proactive, quick to respond, and remarkably supportive. Zaylin’s ability to streamline the process and handle every detail with such efficiency took all the stress out of finding a property. If you are looking for an agent who is not only professional and knowledgeable but also genuinely kind and dedicated to his clients, Zaylin is the person you want in your corner.

I do want to say, genuinely, that I've loved living in my property and having Sarah Jones as my property manager with Stirling Ackroyd. It's been a great place and I've been really happy in it. More than that though, I want to thank you for everything over the course of the tenancy. You've been brilliant to deal with throughout and I really do appreciate it, Sarah!

We have lived in a flat managed by Stirling Ackroyd for a year and a half. Our property manager David Umney has been great. Luckily we have not had to contact him often, but whenever we have had an issue David and team have been super helpful and professional.

She is very efficient with her work. Very prompt actions when needed and keep informing the landlords for potential problems and how to deal with them. It appears that she has an in depth knowledge and experience in managing tenants/properties.
She is very pleasant and speak to people with respect .She is confident of the subject and advice us to implement necessary actions which are needed to keep tenants safe
I have not seen or personally known her and these are observations during my encounter as a landlord
Over all I am happy with her work and nature.

Made an appointment to value my property for sale. They choose the date/time but then didn’t bother turning up. If they cannot be bothered when trying to win your business then no point working with them in the future.

This company people doing scam when he take ur deposit he is very nice when they take ur money after they told some thing is problem and not gave u key and never give back ur money carefull if u want any property

My Emails have been blocked, because I am asking for a refund for the property I had given as a holding deposit.
but later, very soon i cancelled it giveing more then 45 days notice, Now they are refusing to give my Money back £611,
Very Unprofessional people, I asked them to give a written reason, why they can't refund my money back, but they failed to reply till now.

I am extremely disappointed with the valuation carried out by Stirling Ackroyd Surveyors/ Julian Brooks on my property.

The survey significantly undervalued my home despite strong comparable properties nearby selling and being marketed at much higher prices. My property is a 3-bedroom semi-detached house with substantial land and planning permission, yet the valuation did not appear to properly reflect these important factors.

I previously had a much higher valuation, so the difference was difficult to understand and has caused unnecessary stress and potential financial impact.

I expected a more thorough and balanced assessment based on local market evidence. Unfortunately, I do not feel the valuation fairly represented the true market value of the property.#Terrible

Very disappointing experience with Stirling Ackroyd regarding a tenancy deposit refund.
We paid a deposit of £611.53 for a property at Dene Avenue, Hounslow, with an intended move-in date of 06 May 2026. Due to unforeseen personal circumstances, we informed the agency well in advance on 24 March 2026 by telephone and again in writing on 25 March 2026 that we would no longer be able to proceed.
Despite giving over 45 days’ notice till date and despite the property later being occupied by other tenants, our refund has still not been returned. We have made several follow-up calls and emails and sent a formal written complaint, yet we have received no proper written response explaining why the refund is being withheld.

There was no false or misleading information provided during referencing, and we successfully passed all checks. We also could not find any clause clearly stating that the deposit would automatically become non-refundable under these circumstances.

The most frustrating part has been the lack of communication and professionalism in handling this matter. We are now being forced to consider escalation through formal complaint channels and legal action to recover our money.

I hope the company resolves this matter fairly and improves the way it communicates with customers facing genuine circumstances.

The Stirling Ackroyd team in Bermondsey have been great people to work with, especially Daniela, Onal, and Max during the viewing and checkout processes. We stayed almost two years in our flat and the team have been very effective points of contact with the landlord.

They keep dippibg into your rent '
My local electrian quoted 600 to supply fit a simple intercom and latch to replace an existing system on 2 flats in Tottenham. Their london office got some guys in Dagenham. No website published contact number based miles away in dagenham. Their quote £4800.
They said 2 zlectricians and 1 days work when i eventually found a contact spoke to them. My accountant was flabbergasted as was i. Their absurd quote was for 1 days work equal to almost 5 months rent for my flat which they charge £000s to manage. They also said getting quotes incur a charge. Complete BS as i got multiple good tradespeople to give quotes free of charge and do work.
Their ceo was notified.

Mela S has been an excellent property manager and has been quick with her response and keeping us up to date.

We’ve had Stirling Ackroyd as our letting agent twice and they never disappoint. They are very reachable and easy to work with. Briana is the best property! She replies promptly to our emails and always has answers with our questions. All that we need fixing in our flat, she sorts it out immediately. We are very happy to have worked with her from beginning till the end of our tenancy!
