The 3‑bed homes in Staines are seriously overpriced and completely out of reach for most local families. Developers avoid building in proper town areas and instead buy cheap land near woods, then sell the finished homes at premium commuter‑belt prices. It feels profit‑driven, not community‑driven, and it’s disappointing to see so little focus on genuinely affordable housing.

Avoid Shanly Homes / Waterside Quarter – Shocking Ongoing Management
Do not buy into developments linked to Shanly Homes.
Years after completion, the Waterside Quarter Residents Management Company is still effectively being run by individuals connected to the developer — and the standard of management is shocking.
Service charges are:
• Inflated
• Unjustified
• Unsupported by any proper documentation
There are no invoices, no receipts, no transparency — just summary figures being demanded as if they are automatically payable.
At the same time, serious issues within the building are not being properly managed. In my case:
• Over 6 months of an unresolved leak
• Confirmed mould within the property
• No clear plan, no coordination, no urgency
Despite this, the approach has been disorganised and reactive, with basic failures in communication and accountability.
This is not what you expect from a developer or management structure years after completion.
It raises serious concerns about:
• Governance
• Transparency
• How residents are being treated
Proceed with extreme caution.
After 3 months into our new flat in Maidenhead, our window’s hinges fell off and the window almost fell. We had to call the firefighters to secure it. Now, almost a year later and several visits of incompetent contractors into our flat causing severe disruption to our routine, including making the situation worse (fitting a window with a draft during winter), and having us relive the trauma, we are STILL left with a window that does not function properly, as it still gets stuck at midpoint. Sadly, it seems that the design was poorly thought out from the beginning and is not fit for purpose. I only wish we had bought with a more experienced developer instead.
I had a fantastic experience with Shanly Homes with purchasing my apartment in Maidenhead. They were incredibly attentive and always friendly, making the whole process much easier. They consistently answered our calls and were always available when we needed them. If they didn’t know the answer to something, they found out promptly and kept us informed.
They were also very accommodating, allowing us to view the property as many times as we needed so we could feel confident in our decision.
Overall, a professional, reliable, and genuinely helpful service — highly recommended!

The whole process was smooth and well organised, and we’re really pleased with the quality of our new home.
A big thank you to the sales team – Michael, Kerrie and Sally – who were all fantastic throughout the process. They were always friendly, knowledgeable and quick to respond to any questions, which made the whole experience much less stressful.

I would have given 5 stars however I feel that if you have provided a snagging report that prior to completion Shanly should inform you of what is outstanding and a timeline for works, if work outstanding at completion. To be honest this is a process point and doesn’t take away from how much we love our new home. We received a lovely hamper with lots of tasty treats. Thought this was such a nice welcome to our new home.

I would like to formally recognise Tai and Amanda in the marketing suite for the exceptional service they have provided throughout my entire journey — from the initial viewing, through the purchase process, and in their ongoing support on site.
They have consistently demonstrated the highest level of professionalism while remaining calm, approachable and genuinely invested in both purchasers and tenants. Nothing has ever felt like too much trouble, and their communication has always been clear, reassuring and efficient.

Having worked in the construction industry for 40 years I am pretty particular and Shanly Homes nailed it
Buying a home is a huge decision and Shanly Homes made the experience exciting and stress free.
Nothing was too much trouble for the team, Andy, site manager, Rosie and Miranda in the sales office and Graham, who did the handover were so patient and understanding. Communication was clear and timely, questions were always answered and concerns were handled quickly and with respect.
The craftsmanship is excellent and the attention to detail shows throughout the home.
I am incredibly happy with my new home and grateful for the obvious care and pride that went into building it.
I would absolutely recommend Shanly Homes to anyone looking for a home builder to trust.

Ascot Oaks - truly exceptional experience
We are extremely happy with our purchase at Ascot Oaks and couldn’t be more pleased with the entire experience with Shanly Homes.
From the very beginning, Rosie from the sales team was absolutely outstanding extremely knowledgeable, professional, friendly, and genuinely supportive. She was always there for us, answered all our questions with patience and clarity, and made us feel truly valued. We visited many new developments before choosing Ascot Oaks, and it was largely thanks to Rosie that we felt confident and comfortable making the decision to buy our home with Shanly Homes.
We would also like to warmly mention Miranda, who was equally kind, involved, and supportive throughout the process always attentive and helpful, even without being asked.
The customer service at Ascot Oaks has been exceptional. You really feel supported and that you genuinely matter to the team. Our home is beautifully built to a very high standard, and we absolutely love it.
A special thank you as well to the site manager Andy, who is incredibly knowledgeable, approachable, and always ready to help. It makes such a difference knowing someone is always there if needed.

My dealings with Shanley Homes (in Beaconsfield, Buckinghamshire) have been nothing short of appalling. From the outset, I was made to feel anything but a valued end customer. After having my offer accepted in June 2025, I finally completed on the property on 30th September, a delay caused by Shanley Homes’ consistent failure to respond to queries and, more alarmingly, issues uncovered during my searches revealing they were in breach of planning permission.
Although I was not in a hurry to move in, what greeted me upon my arrival on 27th October 2025 was utterly unacceptable. The wheely bins were left full with waste. To add insult to injury, I was faced with a water bill totalling £400, dated from June 2025—long before I had even set foot in the house.
One of the advertised features was an EV charge point, but not only was the installed model different from what was advertised, it has never functioned to this day.
The so-called “partial new build” was riddled with defects: cracks in door frames and walls, inoperative lights and extractor fans, and power sockets with no electrical feed whatsoever. The quality of workmanship throughout the property is shockingly poor; it is abundantly clear that no pride was taken in any aspect of the build, and the materials used are of such inferior quality that I am doubtful they will last beyond six months.
To make matters worse, Shanley Homes seem to have no knowledge of the property’s basic infrastructure. For example, upon moving in, I discovered a light permanently switched on, with no one able to identify the corresponding switch. I was facing business tariff energy bills at this point. This is just one instance among many where their lack of aftercare was glaringly obvious.
As soon as the sale was completed, both Shanley Homes and their appointed estate agent, Tim Russ, (Beaconsfield, Buckinshamshire) washed their hands of any responsibility, leaving me to deal with the mounting issues entirely at my own expense.
In all my years, I have never encountered such a group of unprofessional individuals—despite their claims of over a decade’s experience in the field.
If you are considering Shanley Homes, I strongly urge you to look elsewhere. Unless you are prepared to spend your time and money rectifying their numerous oversights, avoid them at all costs.
I paid just over £1 million for this property, and the overall experience and quality have been nothing short of a nightmare. You would never believe the price tag based on what I have received.
