I echo every one-star review. On top of the theft and fraud, the health conditions are insanity. Roaches in the kitchen from day one, countless ignored complaints. Bed bugs? Denied, even after someone was covered in bites. Instead of action, they tried to evict us for reporting these hazards. This isn’t just negligence—it’s a blatant disregard for human health. Avoid them at all costs. On top of each one that had this experience go to : livroreclamacoes.
The goverment has to take action the more complaints are made on this website.

Dirty common parts with cockroaches and mould. I paid €500 for 5 months. A room without a window. In addition, I'm having problems with the €500 deposit. I asked by email when I will receive the deposit and they answered me calling me stupid and answering me with memes.
Falta de transparência e ameaças por e-mail
A agência demonstra uma clara falta de transparência. O endereço indicado no contrato corresponde a um prédio antigo sem ninguém presente. Quando liguei para esclarecer, me disseram que tudo era feito apenas por e-mail, dando a impressão de que evitavam qualquer contato presencial.
Além disso, recebi uma fatura confusa. Após fazer apenas três perguntas por e-mail para entendê-la, o tom mudou repentinamente e eles me ameaçaram por e-mail, afirmando que uma multa de 15 € por semana seria aplicada automaticamente.
Esta experiência foi muito decepcionante e estressante, devido à falta de clareza e à comunicação agressiva.

Fanno vomitare, do 2 stelle solo perché almeno hanno ridato la cauzione, cosa non scontata viste le altre recensioni. Mi han dato la casa coi fornelli che non andavano, ho dovuto lottare per 1 settimana intera, 50 mail (e hanno pure il coraggio di dirti, le mail non sono whatsapp, okay fratello ma io sto senza fornelli), e mi hanno aiutato al 99% solo perché c’era di mezzo un intermediario che ha fatto il suo dovere, sennò ancora stavo a cucinare col microonde. L’appartamento vabe pieno zeppo di muffa, invivibile, umidità pazzesca, senza cappa e con una mini finestra e basta, però almeno corrisponde alle foto quindi poteva andare peggio. Non una delle migliori esperienze della mia vita.

I was illegally threatened and evicted by this agency in Lisbon due to a bank issue. They entered my room without permission, threatened my flatmate, and sent extremely aggressive and illegal messages. I have all the evidence.
This company has been behaving like this for years, and hundreds of foreign students report similar abuse.
What makes it worse is that platforms like Uniplaces, Inlife, HousingAnywhere and Spacest keep promoting them with high ratings, even though their behaviour is well-known and documented. Students trust these platforms, and end up completely unprotected.
The good news is that thanks to my intervention Spotahome is gradually removing them from its platform, so please contact me so that the same happens on other platforms as well.
I am preparing action at a European level because Portugal don’t want to protect Erasmus student.
If you are also a victim or have information, please reach out to me. No student should go through this.

If i could give 0 stars I would. Had an horrible experience with this company since the day I moved in. Between the moldy room, asking for payement upfront and threats for eviction while THEY are breaking contract agreements, I don’t know where to start. I left my accommodation today because even though I’m a international student I don’t have more patience for disrespect. Hopefully I get my €550 deposit back.

Se você alugou um quarto pelo Uniplaces ou Spotahome e o nome dessa empresa ou modoramo lda apareceu como dono do apartamento ou senhorio . No momento que for fazer o check in , uma mulher de nome Tatiana , ou Marília , vão tentar te aplicar um golpe ! Cobrando o dobro do valor acordado com a plataforma, fazendo ameaças ou te coagindo dizendo que se você não pagar vai perder tudo, inclusive o que já pagou para plataforma. Nesse momento, não tenha medo nem ceda a chantagem . CHAME A POLÍCIA. Você vai precisar de um comprovante para cancelar sua reserva na plataforma . Não se intimide chame a POLÍCIA. Você tem 24 horas para cancelar a reserva . Eu sofri esse golpe e infelizmente outras pessoas também . Portanto chame a polícia. É a única coisa que essa gente tem medo .

L’agence profite de la forte demande et de la méconnaissance des personnes, notamment des étudiants Erasmus, pour imposer des conditions abusives sans aucun respect pour les locataires.
1. Communication agressive et méprisante :
_Dès les premiers échanges de mail, le ton était hostile. Exemple d'un email du manager Paulo :
“It's amazing that you guys cannot do something as simple as registering each person with a profile and their personal email address. (...) Honestly, this is unbelievable. We have never seen something like this. (...) And now, you continue to fail miserably (...).”
Ce type de message est non seulement déplacé, mais témoigne d'un profond mépris pour les locataires et d'un manque de professionnalisme.
2. Espaces communs mal gérés :
_Louer une chambre ne signifie pas disposer librement des espaces communs. Des personnes extérieures entraient régulièrement dans l’appartement sans se présenter et occupaient les lieux à leur guise. Les agents d’entretien se servaient parfois dans notre frigo et prenaient notre liquide vaisselle.
_Nous avons passé plusieurs jours sans eau chaude, le câble du chauffe-eau ayant brûlé. En attendant le réparateur, on nous conseillait de nous laver avec de l’eau chauffée à la bouilloire.
_La cuisine, commune à 14 chambres, étrait très mal équipée : trois poêles et trois casseroles usées, une passoire, une bouilloire défectueuse, un grille-pain, une petite machine à laver.
_Sur trois salles de bains, deux douches étaient bouchées, les curseurs de douche non fixés au mur, et l'un des WC laissait régulièrement remonter de l’eau souillée par le sol.
3. Conditions de logement précaires :
_Sur 14 chambres, seules 5 avaient une fenêtre. Les autres étaient de véritables placards sans aération.
_Ma chambre disposait d'un balcon, mais plusieurs colocataires sans fenêtre devaient supporter l'odeur des déchets et de l'humidité du linge qu'ils ne pouvaient mettre nulle part ailleurs.
_Les jours de pluie, la moisissure apparaissait sur les murs, derrière les meubles voire sur les vêtements. L'agence se contentait de conseiller d’ouvrir les fenêtres et nettoyer les murs, sans jamais traiter le problème. Une fois les chambres libérées, les murs étaient simplement repeints avant l’arrivée du locataire suivant.
4. Règlement arbitraire et pénalités abusives :
_Avoir une poubelle commune dans la cuisine ou étendre le linge dans les espaces communs était passible d'une d'amende de 35 euros par chambre.
_Un matin j’ai été réveillée à 8h par des coups répétés à ma porte. Les agentes immobilières souhaitaient “vérifier l’équipement de la chambre”. Impossible de refuser.
_Un jour, j’ai découvert un papier concernant le check-out posé sur mon bureau alors que ma porte était toujours verrouillée en mon absence. L'agence était donc entrée sans autorisation ni avertissement.
5. Remboursement de la caution laborieux :
_Récupérer la caution (500€) a été extrêmement difficile. J’ai reçu 450€ après un mois, puis attendu près de quatre mois pour les 50€ restants. Faute de réponse aux nombreux emails et messages envoyés (via mon profil client RENTGER.COM) le remboursement n'a finalement eu lieu qu'après avoir fait intervenir la plateforme de réservation.
Ni Spotahome ni la police ne seront d’une quelconque aide. L’agence se sait intouchable. Fuyez.

Empresa muy poco profesional, responden a los correos cuando les viene en gana y con un tono muy desagradable. No tienen ninguna gana de trabajar. Dudo de que vayan a devolverme mi fianza aún entregando la habitación en perfecto estado.
Não devolveram o caução sem motivo e não respondem a tentativa de contato (did not return the deposit and do not reply to emails)
É um absurdo o que está a acontecer. Deixei o quarto como acordado no dia 31/08/2025, nas mesmas condições que encontrei quando entrei, em Abril deste ano.
Uma funcionária inclusive atestou que estava tudo em order com o quarto, me disse pessoalmente que estava tudo OK, quando realizou uma inspeção poucos dias antes de minha saída. Ela inclusive me deu um formulário assinado, que ainda tenho comigo, atestando que não houve nenhum dano ao quarto.
A empresa disse que ia proceder com a devolução do caução em no máximo 20 dias, mas cá estamos um mês e meio após minha saída e nada de devolverem.
E o pior, nem respondem os sucessivos emails que enviei. Não devolveram o dinheiro e nem ao menos explicaram a razão.
Vou entrar com uma ação contra esta empresa, se alguém também se interessar ou tiver informações relevantes, por favor, me comunique para eu passar para o meu advogado.
What's happening is absurd. I left the room as agreed on August 31, 2025, in the same condition I found when I checked in in April of this year.
A staff member even attested that everything was in order with the room. She personally told me that everything was fine when she inspected it a few days before my departure. She even gave me a signed form, which I still have, attesting that there was no damage to the room.
The company said they would refund the deposit within 20 days, but here we are, a month and a half after my departure, and they haven't returned it.
And worst of all, they haven't even responded to the successive emails I sent. They haven't refunded the money and haven't even explained why.
I'm going to file a lawsuit against this company. If anyone else is interested or has relevant information, please let me know so I can pass it on to my lawyer.

O vosso transcende a pura avareza económica. Só assim se pode compreender como é possível empregar toda classe de argumentos falsos, que nem merece a pena parar a contestar. Nem contentes com explorar os utentes de umas instalações onde o essencial é luxo,com áreas comuns próprias da prisão.
Só me dói ter-lhes deixado a cópia da chave magnética que eu próprio fiz, por valor de 14€. Quando pedi a eles, por deterioro da anterior, eles queriam que eu pagasse 131,xx€.
Ladrões e sádicos.
Eles com certeza têm qualquer tipo de influência nas autoridades, depois de arrendarem quartos sem nenhum tipo de luz natural, mesmo como gavetas de cemitério, coisa ilegal na legislação portuguesa.
A gaja que faz a função de "relações públicas" é coisa fora do comum, depois de se apresentar com esse aspeto amável, é pura falsidade para a espetar por trás. Sem dúvida, uma ótima contratação.

Horrible experience. They charge you for every tiny little mistake, the place is dirty and the cleaning ladies never did a good job. There's mold under the sinks and behind cupboards, the pictures are from years ago. You have to buy every single cooking utensil for yourself, they did not mention that beforehand. You have to pay like 75 euros for a visitor for one night.
The first month, I wasn't sure when to pay rent and how, because it was my first week in the country, let alone the apartment and they responded with this: "This has to be some sort of a Joke, it has to be for sure. Today is the 5th and you are now asking how to pay rent, today?
Well, our details are attached and do not forget to pay the 75€ fine as noted in your rental contract.

Stay away from them
Probably the worst experience you can possibly have under a rental contract. They come into your place without any notice, neither hesitation. Furthermore, they get into your room whenever they want, so you don't have any privacy.
They also act in a very aggresive manner ALWAYS, bordeline bullying, doesn't matter the topic.
Seems like they do that to all of their guests. I have many stories from my stay with them, but in conclusion, DO NOT EVER THINK ABOUT RENTING A ROOM WITH THEM. Yeah and by the way, they still owe me 50 euros from the fee that I have not been given back.

AVOID. Uninhabitable Property, Disrespectful Management
I am writing this review as a serious warning to anyone considering renting a property from MODORAMO (NIPC 510948596). My experience has been a complete nightmare, forcing me to legally terminate my contract due to the company's shocking negligence and unprofessionalism.
The Property Conditions are a Health Hazard:
I rented a room at Rua Damasceno Monteiro, 91 in Lisbon. Since April 2024, I have been living in progressively worsening and unsanitary conditions. Despite repeated, documented reports, MODORAMO has completely failed to act on:
Severe Pest Infestation: The property is infested with bedbugs, cockroaches, and rats. This isn't a minor issue; it's a full-blown infestation that poses a serious health risk.
Structural Decay: Walls and floors are literally degrading, which is likely the cause of the pest problem.
Management acknowledged these reports but did absolutely nothing, leaving tenants to live in squalor.
Total Neglect of Maintenance:
Beyond the unsanitary conditions, basic amenities have been left broken for months. The washing machine has been out of order since July 2025, and dangerously broken mirrors in the bathroom were never repaired, despite promises. Their definition of "management" is to collect rent and ignore every single maintenance request.
Disrespectful and Insulting Communication:
The worst part is how they treat you. When I raised these legitimate and serious concerns, I was met with sarcasm, disrespect, and outright contempt. In one of the most unprofessional exchanges I have ever experienced, a manager suggested I should "go see a psychologist" instead of addressing the problems I was reporting.
I was forced to terminate my contract with just cause (resolução com justa causa) because the property is legally uninhabitable. Now, I anticipate a fight just to get my €600 security deposit back.
Do not make the same mistake I did. This company does not provide safe or healthy housing, and they treat their tenants with utter disdain. Avoid them at all costs.
