Dangerous situation
Dangerous situation. Reported to the Portuguese authorities, with legal proceedings currently underway.
My son, an economics student completing an internship in Lisbon, spent several months in a property connected to this platform and was subjected to continuous and unjustified extra payment requests, similar to those reportedly imposed on other tenants as well.
Despite complying with these demands, the situation progressively became unbearable. It escalated into threats, intimidation, and serious retaliatory behavior, culminating in the removal of his room door and mattress, effectively making the accommodation uninhabitable.
Everything has been documented and formally acquired by the competent authorities, who intervened rapidly.
This does not appear to be an isolated incident. We later discovered similar reports online from other tenants, and local police have already confirmed awareness of the situation and are actively involved.
To avoid further escalation, including potential physical risks, we were forced to urgently relocate our son to temporary accommodation, incurring significant additional expenses.
Our deposit is still being withheld. We will continue pursuing the matter through the appropriate legal channels, with the authorities already informed and in contact with my wife, who is a lawyer.

Two days before my move-in date, I received an email saying that the room I had already paid for was suddenly no longer available. They offered me a different location, and I accepted only because I found out just two days before my arrival. The organization during check-in and check-out was poor. I had to pay an additional €35 because it was a non-working day, and I still had to go to the office instead of being welcomed at the apartment — even though I had already paid extra. If you charge an additional fee, that service should at least be included. The room looked like the photos they sent me, although the bathroom was in worse condition than shown in the pictures. The staff never signed their emails, so I do not know exactly who was being unprofessional and rude, but I was called “pathetic” after politely asking about repairing the washing machine. I also received conflicting information on the day of check-in and later regarding guest fees, and their communication was inconsistent. If nothing else, at least they returned my deposit, although there was some delay there as well — fortunately not too excessive.

If the room has no window, it'll get moldy anyway since we can't air it out. And your experience will be ruined with the dispute anyway. And sadly the university barely helps with these kinds of scammers.
Let me be honest
Let me be honest, if there was an option for negative stars I would have given this company negative stars...literally SCAMMERS. They accept your housing request immediately if you are a foreigner, so they won't be bothered by legal disputes afterwards.
If you smoke, they immediately charge you 300 euros just for smoking (not in the room but on the balcony too).
They have on their website that all bills are covered, but each month, you get additional bills. The WiFi is SHIT and does not work.
And say BYE BYE to your deposit, because they scam you and find ways not to return your deposit even if you provide picture proof of the undamaged room before checkout. They will always raise some damage issue and gobble up your deposit. It happened to my friends and me. So, IN ANY CASE, avoid renting ANY property with this company.

They Steal Deposits: Even if you follow the rules, they will make up fake excuses and "fines" to keep your deposit money.
Maintenance is a Joke: I had a water leak in my roof for over a year. Even after I told them many times, they never fixed it.
Lies About Contracts: I gave them 2 months' notice like they asked, but then they changed their word and lied about the contract.
Rude Behavior: If you complain, they become very aggressive and might even block your number or threaten to kick you out in 7 days.
They are unethical and behave like robbers. Save your money and your stress—find a different place to live!

Pior experiência de sempre. As fotos não são fiéis à realidade dos quartos e da casa. Não há tapete nas casas de banho então está sempre toda molhada e suja! Não podemos deixar nada na casa de banho então guardamos no quarto e temos de levar nossos utensílios todos os dias. Na cozinha não há lixeira, nem detergente, cada um tem o seu, ou seja, ficas a guardar lixo dentro do teu quarto, o que é bastante inconveniente… A cozinha é nojenta, o chão sempre sujo com marcas de pegadas, panelas no fogão, comida no chão, é impossível fazer uma refeição lá. Casa cheira mal e não há limpeza 2 vezes na semana, apenas UMA VEZ! Os funcionários são mal treinados e só respondem o que lhes interessa. No início são muito atenciosos, depois que pagas nunca mais lhe respondem as mensagens.

You can only dry your clothes outside on a dirty line. The other people in the apartment were not always within the age range promised (creepy experience with one of them). Still has not gotten deposit back and communication has been fully cut off.
The worst company!
The worst company, it is a scam, stay away from them.
They are rude in their communication. Even though we made ALL payments on time, they threatened us with calling the police and changing the locks!!! (still don´t understand why). We are still waiting to receive the deposit almost two months after leaving the room in good order.
The room was overpriced, the place was dirty, the doors got stuck. It has been a nightmare and we are still waiting to get the deposit.
You just need to read the reviews. I am not the only one that had such a horrible experience.
Modoramo (Quarto e Quartos) is the worst rental company
Modoramo (Quarto e Quartos) is currently withholding my €700 deposit in violation of Art. 1043º of the Civil Code. They are ignoring formal legal notices regarding fraudulent mattress charges. I have initiated a complaint with ASAE (Livro de Reclamações) and I am moving to Julgados de Paz.
Avoid this company if you value your deposit. They are the worst rental company ever.

A minha experiência foi extremamente negativa e não recomendo este local.
Em primeiro lugar, existem sérios problemas de higiene. Há uma presença frequente de baratas na cozinha, o que demonstra falta de condições básicas de limpeza e manutenção.
Além disso, a comunicação com a administração é muito pouco profissional. A pessoa responsável por responder aos e-mails demonstra falta de formação e de educação no tratamento com o público, respondendo de forma inadequada e sem respeito pelo cliente.
Outro ponto grave é o incumprimento do próprio contrato relativamente ao reembolso da caução. O contrato é claro ao estabelecer que a devolução da caução deve ser feita no prazo máximo de 5 dias. Caso a fatura do consumo extra ainda não tenha sido recebida, apenas é permitido reter 50 euros temporariamente.
No entanto, já passaram mais de 11 dias e continuo sem receber o valor da caução, mesmo tendo já sido apurado o valor do consumo extra. Ou seja, não existe qualquer justificação para o atraso.
O mais preocupante é a evidente falta de equilíbrio nas regras impostas. Se o cliente atrasar o pagamento da fatura extra, é aplicada uma penalização de 15 euros por semana. Da mesma forma, o atraso no pagamento da renda implica uma multa de 20% do valor da mesma, obrigando praticamente o cliente a efetuar a transferência de imediato.
Contudo, quando a empresa é que atrasa um pagamento que lhe compete — neste caso, o reembolso da caução — não existe qualquer penalização ou responsabilidade assumida.
Esta situação demonstra uma clara falta de profissionalismo, transparência e respeito pelos clientes.
Máfia
Para além da falta de sensibilidade e pedirem dinheiro até para arranjar a casa que é deles, também mandaram invadir um quarto do meu colega de casa. Apenas entraram no quarto sem autorização e mostraram a sua intimidação. A razão: o colega invés de pagar a dia 1 pagou a 3 (que ainda lhe foi imposta uma multa de atraso de 75€)
Recomendo vivamente a não fazerem qualquer tipo de acordo e aceitarem os serviços do mesmo

I've rented a room in Lissabon. It had no window. Only a bed and some furniture in a very small room.
They refused to show the room before signing the contract.
I hardly used the room because there was no fresh air and the room could not be ventilated.
When checking out, I took special attention that everything was clean.
Although they refused to return the deposit, claiming that the wall had some stains, what was a lie.
I confronted them with a video that I took when leaving the room.
They refuse to check the room in your presence.
The communication started that I had to pay to clean the bed sheets before they would return the deposit.
I've paid for the bedsheets, but they didn't return the deposit: they always find a reason to not return, and they know the tenant will not start a procedure.
They are gangsters, you can not reach them, they don't have an office and police or justice don't give a damn.
Don't rent to them.
They should be imprisoned …
Fraudulent agency
This agency makes money from people's desperation to find a house in this housing crisis we are living in.
It's crazy how they are still in business.
When I arrived, my room was DEVASTATED by the rain, completely different from the pictures. They never replied to my emails. I rent the room via Uniplaces, which also turned out to be completely unhelpful.
After my many complaints and reports, Quarto e Quartos finally replied to my request of refund with a "Sure, wish you the best with your future. This is the last email we will send you." And proceeded to disappear. I lost €1200+ because of them. Please be careful, and don't trust them.

I am currently living in one of the accommodations managed by Quarto e Quartos in Lisbon, and my experience has been very bad. I have seen many people come and go from this accommodation, and most of them leave with negative experiences.
Recently, I personally witnessed a French student arrive at night. He paid part of the rent and tried to pay the remaining amount using his bank card, but the card did not work. It was a weekend and the bank was closed. He asked Quarto e Quartos to give him the room key and allow him to pay later, but they refused. After he requested many times, they only allowed him to stay in the living room, not in a proper room. He had to sleep in the living room for two days.
My own room is very small, and I felt sorry for him, so I gave him an extra bedsheet and pillow to help him. Quarto e Quartos did nothing to support him.
I have also seen Indian and Korean tenants leave because of bad room conditions and problems with refunds. Quarto e Quartos did not refund their money and later claimed the room was “not clean” as an excuse. The next day, new tenants moved into the same room, which shows their excuse was not honest.
They do not have a proper office that you can visit in person. I tried to visit their office, but it was not possible. They often try to take extra money and do not treat tenants fairly.
Based on my experience and what I have seen with my own eyes, I strongly recommend that students and foreigners avoid Quarto e Quartos. There are many better and more honest accommodation options in Lisbon.
Good enough
Easy booking through Uniplaces, the rooms correspond to their pictures and they SOMETIMES have a somewhat good price.
Although there is constant and timely communication with the company, it's sometimes good but sometimes sour because of unnecessary and unexpected rudeness.
Adaptation will take a while because of some weird rules like no kitchen bin for trash and crazy penalties (and some fun eviction threats) but I understand some of this is due to them wanting to keep places clean and avoid repetition of past bad experiences.
All in all, my time there was fine and I got the deposit back (but it seems not all of my old flatmates did). Great locations and good seasonal prices.
Cleaning was good and overall, good house conditions.

Really not bad
Honestly did not have a bad experience with this company. I got scared by the reviews but it was really fine. I could tell that the company is trying their best to rebuild their reputation and even though the bad stories are probably true, it does not reflect the whole picture. I feel like most people only write a review when their experience was bad and they have something to complain or warn others about. I stayed in Leão II. The house was a bit old; cracks in the walls etc., but for the price and location not bad. When there was a problem it was fixed. The cleaning staff is very good and nice and my contact with the company was always nice and professional. They have some weird rules, like no trashcan in the kitchen, but overtime I learned to just live with that and also understood why they are there. Sometimes the utility bills did get higher than expected but it was fine. I also got my deposit back at the end of my stay.
Worst renting decision ever made
Worst renting decision ever made. Please avoid at all costs. My partner and I booked this through spotahome so we weren’t aware of QeQs reputation. I wish I had read these reviews before going through with the booking because they are all accurate. When we first moved in there was a cockroach infestation in the common areas. We weren’t able to cook food once it got dark because all of the roaches would come out and swarm the kitchen. We emailed Quartos several times about this over a duration of months and pleaded for professional intervention which they would not provide. They tried to play down the situation even after countless photo and video evidence were provided to them. There only help was some pesticide treatments that they performed them selves, which was not sufficient in resolving the issue. We told them several times it was a health and safety concern and that we were worried the roaches would begin to spread to our rooms. They were very unhelpful and as expected the roaches began showing up in our rooms. We had to buy duct tape to cover all the holes and cracks in our rooms to try and keep them out. It was an awful experience and we would’ve moved out immediately if we had an alternative place to go. Many of the tenants in our apartment lasted one or two days and then moved out as the conditions were unlivable. They also have random people coming in and out of the house at all times so you have no real privacy or safety within the apartment as multiple people have keys and the code to the door and no warning or explanation is given for why these people are even in the house. It really wasn’t worth the mental distress and I would strongly advise to look elsewhere.

I wish I could give 0 stars. If you have any respect for yourself don’t even consider staying with this rental company. Cockroach infestations, mould and horrible staff. They’ll try find a way to blame you for anything and everything. Horrible, misterable scammers. It’s clear from reading these reviews I’m not the only one to have felt this way. DONT DO IT!!!
