60-day guarantee: “Please send me the complete refund terms before I purchase. Exactly what must I do to qualify, how many offers must I make, which live events must I attend, how much evidence must I submit, and under what circumstances can you refuse the refund?”

Cooling-off rights: “If I buy tonight and change my mind tomorrow or within 14 days, can I cancel and receive a full refund? If not, what exact contractual provision removes that right?”

Typical results: “Rather than your best testimonials, what are the median results for all customers joining in the last 12 months? How many joined, how many completed one paid deal within 30, 60 and 90 days, and what was the median sourcing fee actually received?”

Failure rate: “What percentage of members have made no sourcing income at all within six months?”

Net earnings: “When you say people make £5,000, £10,000 or £20,000 from a deal, is that gross sourcing fee or net profit after co-sourcing splits, your 50/50 split, marketing, compliance and other costs?”

£10k/month claim: “What percentage of your current members are genuinely earning at least £10,000 per month from remote property sourcing for three consecutive months?”

£250m claim: “You said clients have generated over £250 million collectively in sales. Is that property transaction value, sourcing fees, revenue or profit? Please explain the calculation.”

Buyer database: “You say you have 100,000 buyers and elsewhere access to one million buyers. How many are currently active, verified, contactable cash buyers who have completed a purchase through your members during the last 12 months?”

Pattinson partnership: “Please confirm the exact legal/commercial relationship with Pattinson Auction. Can Pattinson confirm directly that FRM members may use their branding and submit deals under this arrangement?”

Deal acceptance: “If I submit a property to your buyer network, are you obliged to market it or buy it? What percentage of member-submitted properties are actually sold through your network?”

50/50 partnership: “When you say ‘we split the profits 50/50’, what exactly constitutes profit? Who controls the buyer, who invoices whom, when am I paid, and can you provide the agreement before I join?”
Legal status of sourcing: “Will I be operating as an estate agent/property sourcer for regulatory purposes? What AML registration, redress scheme membership, professional indemnity insurance and data-protection requirements will I need?”

Contracts: “You say you provide all legal contracts needed to run the business safely. Which solicitor drafted them, when were they last reviewed, and are they specifically compliant with current England and Wales property-sourcing regulations?”

AI calling: “Who is legally responsible for AI outbound calls? How do you ensure compliance with PECR, UK GDPR, TPS/CTPS restrictions, call recording rules and direct-marketing consent?”

Seller data: “You demonstrated obtaining homeowner addresses and contacting probate owners and other sellers. What lawful basis is relied upon to process and market to that personal data?”
Data sources: “You say you spend £200,000 annually on government data and have access to information others don't. Which datasets are these, and what licences permit members to use them for direct marketing?”

Advertising claims: “You said you can teach someone to put £1 into Facebook ads and get £5 back, and gave an example of £1,000 becoming £10,000. Are those typical results? What is the median verified advertising return for members?”

Time commitment: “You repeatedly say around five hours per week. What is the median weekly time actually spent by members who complete their first deal within 90 days?”

Absolutely great day with Tom, Tomasz and learnt alot. If you are thinking of investing or learning about property. Definitely would suggest on going!

Attended the introductory webinar where they described the offer and benefits of the course but it felt like their were tactics to push you to buy like saying people had payment processing issues, so they will increase the time you can buy by 15 minutes but they mentioned in emails you can still pay later, creating unnecessary pressure as they mentioned something similar in a webinar in the following week.

Be careful. After attending a three-hour coaching session that turned out to be more of a sales pitch, none of my questions were actually answered. I later realized it appeared to be a scam and decided to look deeper into the reviews. I found many complaints from people describing it as fraudulent. Several reviewers said they tried to cancel and request a refund within just two weeks of joining, but their refund requests were refused. They also promise to refund all the money if you don’t succeed. yet reading those sort of reviews are clear enough to know you will not get your money back because they actually make money by selling this coaching course not by flipping properties. They encourage people to join by telling them it’s free and than at end ask for you to buy coaching package

If he was doing so well why would you sell a course. Think about it, if you were flipping and doing well why would you want others in on the secret? Why would you want competition?

Also these reviews look like they watched a webinar and were asked to leave a positive review.
