Incredible service from start to…
Incredible service from start to finish! We initially went with an online estate agent and after 12 months on the market with them we decided to give Phillip James a shot, best decision we ever made! They not only managed to sell the property in a reasonable timeframe but also got more than we anticipated. Martin deserves a special mention, nothing is too much hassle for him and he is more than happy to take time out of his day to explain everything and anything. Thanks for everything 😄

Raised a complaint last year still waiting on a reply from Chloe who has ignored me since October. Anyone who is owed money needs to raise a case with Resolver, I’ve requested that they are added to their cases so anyone can complain. This way we can start getting our money back.

The worst agency ever!!
If I could give 0 I would! Terrible agency called for a plumber to come 3 times and kept saying someone will come no one came called again and they said I should’ve emailed. None of the maintenance we asked for ever happened. And end of tenancy charging us £200 for cleaning. They are useless and will take your money. Don’t rent with Philip James avoid at all costs.

Absolutely shocking experience
Absolutely shocking experience. No answer on the telephones from the letting dept for past 10 days! We’ve left messages but no call back. We’ve sent numerous emails without reply. Really poor for those wishing to let their property as clients can’t get in touch. One property had its price reduced despite us wanting to rent it, presumably because they didn’t get viewings because no one could reach the branch.

A positive experience of selling a house.
We had our house on the market with a different estate agent for seven months and only had five viewers. We changed over to Philip James and after only two weeks we had five viewers, one of which bought our house. They were so helpful and kept us informed throughout the whole process. I would definitely recommend them.

Very helpful agent
Jae has been very helpful in arranging the viewing of the apartment for us and even his foot was seriously injured, he did not cancel the viewing appointment knowing that it may be difficult to re-arrange another one. Also, Jae gave swift and comprehensive response to our questions about the building insurance, existing tenancy agreement as well as the lettings and management services for our consideration of putting in an offer on the property.

Unprofessional and Poor services
If i could give them zero rating i would. Completely unprofessional, poor communication and untrained staff. They will leave you stranded if you live in one of their houses or you are trying to rent a property through them.
They left me stranded and disappeared when i travelled a far distance for a viewing and didn’t communicate.
I was outside the building and they refused to pick my calls. Avoid them at all cost

I have been renting since 2018 with other agencies and this is by far the worst.
Horrible experience. Very poorly maintained property which I rented for 6 months. And they want to charge me 470 pounds on moving out for bulps and stains that had been there from the beggining.
Let alone it is very hard to get through to any of them and they very rarely reply to their emails.
Never again renting with them.

Wish I could give 0 stars
Awful experience. They use bullying tactics and deliberately don't reply to emails to try and pressure tenants into accepting appalling conditions and terms.
I'd be interested in the IP addresses of the positive reviews as living in a building of 300 where many are renting from Philip James I have not heard one tenant give good feedback. I suspect they get the staff to review.
It is also interesting to note they appear to have had another Trustpilot page that sits at 1.7 star rating, so they seem to have started a new one to try and wipe out those reviews - under philipjamespropertymanagement

Responsive Repairs
Current tenant with Philip James for almost 3 years now. Repairs are always responsive and handled efficiently. We’ve had rent increases over the years but they’ve never been unreasonable for the area, normally matching the market value or slightly below. Easy to get in touch with them. If I end my tenancy with them I will update my review on the end of tenancy with how it’s been handled. Thank you Philip James

Long Reponse Times, Incorrect Deductions on Moving out, Condescending Replies
Upon the conclusion of my tenancy, I faced a series of unfortunate and frankly, unreasonable challenges with Philip James Lettings in Manchester. Initially, they proposed fees for cleaning the property, which, though seemingly inflated, I accepted. The situation escalated when they attempted to levy an additional £30 charge for the removal of items that were originally part of the flat, including boxes and manuals for the fridge, smart meter, and oven.
Confident that these items were present when I moved in, as evidenced by the original inventory photos, I disputed this charge. In a rather condescending manner, they responded by sending photos that included a bag, purportedly containing the aforementioned items, which was not present in the initial photos. This indicated a clear oversight on their part, yet they insisted on the additional charge.
The most troubling part of this ordeal has been the communication and the handling of my deposit. Philip James Lettings has implemented a lengthy wait time of up to 10 days between correspondence. Furthermore, they are holding my deposit hostage until we reach an agreement, which, given their error, only adds insult to injury by unnecessarily delaying the return of my deposit.
This experience has been incredibly frustrating, not just because of the unexpected and unjustifiable charges, but also due to the lack of professionalism and accountability from the agency. Potential tenants should be wary of engaging with Philip James Lettings Manchester, as my experience indicates that they may face similar issues, especially when it comes to moving out and settling final accounts.

After reviewing your review and the feedback received from the relevant department, we would like to inform you about the feedback received:
A deposit deduction email was sent to yourself on 12/03/2024. Following the move-out report being sent to the landlord, further deductions were requested by the landlord to which a further deduction email was sent to yourself. You responded by disputing charges to which we asked for evidence to support the dispute as several items were not pictured on the inventory. A reply was received from you, which provided the evidence required to remove the charge proposed and the deposit was released on 14/03/2024. According to our records, your dispute was resolved and the deposit was returned within 48 hours of deposit deductions being proposed.
If you feel that you are not in agreement with the above, please reach out to us so that we can discuss/resolve the matter as soon as possible.
