Tried to arrange a viewing, but for a week none of our phone calls were picked up, or emails replied to. Went into the office and finally managed to arrange a viewing for the next week. Then when we arrived for the viewing, no one was there!! We waited for half an hour before leaving. No communication from Philip James explaining. No reply to my emails asking why no one was there, 2 weeks later. Awful communication and so unprofessional.

I cannot even be nice about anything. No response for emails. Sent emails for over a week straight and could not get one single answer. Never answers on phone lines. I am student, yet they have absolutely no regard to that. Just overall unhelpful and horrible service overall. I paid the holding deposit, but that only secures you an answer for the following day. I had even gotten an insurance quote. Absolute waste of time, energy and money!!!

I’ve had some negative experiences with the company previously however Grace was beyond helpful when going through the referencing process. Especially because I know the system used was being difficult yet she continued to contact me and try sort it all out which thankfully ended up happening.

From start to finish of trying to find a property we were assisted so well. Maxwell Da Forno really made sure we were looked after, arranged our viewings, gave us guidance and offered us continued support throughout our experience. Maxwell and the team have made myself and my partner feel incredibly welcomed into Manchester and we would both highly reccomend Manchester newbies to chat to Maxwell and the team.

I'd like to thank the team at the Heaton Moor branch of Philip James Kennedy for the fantastic customer service we've received.
Martin was friendly & knowledgeable whilst hosting us for our viewing, making insightful suggestions & also giving us plenty of space to take everything in.
The office support from Kathrine was also very polite, thorough & efficient.
I wouldn't hesitate to recommend PJK to friends & family, to help them with their property searches.

**Avoid This Agency at All Costs**

I regret ever dealing with this estate agency. After paying an exit fee, I was assured that my property would be marketed immediately. However, there was a two-week delay before they even started. The online photos refer to a totally different flat. Viewings were not arranged until over a month later, causing me to pay an additional two months' rent unnecessarily.

Their management has been nothing short of incompetent. They made absurd requests to reduce my deposit using photos that weren’t even of my flat. Nearly two months have passed, and they have done absolutely nothing to secure a new tenant. My deposit remains unpaid, and they are still demanding further rent.

I am now filing a formal complaint with the relevant ombudsman and will pursue compensation through the courts if necessary. This has been the worst experience I have ever had with an estate agency. Stay away from this company at all costs.

Judging from other reviews, Phillip James are good if you’re selling a house, but when it comes to renting, absolutely useless.

They don’t EVER answer the phone and rarely emails.

The estate agent that showed me round the property knew very little about it.

We received our tenancy agreement 24 hours prior to moving in which was incredibly rushed.

Our move in date was delayed.

I could continue, but the long and short of it is avoid renting with Phillip James if you can.

AVOID at all costs! They never pick up the phone or reply to emails. The only team who's actively working is the sales department. Lettings is either inexistent or the team is constantly slacking. Not worth the hassle or your deposit. Go with a more reputable agency like Reeds Rains, Savils or Julie Twist.

Absolutely useless - if I could give zero stars, I would. Tried multiple ways of contacting to arrange a viewing to no avail. Can see from other reviewers that I'm not the only one. Disappointing to see they haven't done anything to change. Will inevitably get a reply saying they'll do everything they can to improve... (which will be a lot sooner than I'd get a response about renting somewhere)

I've been trying for a week to contact all the numbers they provide, I even went to the one in West Didsbury to try to arrange a viewing.
They simply do not answer any emails or calls. Not sure why they're still advertising properties if they can't be bothered with the process. What's the point in replying sorry to all the messages here, when in reality, they repeatedly offer the same poor customer service. A shocking and exhausting experience.

we have just completed the sale of our flat via PJK. throughout the process the whole team at PJK have been incredible. from the marketing to negociating a sale with a good buyer, through to completion of the actual sale, we have had service of the highest level, professional, friendly and extremely helpfull. i would not use another agent, ever!

It is impossible to rent properties with this agency.
They do not pick up calls, answer emails, or respond to requests!
I have been trying to contact them about a property for about 2 weeks, and they just ignore me, while the property remains unrented and its price is decreasing due to the lack of renters! Unbelievable!

They never respond to emails, nor phone calls. Even tried emailing the marketing team, as I can see they reply to these type of comments asking disgruntled people to email them. Well what good is that when they don’t reply either! Absolute waste of time

Son rented from them for 2 years, would never get repairs sorted, flat was in darkness for a year while cladding added. No balconies could be used, or windows opened.
They then when he left charged another months rent, a year later despite him calling and emailing refuse to answer.
Still no deposit returned, despite flat left as when he moved in.
Avoid this company as we now going to go through the courts.

I had to contact them for booking a viewing and placing offer for a property. The contact on the rightmove never works and led to voice message all the time. Finally I visited Didsbury branch to book a viewing. After viewing is complete, I had immediately placed offer with offer amount more than advertised. There is no update on the offer for couple of days. Finally, they came back and said, landlord wants to increase the rent by 400£. Can you believe it?? They hiked the rent by 400£ after receiving offers. Greedy and unethical people. Horrible customer communication and service. U need to make enormous amount of follow ups and visit in person to get updates. Don't use this company.

Oh I can't even count the number of enquires and calls i have made to this agent. No response for the emails and calls always goes to voicemail. I don't know why they bother listing houses when they won't even respond. So exhausting.

Having worked in partnership with Philip James for a number of years, they are always looking to improve the service they offer their landlords and tenants.

I originally enquired on rightmove about multiple properties. Calling via the phone number given on rightmove lead to an automated response telling me to 'enquire on rightmove.' It took multiple days to even get a response from the company.
I managed to get a viewing booked for 1 property. 15 minutes after my booking time, I was still sat in the lobby, waiting when the agent and 15+ other people arrived to view the same property. Other people I was sat with were waiting 45 minutes with no communication as to what was going on.
I hold nothing against the man doing the viewings as he seems to have been thrown under the bus and given far too many viewings than one person can handle.
