Sharon Turner has been excellent
Sharon Turner has been excellent. She ensured we got a washing machine replaced in record time as when the first company didn’t come through as expected, the turn around time in getting a second company was not only quick but exceptional with nice sms reminders from start to delivery point. Workers too were polite.

Yet another fail
I roused the enthusiasm to go into the local office on Burton Road to ask them to remove the 'Let By' board they had planted, contrary to the lease, on our flats' land. Spoke to 'James the Manager' who assured me it would be removed 'by late next week'.

Editted 15/11/24: amazingly they've now got rid of the board - as well as the SECOND one that had a brief appearance at the location. The test will be whether they resist the temptation to repeat the mistake!

Absolutely shocking service
Absolutely shocking service. They failed to tell me that there would be major building works going on in the block of flats before renting, there's now been constant drilling all day long for weeks now, I've also got builders doing work right outside my window at any time of the day doesn't matter if it's 8am or 8pm ,I've tried to contact them about it multiple times but they don't respond at all to any problems you bring up.

Viewings cancelled 3 minutes before
Gone through Rightmove to rent a house, response to the enquiry was slow enough as it is, got one booked in via email after a week. Travel to the house was 30 minutes at the time it was booked (4.30pm) so arrangements were made around work etc only to receive a text at 4.27pm to cancel the viewing due to the occupant cancelling.
Viewings should be arranged by Philip James when the tenant has pre agreed so I’m not sure how this happens, and also I’m sure more than 3 minutes notice could’ve been given to prevent us wasting our time.

If you're a landlord, get the hell away from this company.
Communication is terrible. Staff are useless. They book things and charge you without your permission. Put rent up without telling you and then you miss out on a month's rent because they can't fill the place.
Not worth the high fees at all.

Do not rent with them
No way to get in touch with them for any issues unless you walk into the branch, as they do not reply to emails or calls. Only time you will hear from them is if you are late to pay the rent. Had no hot water for 3 months and a leak in the property for the full 2 years which they never responded to/ saw and never put us in touch with the landlord. Do not recommend

My friend viewed a nice flat on a Friday while I was working, I said I would take it and she was told there were a few available. On the Monday they emailed me to say I had been unsuccessful I asked why no response. While searching I saw the same apartment on for £100 less I did not email them. But the next day they sent me an email with a viewing for the same place I responded saying I would like to view it again. They responded the next day saying it was no longer available but emailed me with another place they thought would be suitable. Which was the same flat I wanted for an extra £50 from the original price. Something clearly wrong here seems like a scam.

A genuinely disgusting company
A genuinely disgusting company, I would give them 0 if I could. From the moment you engage with Philip James, it's made very clear you are not important to them - the staff are unfriendly and they will never pick up the phone.
I rented a property with them for two years, and the property has severe mould issues for almost the entirety of my tenancy, to which their solution was to half paint a room with anti mould paint, and them ignore me for 6 months while I repeatedly requested an update from their uninterested staff. This never happened, and when I moved out of the property, I was given assurances by them that I would not be charged for the removal of mould upon leaving the property.
That turned out to be a complete lie, and they have repeatedly tried to charge me for the repainting of a room that I complained about for almost two years. Upon complaining to the property ombudsman, I was referred to their head of property management, who initially seemed apologetic. This also turned out to be a lie, as they used pictures of the mould sent by me as a complaint, as evidence to deny any wrongdoing from their side. So on top of being lairs, they also have no shame!
My partner has severe asthma - something that was addressed by us at every opportunity to Philip James, and repeatedly ignored. This obviously goes against advice given by Shelter and other agencies, but James and his team clearly do not care about that.
Do NOT use Philip James - they will ignore you, mistreat you, and then charge you for the privilege.

Ziggi was amazing excellent advise and very fast and efficient work, sold all my flats in a matter of days. Very satisfied with the service. I have been with Philip James for some time as a landlord and always happy them satisfied with the lettings service but the sales service from Ziggi Moughal was excellent.

Arranged to view a property with Philip James. They gave me a difficult time on a weekday. I managed to make time in between work. Got to the property on time and no one from Philip James showed up. No emails, no phone calls to let me know. Very unprofessional.
