We booked 3 caravans at The Lizard Point for family, my grandchildren’s 2 caravans were upgraded from 2 bedrooms to 3 bedrooms which were ok.
Ours we had paid more for than the other two and was a dog friendly one. What a disappointment it was smaller than we thought it would be, it was not clean, the freezer was dirty, the TV was propped up on 3 legs, the window would not shut and we could not get the heating to work.
We went to complain said it was not the same as the picture and was told the picture always looks slightly different, we asked to upgrade and even offered to pay for an upgrade but they refused as there was only 20 dog friendly ones and we would have to wait for one to be cleaned. The Reception staff were not rude but just did not seem to be bothered. They did send a couple of maintenance staff to fix the problem and I have to say they Dealt with the problems and were polite, helpful and apologetic. I feel that because we had the Dog we were stuck in the basic scruffy caravan and as for dog friendly they were only allowed in outdoor areas not in the club house.
The sad thing is we had visited this campsite before a few years back it was lovely that is why we came again, what happened it’s gone downhill.
We payed more than the grandchildren did for their caravan thinking we were going to get one with more space to use as a base for all of us and got a tired smaller dirty one. It would be nice to get a refund or at least a discount as I believe with the photos and stating it’s dog friendly is misleading and false advertising. Improvements need to be made as it was once a lovely camp.

We arrived at Sandylands full of excitement for a much-needed break — excitement that very quickly evaporated when greeted by the unmistakable smell of the nearby meat processing plant. Not exactly the coastal breeze we had imagined, especially on a warm day!
Let’s give credit where it’s due: the reception staff were absolutely lovely — helpful, friendly, and genuinely doing their best. The security team were certainly kept busy but responded quickly when called, and housekeeping had clearly worked hard with what they were given. Unfortunately, as the saying goes, you can’t polish a… well, you know.
The caravan was a stark contrast to the photos online. Gone were the colourful cushions, plush carpets, and warm, homely feel. Instead, we were welcomed into a soulless grey/brown space with tired decor, a musty smell, and more wear and tear than advertised. Curtains were half-hanging off, the toilet seat wobbled, the shower rail was barely attached, and the sofa had both cigarette burns and stains that made us hesitate before sitting down.
The cooker didn’t work for the first five days — reported early but not resolved quickly, which put a dampener on self-catering plans. Our first outing was to B\&M for reed diffusers — not the beach trip we had in mind.
Speaking of the beach: the website claims it’s a short walk away, which would be accurate if the footbridge across the railway line hadn’t been closed in 2021 (information kindly provided by a former caravan owner). The current route is much longer — not ideal for someone with rheumatoid arthritis recovering from cancer. It’s probably time the site info had an update.
The site itself had a bit of a “Shameless meets Cops with Cameras” vibe, with regular visits from the local police and some questionable behaviour from other guests. Not exactly the peaceful escape we were hoping for.
As for being dog-friendly — it technically is, in the sense that they’ll take your money for bringing one, but dogs aren’t allowed inside any buildings, including the bar. That left us sitting outside next to the children’s play area, unable to relax with a drink due to lack of indoor space or shelter.
In the end, we made the decision to cut our stay short. A real shame, as it could’ve been a very different experience with some honesty in advertising, basic maintenance, and a bit more care.
Would I return? No. Would I recommend? Only if you enjoy DIY repairs, strong air fresheners, and unexpected police presence on your holidays.

Hi booked to stay at end of August had to cancel because was in hospital still in waiting for a full refund I gave them 4 days notice they would have resold it as yet had reasonable explanation to why

I don’t usually write bad reviews but unfortunately I feel I have to let people beware when booking holidays with park dean particularly the Caton Bay site near Scarborough, our van was located a stones throw away from the entertainment centre and the noise was unbearable to the point the van vibrated once the music cranked up, even with the tv up loud it did not drown the noise, the customer service wasn’t helpful as they could not relocate us, causing us to cut our holiday short by 2 days.
Please be mindful when booking as you don’t get to pick where you want to be.
The best they can do for you after complaining is a minute discount on future holidays.
Their head office only refer you back to the site so they are no help.
I would not recommend this site to my family and friends

What an absolute joke of a company !! We’ve just been to Sandylands a couple of weeks ago and what an absolute disaster !! The place need shut down absolute crack den all next to children place is stinking and staff just watch and allow it! Staff telling kids to sit down and shut up, beds in caravan absolutely disgusting which led to bug bites!! Park dean is not doing anything regarding our complaints seems no one in this company has any human decency and is okay with all the above! Not a care in the world just a joke. None of them would pay for something like this so why should we??!! Spoken to like crap over email being told that my emails will not long be answered because I asked to speak to a manager which I’m within my right to do so ! Someone better refund us absolute filled with inhumane people working in customer service yous really should be ashamed of yourselves treating paying customers like this.

I booked holiday last year for July 2024 and had to cancel due to unfavourable circumstances. Although the process is taking long and I was also considering amending the holiday, today I spoke with Dean, one of the customer service representative, and he was remarkably kind and supportive. Whatever the outcome of my situation, I still appreciate kindness and respect from people.

After running around the site trying to locate the caravan in the dark and rain we finally found it tucked away in a boggy corner of the site.
Eventually we parked up in a tiny gravel car park which wasn’t big enough so I had to park on the grass. When we opened the door of the caravan we were greeted with an absolute shocking stench of wet dog. It was disgusting . The sign on the door of the caravan said it was a pet free caravan so I am confused why it smells of wet dog. The floors hadn’t been cleaned and the carpets looked like they were 100 years old. There were Old biscuits left in a cupboard from previous holidaymakers from who knows when, the sofas were stained and filthy and stunk.
The beds ? Well disgusting !!!!! All the mattresses were stained and dirty with hairs and dog hairs!!!! The sheets had blood stains on!!!! Blood stains!!!? No mattress protectors or pillow protectors !!!! That night me and my husband laid on top of the bed with beach towels over us as we couldn’t bare to lay on the stained mattress. Our children had sheets with a blood stain on and their mattress had bits all over it and dog hairs and stains !!!!
The bathroom , had no toilet roll !!! The shower didn’t work , it was stuck in a boiling hot temperature position which couldn’t be turned so we couldn’t even shower!!!! And not even a hand towel to dry our hands !
As we had no choice but to stay there as it was late and our children had been travelling all day and were so tired we went into reception first thing that morning to express our dissatisfaction only to be told by a rude receptionist that because we booked with hoseasons we had to to phone them but wished us ‘good luck as hoseasons weren’t very helpful’
So we had to trek back to our ‘hell hole’ of a caravan and call hoseasons. To then be told we had to speak to someone at the park as ‘hoseasons are only a booking agent’ so basically no one would help us!!!
The park is run down , and there aren’t enough staff to clean or run it.
It was categorically the WORST most disgusting place we’ve ever stayed.
We have made numerous complaints and asked for money back but they WILL NOT refund us.
DO NOT EVEN CONSIDER STAYING HERE FOR 1 SECOND!!!!!!
This seems like a job for watchdog or Rip Off Britain .
Note to Parkdean/Hoseasons - I have seen you have responded and said you have written to me privately but you have not. I have been asking you for a refund and decent non generic response from ‘standard Karen’ for months now so don’t give me that rubbish!!!
I will definitely be taking this further!!!!

Awful accomadition dirty damp smelly caravan not as advertised on there website . Posted the review on Trustpilot , Pardean replied with an Generic reply , tried to send the emails . I have tried to send twice each time gets returned back to me .Tried phoning on numerous occasions cant get to speak to a real person. Very Poor customer sevice .

We booked a lodge for two adults and three children in the Lake District. On arrival we were not allowed in as there was a problem with the TOILET DRAINS. We waited 2 hours outside, unable to unpack. The cutlery and dishes were UNCLEAN. Lipstick was on cups. The GAS OVEN had to be reported 3 times as it would not turn on. No help from a rude receptionist. On the 3rd occasion, an engineer (who said he had never dealt with gas ovens before) attended and managed to switch it on with an enormous 'blow-back'! He agreed it was DANGEROUS and the management would be told. Having written numerous times to complain, the company offered us a £50 voucher off our next holiday!!! Unbelievable. A terrible company, who despite their copious promises of excellent customer services and practices, do not deliver.

We were really looking forward to our 4 day break at white cross bay Windermere,my husband is recovering after a second stroke in may and we thought it would be a lovely place to relax,what a shock when we saw our lodge! Filthy inside and out, opened the door and the smell was appalling,dirt utensils in draws,filthy oven, couldn't sit on the sofas,stains all over them,goodness knows what they were,but certainly a health risk! Crumbs on sofas,crumbs on dining chairs, couldn't sit on the veranda really dirty,table dirty,chairs dirty,planks wedged back off the outside of the lodge itself,major health and safety risk,broken fences at the back of the lodge,a health and safety accident waiting to happen! We asked to be moved but apparently they were fully booked and couldn't even promise us a move the following day! So after 2 hours of conversations with management we were extremely upset,tired and just wanted to go home especially with my husband's health issues,we were told if we left we would not be refunded!! It was impossible to stay in the lodge it was a risk to health,they said they would send a cleaner,but it needed a proper deep clean in order for it to be habitable which would have taken days! It was not fit for purpose,it was not as advertised,it was a health and safety risk and it had not been checked before it was allocated to us! So we had no choice but to leave and drive all the way back to Scarborough again and eventually got home at 11 pm.How can a company steel nearly £400 from 2 pensioners one of which has had a stroke,it is absolutely shameful!!

Parkdean trecco bay. I paid a lot of money for a caravan. The caravan was filthy. The air vents in the bathrooms were covered in thick dust. The kitchen floor was filthy. The carpet was gross, I had a toddler with me and when she was crawling her feet were black from off the filthy floors. I cleaned the kitchen floor and bathroom floors on my hands and knees. There was not a mop and bucket in the caravan. The kitchen sink bowl was dirty, from the previous residents. When I complained to parkdean when we came back, they said thst we should have complained whilst we were on site. To be honest we did not think and thought afterwards. However I think we should get some kind of a refund as you do not expect to pay nearly £1600 for a filthy caravan. The pictures look lovely on their website, the reality is totally different.

I have been taking my kids every year on a parkdean holiday for last ten years and accommodation is ok and we are always going off site to beach etc so only use as a base to sleep. However this time we booked to go later in the year as my husband has been unwell, we were supposed to be going at the end of October but I have cancelled as they took money out of my bank without my permission or even a payment notice!! I did an online chat as I couldn't find a way to ring and cancel. They will only refund me £122 but took £187 and a £50 deposit! They said as my holiday is 70 days away that's all I'm intitled to! I have reported them to the bank and to trading standards. I will never holiday with parkdean ever again absolutely disappointed they treat loyal customers this way. Oh yes and to get my money back 7 to 10 days. No cancellation email to confirm and I requested for a manger to ring me and guess what nothing.

I have booked one week holiday first time since I’m mum . I’m quite poor person and I was so happy I can make my boys nice time out of home . Holiday was booked 10th July till 17th. I booked holiday 30th , on 4th I received a letter that I have to move out from current place and move to another till 16th of July ( live in temporary accommodation from council and they just offer me new place ) I didn’t expect that will happen now so it doesn’t depends on me that I had to cancel my holiday . Parkdean says my reason is not qualify reason to make a cancellation and they won’t pay me full refund . When you make your booking you can buy cancellation protection and isn’t nothing there about that. I was stupid I didn’t read a reviews before I decided to buy my first family holiday with them . I will looking for help at ombudsman ( that’s what citizen advice advised me )

We booked in and loved the caravan it was clean and well maintained. Family of 4 Adults 2 children. Everything was good to go. We had 2 issues the fridge wasn’t cold enough, and the curtain track was loose. The fridge was replaced within hours of reporting it and the curtain track within the hour. Every member of staff I spoke with were lovely and could not have been any friendlier. Kids loved the swimming and entertainment also the arcade, the lady working in there was amazing with adults and children alike she sorted problems with a lovely smile and friendly chat. The sandy beaches are minutes away and they go on for miles. Kids loved the rock pools. We used the bar which was a bit pricey , we didn’t eat at the venue so cannot say anything about food. Will definitely return .

If i could give it 0 stars i would. Absolutely worst place ive been to AVOID at all cost. We went on a family weekend away and was treated so rudely by staff and made to feel intimidated when trying to complain. Its really not worth the money they charge its cheap outdated and extremely dirty we were given dirty bedding and wrong directions to our caravan on arrival I have been back and forth arguing with parkdean since this happened and theyre still not any closer to resolving the problem all they say is theyll be on touch. Ive never felt so belittled and bullied it's disgusting how we were treated and dealt with during our stay and I would advise Anyone thinking of going with parkdean to avoid and go with a different company with customer service who actually care about customers which parkdean clearly has a problem doing
in February 22 booked family weekend at Sandford Dorset for arrival 28 july 2023 3 nights. Booked amberwood house with 7 bedrooms and 2 caravans. Booked 5 dogs which was assured ok but couldnt give written assurance. last week (circa 3rd March 23) one family decided not to go .I decided rest of us could fit into Amberwood house. Noticed still no confirmation re dogs so asked for confirmation. Told no dogs allowed in Amberwood house. Means at least one other family wouldnt want to go. Decided to cancel. Paid in total £600 deposit plus booked cancellation insurance. Was told the insurance did not apply. would have to produce documents to back up any insurance claim. So no refund of £600 deposit. Did I miss something?? Dont want to add any verbal abuse but as someone who already works in tourism this seems like very sharp practice. have given almost 5 months cancellation notice.

Honestly shocking. They don’t refund anything, regardless of how bad it is… for example we booked to use the go karts on site but they closed early due to bad weather and they refused to refund it. They also lied about bike storage, so we had to bring 3 bikes inside of the caravan for the week- a huge faff!
The whole place is tired and old, they are genuine scammers… it’s a real shame.
