Don't rent a home from Loftium
Don't rent a home from Loftium! I made the mistake to rent a unit from them and be a "host" for their airbnb in the basement and it has been nothing but stressful and awful every step of the way. If I could have broken my lease I absolutely would have. I'm sure I could if I was able to find a lawyer to handle this. As a "host" you get a minimal rental discount and have to pay for EVERYTHING for the vacation rental. This is a scam with a company who only cares about how much they can make off of the rental unit. The first issue I brought up with them they threatened to raise my rent. And every issue after that has been handled with the same awful service. I would never rent from loftium or advise anyone to sign a lease with them.
The unit I moved into wasn't even cleaned or inspected before I moved in.

Incredibly unethical company and do NOT recommend renting an Airbnb on any of the apartments that are managed by them - PLEASE STAY AWAY.
Their business is driven by renting out units to folks with discounted rent in exchange for hosting Airbnb guests - often times in the unit below as the apartments are two stories. This business model creates misaligned incentives for Loftium to take as much $ as possible from Airbnb guests and for hosts to not care much about their spaces as they are paying discounted rent - ultimately the guest is left to hang and dry. The team at Lofitum is very skeevy and will try to whittle as much $$ from you as possible - you can see in the recent news / PR that they laid off a majority of their staff during COVID and are in a cash crunch. They will do anything to take the money and run.
We reserved a space and it was the worst experience of my life — there was loud noise from the hosts above even at late hours of the night, lack of care / general uncleanliness (big red flag here during the pandemic), and not at all worth the value of the price we had paid at all. We had tried to work with the host to fix the issues but there is NO accountability at all and very difficult to get ahold of anyone that can be helpful, as the individual host has little to no power in addressing any issues with the Airbnb. No phone number / direct email to contact them. Big headache in trying to deal with them and ultimately had to depart first night after the stay and due to their terrible cancellation policy, only got paid a very small fraction of the full price we had paid. Have never had such a painful experience on any Airbnb stay. Please be wary of Loftium and do not do business with them, as a host or a Airbnb guest.
Great Location, Affordable Price
We stayed in a small but efficient room with clean bathroom and queen bed. The location was phenomenal and couldn't be beat for the price. The space was perfect for a two people to wash up, sleep and enjoy a couple of cups of coffee before heading out for the day and returning just in time to hit the sack. Michael, our host, was very responsive to any and all requests.

Great experience! Everything was clean and we had everything we needed! The host was very nice and gave us instructions ahead of time of how to get into the property. He also checked on us through your stay to see if we needed anything. Amazing stay!

It’s a no from me
It’s a no from me. While I do appreciate the concept, the organization and management is reason enough for me to pass. The homes are beautiful but I would rather pay for good management than just a beautiful space. It’s very hard to contact them. I have done the live chat, email or so on to try and communicate where we were in the process as it’s not communicated to you. We’ve had multiple tours canceled, one that was canceled at 8pm for an 8am the next morning. I’ve shown up to tours where the security “hotel like” lock was engaged and no one on the inside to unlock it and received no help but a google invite “text only number”. No one seems to take accountability or responsibility so I wouldn’t recommend this company.

Just signed for a second year.
It’s been an overall pleasant experience. Some hiccups related to Airbnb hosting and a few communication issues, but the benefit of affordable rent in a nice home far outweighs any downsides. Loftium is certainly more work than renting a normal home, but we feel that it’s worth the effort.

Second year with Loftium
We’re going into our second year with Loftium. Their rental model really great if you’re up for the extra work of cleaning an Airbnb every few days or few week to earn the discounted rent. There were a few growing pains (which you should expect if you’ve never hosted an Airbnb before). But the support from Loftium is solid and we’ve found it to be the best rental deal you can get in a busy city.

It was a great stay. The place is spacious and comfortable. Instructions were clear and communication was easy. Located close to mt tabor park and some nice restaurants too.

Great place to stay! Would definitely stay here again! The host was great and gave us our privacy but also made sure we were good by messaging us if we needed anything. She gave great recommendations to visit and was very helpful with the things we needed during our vacation. It was out first time in San Diego and I’m glad we stayed at this location.

Highly recommend!
Fantastic, affordable experience. The location was perfect for our first time touring the city; so many transportation options very close and in a comfortable part of town. My husband had a trouble sleeping one night with traffic from a major highway blocks away, but it shouldn't be a very big issue unless you are a VERY light sleeper like he is.
The host was wonderful, couldn't have been quicker to respond, and helped make our vacation one of our favorites ever.

I have to say this is quite a concept. For me it was an opportunity to rent a house and keep busy. I enjoyed the Airbnb part most of the time, Nothing comes without some challenges. I would definitely recommend this option if you have the time.
We really wish we had more control over…
Ok We really wish we had more control over screening our guests, especially since Vrbo was added as a platform. Guests tend to not read the listing and can be very disrespectful in our home. Our lease specifies a door as the separation between our space and the rental unit. When we toured multiple loftium properties prior to moving in to ours we saw many did not have the separation installed yet so we assumed per the language in our lease that we would have a door installed when we moved in. We had to contact them and they agreed to install an accordion partition. The workmen that came out installed the cheapest flimsiest plastic hanging partition they could get. A door through the back was very important to us so we could let our dog with kidney problems out quickly between stays which is why we agreed to the lease. They offered to wall it off many times but we need what we signed up for. They said a lock would be installed later in the week but it never happened. They sent us a small hook to attach to the plastic partition but it doesn’t lock the space or keep guests from rummaging through our space. Many guests leave the backdoor unlocked when we are gone exposing the rest of our space to a security breach. We have a baby in our home so security is very important. This has been an issue for years and with each disrespectful guest my anxiety grows. I feel as if I am a prisoner in an unsecured home with strangers coming in and out constantly and I didn’t get what I signed up for.
EDIT: loftium agreed to install a secure solid partition door to separate our unit from the AirBnB. We had an appointment set up and took the time off of work and cleared our schedule to oversee the work and no one showed up on the appointed date to do the agreed upon work. Very disappointed and sad our time and the security of our space is not valued. After everything we have been through during the ongoing pandemic hosting and attempting to provide a safe space for guests it just feels really horrible that we got ghosted on this issue.
Edit#2: They eventually installed the separation door for the AirBnB unit. It’s been years coming and we are glad we have security for our family. It’s been difficult keeping up with all of the loftium changes and getting through the pandemic but our family seems safe and secure. I would say that loftium needs a dedicated help line 24/7 as issues with guests can arise 24/7.

Comfortable stay with a great host
We had a great stay! The place is comfy, quiet and easy to self check-in and out. Matt is a super helpful and communicative host, respectful of our privacy. I had lots to do and appreciated the nice touches, like plenty of coffee and the laundry onsite. The small but scenic yard overlooking the city and mountains is a nice surprise, too.
