I had my kitchen flooring replaced earlier this year after it failed within the first year of moving into the property. However, in March, both the replacement kitchen flooring and the flooring in the lounge began to fail, with the condition of both floors progressively deteriorating.

Since then, the flooring has been inspected three times. On each occasion, the installer has confirmed that the flooring needs to be fully lifted, the subfloor properly rectified, and the flooring then relaid. Despite these assurances, I am repeatedly left waiting with no updates until I chase the matter myself, only to be told that another inspection is required.

Most recently, the flooring was inspected again last week, and I was assured that I would receive a date by the end of this week for the flooring to be lifted and replaced. Having heard nothing, I phoned this afternoon to chase an update and was promised a call back before the end of the day. Once again, no one has bothered to contact me.

This company is a joke and run by a bunch of clowns.

Lucia was a perfect host, very knowledgable and was very open with all the questions we had. She left us to view the showroom alone and invited us to sit in the chairs and wander around the house. No pressure at all.

The initial greeting we received from "Lucia" at Brundell Meadows was welcoming and proffessional. Lucia explained the site developement and after we expressed an interest in "The Thurston -5bed she explained the various locations available and approximate development time scales.We we able to view the Thurton show house and afterwards she explained te various choices of finish and options of specification.In all Lucia answered all our queries and this gave us the confidence to identify two
particular plots on which we have "first refusal ".
Lucia is very personable, knowledgeable, proffessional and a credit and asset to your company.

I have recently purchased a new home from Hopkins. I hand had a really positive experience. I cannot recommend Hopkins Homes highly enough, from the outset the team have been professional and really went over and above to cater for all my needs.
Megan Helen and Mark are an absolute credit to the Team, nothing was too much trouble, they have all been incredibly accommodating. What really stood out was their exceptional communication anytime I reached out with a question they got back to me straight away. They made the whole process stress free and enjoyable.
What truly blew me away was how understanding Megan and Helen were when I had to bring my 3 year old grandchild to the office for a hour, instead of it being stressful the team stepped in to entertain her and gave her colouring books so I could focus on the paperwork. As first-time buyers, the whole process was completely new to us, but the Sales Executive Jason was brilliant from the start. He was really friendly and approachable and took the time to explain everything clearly, which made the whole process feel a lot less overwhelming. He was always happy to answer our questions and we really appreciated the help and support he gave us along the way.

Since moving in, Ben and Georgie from the site team have also been fantastic. They’ve been really helpful in showing us how everything works in the house and have always been there if we’ve had any questions. We’ve had a few little snags, as you’d expect with a new home, but they’ve been really quick to sort everything out for us.

It’s been a really positive experience from start to finish, and we’re so happy with our new home. We’d definitely recommend Hopkins Homes and especially want to say a big thank you to Jason, Ben and Georgie for making our first home-buying experience such a great one.

I met with Hopkins Homes' sales adviser, Matt, at Loddon Rise, after seeing an advert online for their final 2 bed new-build flat.
From the moment I first met Matt, he was professional, welcoming and transparent with all details regarding both the flat and Hopkins Homes, as a builder and property provider.
I have met with Matt twice now, completing paperwork and looking round the flat. Both times, he has provided comprehensive information and documentation and he took time to go through every aspect I needed to know about when reserving the flat and moving forward to purchasing it. At no point did I feel rushed, as Matt provided opportunities for me to ask questions and read through documents at my own pace.
I highly recommend Hopkins Homes' professional, transparent and comprehensive approach to selling properties. Matt is a true asset to the company.

Having never bought a new build home before we were unsure of what to expect. We are very pleased with our new home. Carolyn, the sales agent, is an absolute star and assisted us from our first visit and is still very helpful beyond completion. Also Dan, our on site liaison manager, has been very good at sorting out any snagging issues. Well done team Hopkins.

We've been in our forever home in Woolpit for just over two years now. The buying experience was trouble free (other than the bureaucracy none of us have control over), any snags were rectified quickly and the service we've had has been great when needed. We met with Michelle today at Church Farm Drayton to discuss the possible purchase of a home. Despite having never bought new build before and with loads of questions to be answered Michelle was extremely patient with us and very knowledgeable about the build. She made it a very pleasant experience and i’m hoping we will move forward with a sale in the future and would be very happy if Michelle was to facilitate this.

The property is built with care and quality, and everything has been explained for ongoing queries and questions

I moved to the elms nearly two years ago and my mum has always wanted to move here since. During this time I've gone over the site plan and various plots with the sales team so many times to see which plots could be suitable for my mum. The sales team knew that having electricity in the garage was non negotiable. Typically the only garages that don't have electricity are where it would need to be run across another plot. Once my mum's house sold she chose a plot and at no point did the sale office say it didn't have electricity in the garage. Not even during the reservation. She would never have chosen this house if she knew and the sales team knew this. Mum completed yesterday only to find that there was no electricity in the garage. Absolutely devastated for my mum.
On top of this, they changed the plans without any communication. So where my mum thought she would have nice flower areas either side of the front door, she now has a ridiculous ramp on one side. The ramp apparently is because the step up would have been too high. However the ramp raises the area in front of the door just marginally and still requires a step up into the house. The ramp is a trip hazard and I raised this with the sales team. The only answer we got back was the reason for the ramp. Whilst I understand this, the error clearly comes from them not building to spec in terms of road height to house height. No apology and no communication for their error. Mum was highly disappointed when she saw this. Visiting the house last night, I tripped up the ramp step so as expected it's a dangerous trip hazard. If you're going to put a ramp in, why not do it properly and take it either up to the door height, or at least a middle ground between the road and door height. Whoever came up with this and whoever signed this off should really have a word with themselves. The ramp was also created on the side of the house going away from the garage. Why would it not go in the direction towards the garage? There was also a small path that goes to the pedestrian footpath. Apparently it was too much effort to match up this path with the ramp path, so they just threw some ugly gravel stones in the gap. Same where the path meets the pedestrian path.
The garage was built with a service door which was not on plan. Site Manager didn't even notice. The sale staff noticed about a week later when my mum asked to go round there. Service door would have been going into someone else's back garden. How can you not notice this? Me and my mum had noticed it as soon as it was built, about a week or so before this visit. Maybe if he was out on site more rather than sitting in the sales office drinking tea all day more would get done and more would get noticed.
As for my own home, almost two years, snagging not completed. Had someone round in June 2025 who did nothing with the list of remaining issues. I haven't ever chased or been difficult. Then with staff changes I had the misfortune of a trainee visiting my house. She Absolutely should not be visiting houses alone as she just isn't competent enough and her behaviour is also unacceptable. Then after explaining that I would struggle over the next couple of weeks to be available, she sent a rude email telling me that if I didn't respond to her email that she would mark all jobs as complete. I questioned her openness to lie and asked her if she would also commit fraud by signing off the snagging but no response.
Then there's the photo that someone at hopkins took of another residents van outside my house. This resident was recommended to me by the sales team to install additional kitchen units. However it seems that because the resident has complained and not backed down over his snagging, Hopkins have decided to be childish and vengeful by requesting head office if he could be asked not to park his vehicle there. So is he meant to carry all his tools round to my house to carry out the work? Absolutely pathetic. Photo seems to have been taken by someone at the sales office. How could your staff be so vengeful that they would actually try and prevent a resident from earning a living?
Loved this place when I moved here but the staff changes have ruined this place and they just don't care. It will take another long review to go through all the issues I've had with my own home.
One final thing, my mum's house wasn't even clean when she completed yesterday. Same thing happened with my house.

We bought our new-build home from Hopkins Homes in July 2025 and within weeks reported persistent creaking and movement from the flooring. Almost a year later, the problem is still not resolved despite numerous inspections and repair attempts.

Floors have been lifted, tiles removed, carpets pulled up, skirting removed, walls and ceilings opened up and, most recently, additional supports installed beneath the floor. Despite all of this, the same noises remain.

The biggest disappointment has been the customer service and complete lack of ownership. We have been passed between site managers, customer service staff, contractors and contracts managers, repeatedly having to explain the problem and chase for updates.

We now have 29 pages of email correspondence relating to this issue.

We have also had 26 days affected by inspections and repair appointments, including five occasions where contractors failed to turn up despite confirmed appointments. As we are both self-employed and run our own business, every day spent waiting for contractors means lost working time and income. We deliberately arranged appointments around our quieter days to minimise the impact.

Deadlines and promises have repeatedly been missed. Hopkins’ own Contracts Manager described the situation as “a shambles”, acknowledged that he had “wasted some of your time and days”, and said it had “gone on far too long.”

Despite this, the problems continue.

We have now been told that Hopkins believes the remaining noises are “within tolerance”, despite the numerous failed repair attempts and the latest work involving lifting the floor and installing additional supports.

We have now escalated the matter to the New Homes Ombudsman and NHBC because we have completely lost confidence in Hopkins Homes’ ability to resolve it.

We understand that defects can happen in any new-build. What is unacceptable is how Hopkins Homes have handled ours — repeated failed repairs, missed appointments, missed deadlines, poor communication, being passed from person to person and having to continually chase for answers.

After almost a year, 29 pages of emails, 26 affected days and numerous repair attempts, we are still left with the same problem.

Based on our experience, I would think very carefully about the level of aftercare and customer service you can expect from Hopkins Homes once you’ve bought the house.

I went to The Elms for a walk to get a feel for the place and it was very disappointing.
The residents surely haven't been living there long and yet they already seem to lack care for the place. Houses closest to the sales office had left used poo bags outside the front door. There was rubbish everywhere. Not a single house down one road appeared to have ever been weeded. The houses looked messy and unkept. In another area the smell of bins was horrific. No idea how the house next to them could manage to have their windows open. I thought most new developments usually had something written in the contract about the appearance and upkeep of houses.

Was greeted by Matt whom I’d met before. Knowledgeable with excellent communication skills.
Presentation of development was very good.
Didn’t have house style to suit but wonderful location. Lucia very nice too,

My wife and I made an impromptu visit to Brundall Meadows late on Sunday afternoon and received a warm welcome from Lucia. She was friendly and most helpful. Thank you.

I bought a home in December 2023 on Blyth Vale Halesworth and regret doing so. We have had nothing but problems since.
It's obvious there is no quality control.
Here are some of the issues we have experienced -
- Large chunk of upstairs window sill missing, hole in another and another cracked
- render was missing around bathroom window
- Leak at midnight under kitchen sink and the emergency number given had been changed without any redirection. The plumber they used the next day had to come around 4 times before replacing a part only on my insistance . I was fed up with them trying to keep tightening the joint.
The cabinet was ruined and had to be replaced in doing so they damaged the front door when getting new cabinet into the house which then needed repainting.
- the lawn is horrendous do not let them turf your garden. They do not level the ground , do not clear debris and do not use the amount of topsoil they state.
The NHBC are looking into the matter even though it's over 2 years ago. (The lawns on their Chediston estate look like they may have same isues)
- now have discovered a serious crack in garden wall which could be foundation issue.

If you buy a hopkins home check everything inside and out upon completion!
