We bought a new apartment 10 months ago. It hasn't suited us so we are in the process of selling. However it's a leasehold apartment and no leases have been registered for the development and we are in limbo.
Abbey’s solicitors failed to send all the necessary paperwork to our solicitor for land registry to be able to register the paperwork. That got sorted thanks to our old solicitor. Now we find that Abbeys solicitors have sat on some other land registry queries for the best part of a year and we cannot register until that is resolved. Total incompetence. We could lose our sale because of this. It will also hold up registration of any further registrations.
Don’t get me wrong the flat itself is lovely it just doesn’t suit but it looks like we may be forced to live here until Abbey get their legal team in order! We have spend hundreds of thousands of pounds and can’t prove we bought anything!

I wanted to share a review on the after-sale team. Curtis and the team have been brilliant from the day we shared our snag list. Nothing is ever an issue and all of our snags have now been corrected with minimal fuss. Curtis had always gone the extra mile to help outside of our snags. You hear about stories from other people buying new builds from other companies and the disaster they turn out to be. I am greatful that Curtis and the team made this a stress free as possible.

We recently moved into our new home with Abbey New Homes, and our experience has been nothing short of excellent. From the get-go, the service has been prompt and professional, whether it's addressing minor issues or non-urgent matters. The level of customer care we've received is truly commendable.

Dean, the site manager, has been an absolute standout. He’s incredibly friendly, knowledgeable, and approachable. It’s reassuring to know that we can easily reach him via WhatsApp anytime we have a question or concern. What really impresses us is the speed at which issues are resolved—most of our reasonable requests have been addressed within one working day, and some even on the same day. This kind of efficiency and dedication to customer satisfaction is rare.

Beyond the day-to-day support, we’re also thrilled to have 2 years of warranty with Abbey New Homes. It gives us great peace of mind knowing that any potential issues down the line will be covered. Moving into a new home can be a stressful experience, but having such responsive support has made the transition smooth and worry-free.

We were pleasantly surprised to receive a small move-in gift from Abbey New Homes—a thoughtful gesture that really made us feel welcomed and valued as new homeowners. It’s these little touches that make a big difference.

The quality of the build is excellent, and it’s clear that Abbey New Homes takes pride in their work. The attention to detail in our home is evident, and we feel confident that we’ve made the right choice. The whole process, from purchase to move-in, has been seamless and stress-free, which is a testament to the professionalism of the entire Abbey New Homes team.

The reason I bought in Sholden is not because the house is great or that the location is fabulous ( both are by the way ) but that Zoe made the difference. She welcomed us for the multiple viewings in various houses, kept in touch as the process unfolded and made the whole process bearable at what was a pretty stressful time ! Had an easy move with Abbey Homes. Went to look at several houses several times before settling on the one that suited my needs best and Zoe was always accommodating, even letting my granddaughter have a little look round so she knew I wasn’t moving to the other side of the country (she’d just watched the new episode of Bluey - if you know, you know!). And she kept me in touch of any developments and was very patient when my move was delayed.

Had a good tour around just before move-in for a general check-over, and appliances etc were explained. And when moving in I was met again for a handover and another walk around.

All in all a very lovely experience, and I love my new home!

Where do I start?! There aren't the words to explain how beyond disappointed we are with our Abbey New Homes. If we could return it, we would in a heartbeat. We've had all the issues including 2 toilets leaking buckets of water, water coming through the ceiling from the ensuite sink, a large area of the ceiling in the kitchen coming down to repair pipework and now the main shower leaking and saturating the wall behind which all needs to come out to be repaired. Not to mention the 2 separate electrical issues with the boiler and the paintwork that literally could have been done better by a 5 year old. The latter we are still waiting to be rectified despite 5 different "painters" attempting to repair, yet only made things worse and swore at us in the process. We hoped to finally make progress with a so called "Customer Service Manager" who reassured us to leave everything with him and he'd sort it, but this was a further joke. Literally nothing has been done despite further chasing. Not only all of this but there was no cover of an emergency plumber/electrician so we were on own! These just cover the basic issues we've had but won't bore you with the rest if you've read this far. Safe to say you'll regret spending your hard-earned money on a house that is your worst nightmare!

Having purchased at Imperial Gardens in February I cannot fault the initial interaction I had with Shirley who provided a through professional service and advice right throughout to me moving in.
As with most new homes it is inevitable that there will be faults. Simon who is the site manager is a highly proactive and pragmatic individual who adhered to all of my requirements and ensured that all faults reported were adequately dealt with in a timely manner. He was accessible via email and phone and promptly returned any messages left. Given his role and the pressures that go with it he always remained cool, professional and an overall nice chap to deal with who exceeded my expectations. My conclusions of Abbey at Imperial Gardens thus far remains that of a positive one.

We have recently moved to a beautiful property within the Poppyfields estate. It was mine and my partners first buy of a house which is always stressful. Barbara and Lisa made it easy and enjoyable, they were more than happy to let us view multiple times and answer all our queries and make it a smooth transition. I can’t thank them enough for helping us with the move.

They were more than happy to attend to all our snags and did this in a timely fashion.

My partner & I purchased our first Home with Abbey New Homes & we have had an amazing experience! Shirley was outstanding when purchasing & answered all of our many questions without hesitation. Shirley is a lovely lady & a credit to Abbey New Homes. Now 6 months in to owning our new home & we still regularly see Shirley & stop for a chat. Incredibly warm and welcome and a lovely person to have help you find your home.

With New Builds you always worry about snagging and minor issues, but with Abbey New Homes it’s nothing to worry about. The Site Manager Simon always goes above and beyond to help us & is amazing at his job. He’s an incredibly busy man, but nothing is ever too much trouble, he will always make time to help! We only had a couple of minor snags which of course was a huge relief & Simon has been attentive and helpful the whole way through. He is always available to help at any time of the day & will always make sure there’s a solution.

The whole Team at Imperial Gardens are friendly & helpful. Every builder that has visited to rectify a snag has been lovely & it’s just a lovely team of people to have help you. We knew nothing about House ownership as it’s our first home, and the whole Team have been there for us throughout from the start & even now 6 months in! Big Shout out to Shirley & Simon who are stars, but thankyou to everyone at Abbey New Homes. Imperial Gardens site.

Happy with our purchase at Imperial Gardens, nice place to stay and not had any major issues at all. First contact was with Shirley, and along with Marina / Heather they delivered a professional and helpful sales process. Assistant Site Manager Simon has been easily accessible via phone and messages to handle any problems and all dealt with in good time.

This is our 2nd review after being threatened by the customer services manager to take it down (or they wouldn’t complete the snagging work). Therefore I would strongly suggest the reviews on here do not represent the company if they’re threatening those that leave negative reviews. We did just under £6k of snagging work ourselves after being provided false promises and then being ignored via email and calls for over a month. None of what was promised would be completed before we moved in, was done. We moved in February and they’ve only just actioned the last few bits remaining because we left a negative review. We contacted the director - what a waste of time that was - he just sent our complaint back to the customer service manager. No pride in their properties, no after care, avoid if you want a positive experience. Let’s see if this review remains, as Abbey Homes removed the last one because it had names in.

We brought our plot n daughters plot after my parents brought there’s…. It was rocky roller coaster n appalled by head office the way we was treated!!! The only people was on our side was Shirley in the office she is amazing n needs to be noticed she goes above and beyond her job description….. Steve n Simon site managers are amazing n will always go above there jobs n will get work done thank you soo much to them! Simon needs reconciliation…. I’m soo pleased with our home ❤️

Site manager at the Lenham development, Dave, has been exceptionally supportive and helpful. He has always gone above and beyond my expectations after moving into my new build.

Would like to do this review for Curtis. He is amazing. He has helped so much. Thank you for always being there. Great contact and so is his team. He made moving in to a flat with so many problems much more bearable. Abbey New Homes should be thankful they have someone like Curtis. Abbey New Homes customer service team and Dante are awful. They aren’t helpful and don’t care about their customers especially disabled ones. Thank you Curtis for being such a polite and helpful gentlemen.

This review is for Curtis who did so much for us as we had so many problems with our apartment and he and his on site team worked so hard to fix them. He is one of the nicest people you would want to meet and have helping you and turn the worst experience of buying a new home into something liveable. It’s such a shame customer service is non existent and extremely rude. They should be thankful they have good site teams like Curtis and his.

Abbey New homes
We are yet to complete but so far have had a great experience in Linton Poppyfields development. Site Manager happy to meet and discuss any queries we have and team on site are very keen to help. So far cannot fault them, ill post another review/ edit this one once we complete.

My friend bought his home just over a year ago. The finish on most of the house is poor for example: taps have been connected the wrong way round ie cold/hot - door latches do not catch the door keep, cracks in widow frames - screws on staircase rail different and not screwed in - radiator touching door - broken tiles on roof - marks on front door - outside wooden panel broken - garden not rotovated as promised- leak on soil stack - dead trees planted dead shrubs (that’s just to mention just a few)

The Site Team at Oakwell Place have been very helpful and willing to rectify any outstanding remedial works. This is our 1st home and we are quite new to everything, with the team there we are able to enjoy this even more. Also, the sales team have been supportive and helpful during the purchase process which we are thankful for. Lucas and Agnieszka, Plot 21.

Moving into our dream home has been an incredible experience, and we absolutely love it! The Abbey New Homes team, especially Michelle, were welcoming, responsive, and supportive throughout the entire purchasing process.

A special thank you to our site manager, Dean, who went above and beyond to ensure our move was seamless, even when I went into labor on moving day. Dean was exceptionally personable, consistently checking in with us to ensure the quality of our new home met our expectations and promptly addressing any snags. We couldn't be happier with our new home and the outstanding service we received.
