I've literally made this account just to leave a review.
Genuinely the worst company I've ever had to deal with. The 'kin keepers' are more than useless: why are you in a chat to help us but provide no answers to anything like ever?
Maintenance has no regard for your privacy and We Are D*cks has no objective other than wanting your money.

Don't stay with them for your own sake! Save yourself stress (and money)

AVOID AT ALL COSTS. The entire booking process was awful had to continuously chase the letting agents to chase We Are Kin about getting a contract. After signing my contract, I was told I’d get my keys on moved in afternoon. But as per usual, I did not receive my keys until the next day. And was homeless for that night because of their lack of communication and incompetence.

Once I move in, the room and house has not been cleaned prior and I am greeted by bed bugs. The house is quite literally falling apart and faces a myriad of issues. Until today my heating has never worked (it’s been 4 months), the WiFi disconnect every couple minutes, our dryer that caught fire 3 months ago still has not been replaced, the kitchen extractor fan that stoped working 2 months ago still has not been fixed, the dishwasher that never worked properly still has not been fixed, I have not had light in my room for over a month and that still has not been fixed. It is impossible to get into contact with anyone. And they will send someone to quite literally have a ‘look’ and not resolve any of the problems. They will then tell you that those issues have been resolved when either no one came to have a look or they only came to have a look and not do anything else.

Any communication from We Are Kin is AWFUL. No one answers the phone lines, they keep chasing for rent payments with threatening emails when I’m not in arrears.

The worst part: I see the house being advertised as newly refurbished in 2023. The house was clearly not refurbished last year and hasn’t been touched in the last few years considering how it’s falling apart. I should’ve seen the red flags when I had to chase for a contract.If you are considering a We Are Kin property: RUN. This is the worst run company I have EVER come across.

UPDATE: Ended up emailing Emily (Head of Property Management) as per her reply below. And all I got was more excuses and no resolutions to any of the problems. Very clearly, this company has a management issue, that starts from the TOP.

We have lived at a We Are Kin property for a year and a half, the first year our house was falling apart, (we had actual holes in the floor) the hot water never worked and the fire alarm would go off randomly due to electrical faults - additionally, there was a crack in my ceiling caused by water damage which they dragged their feet over weeks to fix. The only upside was our maintenance man who would bend over backwards to make sure we were taken care of (irrespective of what the company thought) however he has moved to greener pastures now (as I imagine they treat their staff the same way they treat their tenants.)

This year, the house looks slightly prettier but it wasn’t even available to live in at the start of our tenancy and we got put in a terrible air bnb in Salford, miles away from where we were supposed to be and when we got kicked out of the bnb to return to our property - it still wasn’t ready to live in. It took them two months to get us a washing machine and a dryer and I got electrocuted by a switch they had installed faulty. Yesterday, they sent contractors who came very early and without giving us 24 hrs notice to put all of our radiators onto timers just as we are going into the coldest months (we have requested them to be removed, upon which the agent we contacted Via WhatsApp blocked all of our numbers).

Avoid at all costs

(Edit - the reimbursements we were given, as they said below, were equivalent to one week of rent paid back, we couldn’t live in our house for a week to start and it was unsuitable for much longer than that - they did pay for the costs of us going to the local laundromat whilst we had no washing machine or dryer, I’ll give credit where it’s due)

Quite simply they see their tenants as cash cows and nothing more. The houses are marketed as “freshly renovated” and although they are painted nicely with new carpets this is clearly just to hide their sheer incompetence. We were told the house wouldn’t be ready on the contract start date, when we moved a week later the house was still unfinished this then stretched for a further 2 months before things were as intended even then not fully functional, the bathroom window is not fixed in place and could be pulled out the frame by opening the window, the contractors they use for small jobs will rip the place apart and leave debris on the street. If you have a problem they will not answer any phone call or email till you threaten to withhold rent. They will bodge fire alarm panels, leave leaks unsorted and cause hell every waking minute. If anyone is coming round from we are kin to “fix” or “look” at anything you will only know when they knock on your door and then immediately let themselves in, including bedrooms. This isn’t even all the possible complaints or issue’s we’ve had since September. When asked would I recommend WeAreKin to a friend on a scale of 1-10, it’s a 1 every time, HMP Wakefield would get a higher rating and would probably be more peaceful

It is in your best interest to believe the reviews here and AVOID THIS USELESS PROPERTY MANAGERS AT ALL COST! They have continued to harass me for rent that I DO NOT OWE, 3 months after I moved out of the flat!! I have sent series of emails to complain about this and yet, nothing has been done. It is absolutely impossible to reach them on phone and nobody has called me to try to fix this mess. I woke up today to an email saying they reported my supposed delayed rent to Experian, as well as my guarantor. This is absolutely ruining my holidays and I have dealt with so much anxiety because of this. I have decided to sue them because this incompetence should not go unpunished. Such a useless, useless company.

Disgusting, useless company who ignore emails, phone calls, complaints, and breach their own contract clauses i.e charging you for rent weeks early and hounding you for the money, as well as never making ANY repairs to the property and never cleaning it. The heating also never works during winter, Inspectors/maintenance people access your house/flat without any prior notice and enter your flat in the early morning while you're asleep, and the other tenants steal your packages, leave the front door open and NEVER take the bins out for whatever reason.

The bin area next door flooded and nothing was done for weeks, and it got so bad my flat would smell of sewage for weeks on end. DO NOT SIGN any contract with this company as they don't follow their own rules and will take advantage/shaft you at any given opportunity.

Absolutely shocking customer service and all-round experience. I have been looking for a 2-person flat for next year in Manchester. I had 4 viewing appointments cancelled and when one wasn't, I turned up to the property and no one turned up to show us around! We knocked on the door and someone who lived in the flat came to the door and essentially told us not to go anywhere near the company and avoid them at all costs. Do not waste your time.

Tenant living here and think id of been better living on the streets. No washing machine for weeks. Not able to lock my room or front door. Emails ignored constantly. And when someone finally came round, it was to put branding stickers on my wall, and when asked about my washing machine i was told to report it. I HAVE!!!!

The branding looks like someone has thrown up on my wall, i think David Blunkett is in the design departnment for We are Kin.

They also promised me a TV when i signed (i have emails proving this) and suprise suprise nothing has arrived. WHERE IS MY TV!!!

Useless useless useless. Illegal and un safe properties. Asked to move from my room to be offered another one that was even worse!! Demanded to speak to a manger. The head of Lettings (apparently) rang me and ignored me when I asked why I'm paying the same rent for an ensuite room to be offered a communal bathroom for the same price!! Never ever again. Don't answer the phone dont answer emails. SLUM LANDLORDS

Lived there for a year, black mould, cold showers, the place masnt even cleaned before we moved in. There was skid marks in the toilet and the fridge was mouldy that I had to clean. Ive had people given keys to my bedroom without notification and had strangers walk into my room whilst I was in my bed. Which is completely unacceptable and dangerous considering we are all girl aswell. They delete their own reviews and I knkw this because I wrote one and it was gone the next day. DONT rent from this place, you will be miserable and taken advantage of. If anyone would like proof of my experience, I have emails.

If I could give it minus reviews I would. THE WORST LANDLORDS EVER DO NOT RENT.

Let us love in essentially squalor and unlovable conditions with black mould all over the house with no attempt to fix it by them. Boiler was not working for 3 months and they declined to give us any reimbursement.

The damage that living in one of their homes on my mental health is irrevocable.

Booked a house viewing. Arrived 20 minutes early and even stayed 15 minutes after the appointment time ended and still nobody showed up. Had no contact whatsoever from the company. I called them while waiting to be left with ‘leave a voicemail’ every time. Me and my friends are already stressed about finding a student house and this made the entire situation worse. DO NOT USE.

Currently living with we are kin and they are genuinely so useless. Have been left with no power in my room and no working washing machine. They came to ‘fix’ it, then left without doing anything of the sort. They never answer your phone calls either, so don’t even bother trying to contact them that way. I really do warn all students to steer clear of them when looking for student accommodation - you won’t even get your basic utilities. Disgusting.

when we moved in there were several issues ie no light bulb in room, no curtains in room, tv didn’t work, house was not clean and many other issues. took weeks for a reply and said low priority so will take about a month to fix baring in mind we had already gone a month with no light in my room. then one night we got our windows shot at and rang emergency line and got no reply. due to this our parents rang up and went mad at the company saying not gonna pay and their service has been poor. the next day maintenance man waddled in and fixed everything for us and they have been good ever since😭 so if you need soemthing to happen ring up and shout at them! since then has been a pleasant time

They lied to us with fake promises of dishwashers they won't get away with this!

Having lived in the "accommodation" provided I can say without a doubt I would of preferred to live in Auschwitz, at least there bed and board was free. First day here a rat was spotted in the kitchen eating out of a cooking bowl (this isn't a disney movie WTH). I had to wash my own dishes LIKE A SLAVE by HAND. they promised a dishwasher but instead gave me bed bugs :(. NUKE RUSHOLME.

So my 17year old daughter applied to university and this company was recommended to her by the uni to find accommodation. She enquired about a room in a house and was told to pay a holding deposit to secure the room, despite the website stating no deposit required. She paid the deposit and was sent a contract to sign, she was reminded by email to sign the contract everyday for 6 days. Eventually she signed the contract. On results day she didn’t get the grades required to attend Lancaster university, she went through clearing and still wasn’t accepted. She emailed wearekin to advise that she wouldn’t be needing the room as she wasn’t accepted into uni. They advised she would be liable for the rent for the next 12months which equates to about £6500 unless she finds someone to take her room.
Absolutely disgusted at the way they have handled the situation, and now hounding my daughter for money she does not have for an agreement she signed when she was a child!
As if it wasn’t bad enough that she didn’t get into the uni of her choice, they are now chasing her for rent on a property she doesn’t live in, all while she is 250miles from home studying at her second choice uni, and paying rent on that property. Honestly, the amount of pressure n stress this is causing my young daughter is unimaginable.
And people wonder why so many young people suffer with mental health problems.
You’d think abit of common sense and decency would prevail. But as wearekin say ‘we are a business, we have to make money’
Oh and incase you need to contact the letting agents at wearekin, they are only contactable by email! Absolutely appalling!
