Mixed experience but overall Ukio returned deposit after negative Trustpilot review
This company asked for a EURO 3K deposit and they never returned it. The apartment was returned in flawless condition, after cleaning by a professional I paid from my own pocket. Ukio never raised any issues. They simply have not returned the money and despite promises, they continue to fail to return it. This is the main of a couple other issues.
I would not rent from this company again in the future.
Edit: after this initial review, Ukio returned the deposit. They never reacted before the public complaint

We would like to reassure you and our community that our deposit returns are processed through a standard administrative queue and are never conditional upon public reviews. Following a checkout, our finance and operations teams conduct thorough property and account audits to ensure everything is settled properly. While we are glad to hear the apartment was left in flawless condition, the subsequent banking clearing windows can occasionally introduce an administrative delay that does not reflect our standard for speed.
We apologize that this process took longer than expected and that it required follow-up on your part. We are continuously working to make our post-checkout timelines as swift as our check-ins.

Surtout ne JAMAIS louer avec cette FAUSSE agence qui n'assure aucun suivi après que vous ayez payé, ce qui vous pousse à annuler, et dans le contrat une petite clause dit que si vous annulez ils gardent la caution. Une totale arnaque qui ne va pas restez impunie.

Nous tenons à rectifier les faits de manière claire et transparente. Ukio est un opérateur de logement de moyenne durée parfaitement réglementé qui agit en totale conformité avec les législations européennes. Nos contrats et nos conditions générales sont présentés de manière totalement transparente dès le début du processus de réservation.
La loi nous impose de procéder à une vérification d'identité et de solvabilité (KYC) avant la remise des clés. À la suite de votre décision de ne pas fournir les pièces justificatives obligatoires requises par nos protocoles de conformité, la réservation n'a pas pu être finalisée et le dossier a été annulé.
Conformément à nos procédures administratives, votre dossier a été régularisé et les fonds associés à cette annulation ont été entièrement libérés de notre côté. Le délai d'apparition des fonds sur votre compte dépend désormais uniquement des délais interbancaires de votre établissement. Notre équipe reste à votre entière disposition à l'adresse guests@ukio.com pour vous fournir la preuve officielle de la transaction de retour afin que vous puissiez faire le suivi avec votre banque.

Nous comprenons parfaitement votre inquiétude concernant vos fonds, mais nous tenons à vous rassurer, ainsi que notre communauté : il ne s'agit en aucun cas d'une arnaque. Ukio est un opérateur de logement réglementé et nous ne conservons jamais les dépôts de garantie pour les réservations annulées.
Comme indiqué précédemment, votre réservation via Airbnb n'a pas pu être finalisée car le contrat de location obligatoire requis par la loi n'a pas été signé. Lorsqu'une réservation est annulée sur Airbnb, la libération de la caution est déclenchée automatiquement. Le délai de réception des fonds sur votre compte dépend uniquement des délais de traitement de votre établissement bancaire.
Veuillez nous contacter directement en nous transmettant votre identifiant de réservation Airbnb. Nous sommes prêts à vous fournir le reçu officiel de la transaction bancaire afin que vous puissiez immédiatement suivre la libération des fonds auprès de votre banque.

Third time at an Ukio apartment
This is my third time staying at an Ukio apartment and I highly recommend them. I had a couple of issues to solve, and Patricia - one of the Guest Experience Team members - was extremely quick and supportive in fixing the issue. She was super responsive and showed excellent customer service!

Barcelona apartment rental review
The apartment I rented from Ukio was perfect for my needs and in the perfect location in the city. It was clean, well decorated, and had all the basic necessities. Comfortable Bed, amazing terrace, very functional all around. Picking up the keys was easy, and I was even able to get a brief extension on my stay which really helped me out. Highly recommended!
