I chose Lioncourt because of its reputation as a five-star housebuilder, so I expected the quality of workmanship and customer care to reflect that standard. Unfortunately, my experience has been very different.

Recently, we used the upstairs bath as a bath for the first time since moving into our home. This bathroom has only ever been used occasionally as a guest shower, and the bath itself had never previously been filled. I even provided photographs showing the bath and its fittings were still in almost new condition.

As soon as the bath was used, a major leak occurred. Water poured through the ceiling into the downstairs bathroom, damaging the ceiling, paintwork, light fittings and extractor fan.

After investigating, it became clear that the bath waste/overflow connection had not been installed correctly during construction. This was not damage caused by wear and tear or misuse—it was a latent installation defect that had existed since the property was built and only became apparent when that part of the drainage system was used for the first time.

I contacted Lioncourt, not because I was unaware that the developer warranty had expired, but because I believed a five-star housebuilder would take responsibility for a proven construction defect. Instead, I was simply told to contact my home insurer because the warranty had expired.

I replied explaining the distinction between a warranty claim and a construction defect, asked what their decision was based on, and requested an explanation as to why they considered an incorrectly installed drainage connection to be entirely my responsibility. That email was ignored.

I appreciate that warranties have time limits. However, I was disappointed that Lioncourt chose not to engage with the facts of the case or even respond to reasonable questions about a clearly defective installation.

Based on my experience, I would strongly encourage prospective buyers to carry out a thorough inspection of all installations before the developer warranty expires, even those that may not have been fully used—because defects may only become apparent later, and in my experience, the response may simply be to refer you to your insurer.

We honestly couldn’t have asked for a better experience buying our beautiful new home, The Hazel.

From the very beginning, Alice and Jack have been absolutely amazing. They have been so friendly, kind, approachable, and incredibly helpful throughout the entire process. Buying a home can be stressful, but they made everything feel so much easier by keeping us informed every step of the way and always being there to answer any questions we had.

It was clear how hard they both worked to help us secure our dream home, and nothing was ever too much trouble. Our Hazel is just a short walk from the sales office, so whenever we’ve needed anything, we’ve been able to pop in, and they have always welcomed us with a smile and been more than happy to help.

The level of customer service they provide truly stands out. You can genuinely see how much they care about the people moving onto the development. They don’t just sell houses—they help create homes and communities. Their passion for what they do shines through in every interaction, and it’s obvious they both love their jobs.

We are so incredibly happy in our new home. The Hazel is absolutely beautiful, and we couldn’t be happier with our decision. A huge part of that is thanks to Alice and Jack, whose professionalism, kindness, and dedication made the whole experience such a positive one.

Thank you both so much for everything you’ve done for us. We will always be grateful and wouldn’t hesitate to recommend you to anyone looking for a new home.

Absolutely disgusting that you’re taking a couple to court for beautifying the area that you promised but neglected to do. Everyone should think twice about buying one of your builds - that seem to also generate negative build-quality reviews also. Cowboys and conmen. 🤬

We moved to The Croft two months ago, and the whole process was incredibly smooth thanks to Alice and Jack. They were both extremely helpful throughout, liaising with all parties involved to ensure we completed on time.

Since moving into our new home, the team has continued to provide excellent aftercare support.

We looked at a lot of new homes in the area, and we're so glad we chose a Lioncourt Home. We couldn't be happier with our experience and would highly recommend them.

The lovely Alice was extremely helpful and made the whole experience very pleasant.

We are still considering our future plans regarding our next home, but would highly recommend Lioncourt Homes as they certainly build quality homes.

I visited the development in Rushwick as a first time buyer, Natalie was very friendly, and informative. She helped us understand the whole process, and made us feel more at ease about purchasing a home. The show homes are lovely, overall a very positive experience.

ASK FOR JACK! Jack is an amazing sales advisor, not only that but a great person. Jack made us feel welcome and at ease throughout our whole experience. Jack was amazing taking the time to show both sides of our families around the plot, sitting down with us to explore the different opportunities we would have as new buyers.

It's unfortunate that the other sales advisor failed to meet this attitude and overall led to us falling out of love for the plot.

We recently purchased a house in Hempsted, Gloucester in which we moved into in mid December.
Throughout the experience we had great customer support from Tracy in the sales team, George the site manager and Simon from aftercare customer services. All of whom were nothing but professional and accommodating throughout the process.
We love our new home and even though there were a few minor issues they were dealt with swiftly and professionally.
Would highly recommend.

We recently downsized to a Lioncourt home near Gloucester. From our first visit to their Sales office through to moving in, everyone was patient, pleasant and helpful, including helping deal with an issue in the chain during completion. That support has continued since we moved in, very good service.
BTW, the new house is lovely too.

Westlands View – Clayton Road (Lioncourt Homes)
If you are considering using part exchange, I strongly advise avoiding this development.
We began the part exchange process with Lioncourt Homes and were told they would proceed with a valuation. Within 36 hours, before they had even provided the valuation, we were informed that our chosen plot had been reserved for someone else. The sales team tried to disguise this as an apology, claiming they were “too busy” to respond because they were reserving our plot for another buyer.
Despite presenting themselves as friendly and helpful, the experience revealed poor communication, no customer loyalty, and a generally unprofessional approach.
We were then offered the identical plot next door, but with furniture included, furniture we didn’t need, for an extra £35k. When I asked if it was possible to purchase the plot without the furniture (given we had already started the part exchange process), I was told I’d receive an answer the next day. There was no communication or update at all.
We opted for part exchange specifically to avoid the stress of chains and delays. Ironically, this experience has been just as stressful, if not more so, and extremely disappointing.
The only blessing is that, in hindsight, I’m grateful the sale didn’t go ahead. If this is their standard of service at the very beginning of the process, I dread to think what the rest of the journey would have been like.

Purchased a new Lioncourt home in Ironbridge in November 2025. I cannot express how grateful we are to everyone at Lioncourt Homes, for their advice, support and absolutely fabulous service they have provided to us

The sales team of Olivia and Jenny have been so helpful and understanding, the site Managers Callum and Mark were outstanding and so helpful and went beyond for us, and the service team of Simon Bellinge and the other contractors were exceptional

As for Lioncourt Homes, they are quality built homes, great design and located perfectly for us, as Ironbridge is where we wanted to live.....

We have not regretted moving into our Lioncourt home, in fact I would recommend them and certainly consider them on your next home purchase

As a first-time buyer, I was unsure which developer to choose. Although I had several viewings booked, I decided to visit Lioncourt Homes property first—and from the moment I arrived, the surroundings felt like home. I was warmly welcomed by Alice, who was approachable, professional, and consistently prompt, providing exceptional service throughout the entire process.

The construction quality is solid and neatly finished. I also had the pleasure of meeting Jack(always smiling)😃 who was always friendly, professional, and helpful, and Ben, who carried out the home demonstration and patiently answered all of my questions.

I couldn’t be more excited to move into my new home on the Lioncourt estate in Rushwick. The whole experience has been exceptional. I got an instant feeling from my first visit, and knew I wanted to purchase a house on the estate! I was really impressed with the build quality and fell in love with the open plan design of the poplar 2 bedroom home.

From the first time walking into the sales office we had a really good feeling about the site and the quality of the build. Natalie from day one was extremely helpful and very thorough in every detail about the site and the properties for sale. She helped us design our home and always updated us on the process of the build.

I purchased a 2 bed house at The Green in Worcester and I was sceptical at first due to it being further from family but from the moment I visited the site and viewed the style of house in my budget I fell in love with it!

It was amazing being able to watch the house get built from a square on the ground to having all of my finishing touches put inside! Natalie was amazing throughout my purchase, she was always patient with me and willing to help whether it was contact professionals on my behalf or help me choose a bathroom tile. Natalie was always welcoming to me and my family making the area feel like home before I had moved in.

I couldn’t recommend lioncourt homes enough, everything has been amazing! Any issues I have had since moving in they have sent someone to look straight away and everyone on site is always so helpful.

Big shout out to Karen Webley in customer care. We had a fantastic customer journey buying our home with Lioncourt and the standard of finish has been amazing. We have had very few minor snags and the customer service experience has been so good and we can't thank Karen enough for all the help and speedy responses. Nothing has been too much trouble and we can't thank her enough.

I’ve recently purchased a 3 bedroom house in Westlands View development and so far I’ve had a great experience.
There was a very friendly and professional approach from the beginning to the end.
Shout out to Polly and Carol who were helping us through the process and helped with all enquiries.
Also Mark the site manager who clearly knows his stuff, is very approachable and helpful. They all went out of their way to help.
As expected with any new build property, there were minor snags which got resolved very promptly.
I’ve had a new build before but didn’t have the same sale and after sale experience. I love our new home.
The only thing which I’m not a fan of is the placement of EV charger as there is a post in the middle o 2 parking spaces which could have been placed elsewhere as we have to be very careful how we park and can’t fully enjoy the parking space.
Other than that, everything is great.
