Premium price, disappointing accommodation and complaint handling
This review concerns Aspen Suite, The Old Bank House, Ambleside, managed by Laik, for our booking of 17–21 September 2026.
At almost £250 per night, we expected premium accommodation, particularly given the property's presentation in the advertising photographs.
Our four-night booking cost £985.73, including a £126 cleaning fee. Unfortunately, we found litter around the exterior, loose cabling, dirty entrance areas, debris in the dining chairs, stained carpets and numerous marked or damaged surfaces throughout the apartment.
We attempted to clean some areas ourselves but ultimately left on the day of arrival without staying overnight.
We contacted Laik first thing the following morning, with three nights remaining. Despite acknowledging that some photographs showed areas requiring attention, no practical offer was made to inspect, clean or rectify the accommodation so that we could return and salvage our holiday.
Instead, we were directed to Booking.com. After considerable correspondence, Laik refused any refund.
At this premium price, both the accommodation standards and the handling of our complaint were deeply disappointing.

We are genuinely sorry that your stay ended this way. What is particularly disappointing for our small local team is that we were given no opportunity to help while you were at the apartment.
Guests have our office number, WhatsApp, SMS and an out-of-hours emergency number, and our team is based locally. You left on the evening of arrival without contacting us, and we only became aware of your concerns the following morning, when you told us you had already left and requested a full refund. Had you contacted us while you were there, we would absolutely have arranged for the apartment to be checked and anything requiring attention to be addressed.
We subsequently reviewed your photographs and the property was inspected. We acknowledge that some minor cleaning points and cosmetic marks are visible, and these have been taken on board. However, many of the photographs are very close-up images of isolated scuffs, marks and everyday wear, and we do not believe they fairly represent the overall condition or standard of the apartment. The owner takes its presentation seriously, with periodic decorating, carpet cleaning and maintenance undertaken as required.
As the reservation was made through Booking.com, the refund request was considered through their process. We cooperated fully, followed up with Booking.com ourselves and provided the information requested. The request for a full refund was not upheld.
We appreciate that this was not the outcome you wanted. However, we do not think it is fair to characterise our complaint handling as disappointing when we were not contacted until after you had already left.
We are a local, approachable team and genuinely care about our guests. If something isn't right, we will always do our best to resolve it, but we do need to be given the opportunity to do so.

Perfect for Couples

Would definitely recommend and would stay again if visiting Lake District.

My experience at Owd Pegs Cottage was…
My experience at Owd Pegs Cottage was unfortunately very disappointing. Although we communicated with the host throughout our stay, including reporting a water leak and electrical issues, I was very unhappy with how matters were handled after our departure. Our security deposit was retained for additional cleaning and an electrician’s visit, which I did not feel was fair given the circumstances. The cottage itself is in a great location, but based on my experience with the way the situation was handled, I would not stay here again.

The security deposit is there to cover any damage or additional costs caused during a stay. In this instance, the property required an additional clean, and an electrician had to attend after water ingress caused by one of the guests during your stay. We have photographs, contractor invoices and correspondence to support these charges, and we communicated with you throughout.
We always aim to be fair, transparent and resolve issues professionally, and we're sorry we couldn't reach an outcome you were happy with.

Beautiful getaway!
Had a wonderful stay at JennyWren. The place was spotless, beautifully maintained, and very well equipped with everything needed for a comfortable visit (great if you are planning to dine in too).
