I unexpectedly found myself in urgent need of buying a home in February after the sudden breakdown of my marriage.

I viewed a few properties, and it’s interesting across the agents out there how pricing structures varied.
The house I am buying was slightly above my budget, and 1 of 2 that I was interested in. The sales team from handling my enquiry to viewings were all part of a great team. I’d already lost a property with another agent and was nervous as had cause for a quick move.
Kyle took my purchase forwardswith assistance from Colin while Kyle went off on holiday. I had a tight deadline for moving being set by my situation at home. Kyle handed over to Colin who knew exactly what he needed to do. The top of the chain experienced delays due to missing paperwork for a private road. My solicitor was ready since May, she had my deposit, we were all set, sadly these missing documents were critical to my seller for his new property. Colin and ultimately Kyle are the ones that certainly went the extra mile at chasing these documents and ensuring the solicitor had all that was required. It’s my first time buying so all new to me, but on what would have been my wedding anniversary this week became the day I exchanged. I now move next week and can stop living out of a suitcase in limbo
I would recommend the Just Property team for their services. Customer centric, acting professional for all parties involved and excellent communication. I didn’t want to be that customer that called daily, hourly but my urgent for moving asap was dealt with as quick as they could make it happen

From my very first contact with Austin Grout at Just Property in Hastings, I knew I’d made the right choice.

He was professional, knowledgeable, local, and friendly, with an appreciation for good music too. I like to deal with local companies, where possible, rather than faceless organisations and Just Property are just that, independent. I felt confident from the start—so much so that when I decided to purchase the house, I had no hesitation in listing my own home with them as well.

Austin came round the very next day to arrange the photography and measure up, getting all the information he needed to put my house up for sale. The photos were excellent—natural daylight, with no distracting “odd angles” or awkward lighting shots, and the whole presentation looked fantastic.

Throughout the process, Austin, Kyle, Jessica, and everyone else I dealt with at Just Property were truly brilliant and first class all round. I was kept fully updated at every stage, including viewings, buyer feedback, and any questions that came up. Contracts have now been exchanged and I move in just over a week. Everyone at Just Property in Hastings has made what can be a stressful and lengthy process far easier.

After the let down of a sale last year Just Properties, in particular Ben Howell was determined to sell our property come what may. After months of trying success finally came early in 2026 with an exchange in May and completion due early June. Just properties are a great team to deal with and would recommend anyone selling or buying to contact them.
