I had the pleasure to travel with my girlfriend to Prague for an internship, we’re both in uni, don’t have much money and the internship is unpaid. With some sacrifices we could afford a small apartment. Everything perfect until upon waking up the next day we found out that the hot water doesn’t work , the bathroom window is broken and the toilet floods constantly when being flushed, along with opening a kitchen drawer to disgusting and poorly sanitized cookware. The house was a humid moldy mess, and mind you it was September and we were approaching colder months as we were supposed to stay in Prague till December. we fled the apartment three days after, the landlord ghosted us, came In the house without us knowing, to do only she knows what, while we were still under contract. Criminal behavior, breaking both guidelines and the law. We fought 2 of the 3 months we’ve been there to get back our money which technically belonged to us since we got scammed hard out of the apartment. Nothing after a lot of troubles flatio just gave us back their platform share. We never saw the rest of the money which we needed to get another accommodation since we had to leave and they wouldn’t stop the fraudulent contract. Save yourself the drama and the stress, don ruin your life for months just to stay talking back and forth to their legal team, rent your house another way. Find a local agency or a trusted platform.
The apartment was even better than the pictures!
The apartment was even better than expected, normally the pictures make it look bigger than it is, but this time was on the contrary, the place was bigger than it seemed. Very cozy, with everything you need for a short stay, without the need to buy it. The platform is easy to pay.

Good site for mid-term rentals
Rented a flat in Budapest for 30 days. Had no issues so I can confirm that the service is as presented; Flats and rooms for mid-term rental with a easy rental process and affordable service fee.
Below standard flat
I rented a flat I had seen advertised on Flatio. The rental agency advertising it wouldn't let me view it before I moved in, alleging there were people staying there. I had nowhere else affordable to rent as there is a housing crisis in this area, so I moved there hoping it would look like the advert photos. When I arrived there with all my possessions and furniture, the flat was an absolute dump. Tiny with no space as cluttered with old furniture. Cockroaches in the kitchen. Old leaking fridge with terrible odour permeating the whole flat. Old shabby decor from the 80s with paint coming off the walls. Bed bugs in the bed. I can only assume Flatio don't personally check the condition of the flats advertised on their website, but should do. I had to move back to the flat I was in which was up for sale. So I moved twice, with a back problem, which became much worse. And after weeks of my bank negotiating with Flatio for a refund of the month's rent I had paid (minus the two days my stuff was there) Flatio did not refund me. And the worst thing is they're still sending me ridiculous emails advertising rentals with them. Never again.

Plataforma muito fácil de usar, helpdesk super prestável e rápido. A plataforma é muito intuitiva e senti que era um aliado também do senhorio (e não apenas do hóspede, como muitas vezes acontece).

Overall, the accommodation and platform experience were good. The apartment met our expectations and communication regarding the stay itself was smooth.
However, we experienced a serious issue with payments. Unfortunately, card payments are restricted in some countries. Bank transfer was also problematic because the exact amount to be transferred is not always clear in advance, and even a small difference caused issues with the payment confirmation.
We felt that Flatio was rather passive in helping to resolve this payment issue, which caused unnecessary stress. This is an area that definitely needs improvement.

As pessoas dessa casa não tem respeito por ninguém assisti a brigas de mãe e filha agredirem se a mãe está constantemente a prosseguir os inclinos a senhoria tem um anúncio falso onde a casa é partilhada por ela pela filha menor e a mãe dela não podemos usar a sala nem q cozinha a casa está sempre porca não lavam o chão não fazem nada eu é que tive que limpar o quarto quando entrei pois o mesmo estava cheio de pó a senhoria tem um anúncio falso que o que diz no anúncio quando chegámos a casa não tem nada haver com o que ela escreve no flatio não aconselho a ninguém a lá ficar
E a flatio em si não faz nada para melhorar os anúncios

Kao iznajmljivač s više od devet godina iskustva i upravljanjem s 11 stambenih jedinica u Zagrebu, smatram svojom profesionalnom odgovornošću podijeliti iskustvo s ovom platformom, prvenstveno kako bih upozorio druge iznajmljivače i potaknuo nužne promjene u sustavu.
U praksi se pokazalo da unificirani ugovor ozbiljno ograničava prava iznajmljivača i ne pruža adekvatnu zaštitu u problematičnim situacijama. Kada se pojavi stanar koji krši pravila ili stvara probleme, iznajmljivač ima vrlo malo stvarnog manevarskog prostora. Dovoljno je da stanar kontaktira platformu i iznese vlastitu verziju događaja, često netočnu ili nepotpunu, a iznajmljivač se vrlo brzo nađe u poziciji u kojoj nema kome objasniti situaciju niti dobiti konkretnu podršku.
U mom slučaju, platforma me suspendirala zbog nuđenja dodatnih usluga uz nadoplatu, isključivo na zahtjev gostiju (bicikl, pranje rublja, električni skuter, dodatna posteljina i ručnici, kućanski aparati i slično). Naglašavam da nikada nisam naplaćivao osnovnu ili standardnu opremu koja pripada smještaju. Poseban problem nastaje kod prekomjerne potrošnje režija: čim se pokuša naplatiti realan trošak, gost često jednostavno ranije otkaže boravak. Iznajmljivaču tada ostaje prazan stan, izravan financijski gubitak i unaprijed pripremljen, generički odgovor platforme bez ikakvog rješenja. Posebno želim istaknuti da sam osobno prodao jedan stan te da je novi vlasnik, putem moje preporučne poveznice, registrirao nekretninu na platformi i ostvario prvu rezervaciju. Unatoč tome, nisam dobio nikakvu nagradu ili benefit iz sustava preporuka, iako je on tako predstavljen. Smatram da je važno da iznajmljivači budu svjesni da taj sustav u praksi ne funkcionira pouzdano.
Dodatno upozoravam kolege iznajmljivače da se ne oslanjaju na platformino osiguranje, već da u svakom slučaju osiguraju polog. Idealno bi bilo u gotovini, iako je to prema ugovoru zabranjeno – no u praksi ćete se morati snaći na neki drugi način ako želite minimalnu zaštitu. Bez pologa, vrlo lako ćete se naći u situaciji da u stanu imate pet osoba, iako ste ga iznajmili jednoj, bez mogućnosti trenutnog raskida ugovora. Budući da je boravak plaćen unaprijed, dužni ste čekati i do 30 dana od dana otkazivanja. U tom razdoblju stanar vam se, figurativno rečeno, može „smijati u lice“. U praksi to često znači dodatne osobe, svakodnevne goste, intenzivno korištenje stana, besplatno pranje rublja, tuširanje i boravak u centru grada – dok stvarni trošak i rizik u potpunosti snosi iznajmljivač. Nerijetko se radi o osobama koje su inače smještene u studentskim domovima ili lošijem smještaju na rubnim dijelovima grada, pa vaš stan postaje besplatna dnevna baza.
Smatram da Zagreb ima veliku i realnu potražnju za povoljnim i dugoročnijim smještajem, osobito za studente i mlade ljude. Međutim, pod ovakvim uvjetima suradnje, ovaj model postaje sve neisplativiji za iznajmljivače. Unificirani ugovor u ovom obliku nije održiv i hitno zahtijeva veću fleksibilnost te bolju ravnotežu prava i obveza.
Ovo iznosim mirno, svjesno i odgovorno, imenom i prezimenom, ne iz gorčine, već iz profesionalne savjesti prema kolegama koji se bave ovim poslom. Cilj nije prozivanje ili usporedba s drugim platformama, već jasan apel administratorima da ozbiljno razmotre navedene probleme i isprave očite nedostatke u sustavu. Uostalom od mnogih sličnih platformi, ova platforma vrlo nisko rangira po ocjenama što dodatno govori koliko brinu o obostranim interesima.
