Cooperative and trustable

The platform was always cooperative and helpful. For personal reasons, I had to leave the apartment a month earlier than planned, but the bureaucratic process was simple and agile, greatly facilitated by Flatio's support.

I had a great stay here for a month

I had a great stay here for a month while traveling and working remotely. The flat was very spacious with 3 bedrooms, and communication with Ingrid was always easy and smooth. The high-speed internet worked perfectly for remote work. The flat was also fully stocked with all the kitchen essentials, which made long-term living very comfortable. The location is very convenient — close to Lisbon, Sintra, and Cabo da Roca, with easy access to beaches, mountain hiking, and beautiful nature areas. It was a perfect base for exploring the region while still having a comfortable place to work and relax. I’ve already recommended this place to friends and would definitely stay again!

Hosts, Beware. Predatory Platform for Property Owners.

I am writing this to warn other property owners about the exploitative practices of this platform. From a landlord’s perspective, this site creates an impossible environment that completely disregards our rights and security.

The system is designed to strip you of any meaningful control. You are effectively forced to accept every booking; if you reject a potential tenant - even if you have legitimate concerns about their reliability - the platform penalizes your "score" and hides your listing from search results. This "forced acceptance" policy puts our properties at unnecessary risk.

Furthermore, the cancellation policy is nothing short of extortion. I attempted to cancel a reservation nearly a month in advance, yet I was hit with exorbitant fees. It is clear that the platform prioritizes its commission over fair business practices.

To make matters worse, the customer support is appalling. In my experience, they intentionally delay responses and stall the process, seemingly to ensure you run out of time to resolve issues or cancel within specific windows.

This platform does not act as a partner; it acts as a predator. It is unacceptable to be treated this way as a host. Save yourself the stress and the money: stay away from this site.

We’re sorry to hear that you feel this way and that your experience as a host left you feeling that your rights and control over bookings were limited. That is not the impression we want any host to have.

We would like to clarify that hosts are not forced to accept every booking request. While we do aim to keep the number of rejected booking requests as low as possible, the final decision always remains with the host. If a host has legitimate concerns about a guest, for example doubts about the guest’s credibility or reliability, they can reject the booking request and contact our Support team. Once the situation is explained, the rejection can be marked internally as  legitimate.

At the same time, if a booking request is rejected because of issues that could have been prevented by correct listing settings, such as incorrect pricing or availability, this may affect the listing’s visibility. This is because guests rely on the accuracy of the information shown on the platform. That said, we understand that mistakes can happen, especially when a host is new to Flatio, and we always try to help hosts set up their profile, pricing, availability, and conditions correctly.

Regarding cancellations of confirmed bookings, Flatio has a 30-day cancellation policy for hosts. Hosts also have the option to set a 30-day cancellation policy for guests, as we aim to keep conditions as fair and balanced as possible for both sides. Once a booking is completed and the lease agreement is valid, both parties rely on it as a binding agreement. If a host cancels less than 30 days before the move-in date, a penalty may apply, mainly because such cancellations can seriously affect guests’ plans and trust in the platform. However, we review each case individually, as every situation and every reason for cancellation can be different.

We also sincerely apologize if our reply took longer than 24 hours. We always aim to respond to all inquiries within 24 hours, and any delay was definitely not intentional or meant to affect the outcome of your case. When assessing the timing of a cancellation or termination request, we always take into account when the host first contacted us, so a delayed response from our side does not negatively impact the host.

We’re sorry that your experience led to this impression. Our goal is not to act against hosts, but to create fair and reliable conditions for both hosts and guests. If you would like us to review or discuss any case again, you can contact us anytime at support@flatio.com.

As a host

As a host, you have very limited rights, basically, they strip you of your rights. I highly recommend every apartment owner NOT to let their property through this truly horrible site.

We would like to clarify that our aim is not to limit the rights of hosts, but to keep the process fair and transparent for both hosts and guests. Hosts choose and set their cancellation policy on the platform, and guests rely on those conditions when making a booking. Once a lease agreement is concluded, it becomes a binding document for both sides, so we need to handle cancellations accordingly and protect the expectations of both parties.

In this case, you inquired about cancellation of the booking less than 30 days before the planned move-in, which meant that a penalty could have applied because all our hosts have 30-days cancellation policy. However, after reviewing the situation internally, our management decided to waive the penalty as a goodwill gesture, especially as this was your first host-side cancellation.

That said, we sincerely apologize that our reply took longer than our usual promised response time. We always try to reply as soon as possible and in your case there was unfortunately 1 day delay since we promise to reply within one day. We understand that waiting for an answer in such a situation can be frustrating, and we’re sorry for the delay. The reason of the delay was that our Support team needed to discuss the case with management before confirming the final decision.

Me han robado 1250 de una reserva que…

Me han robado 1250 de una reserva que se supone que fue un fraude donde se verifica y todo parecía a estar bien tengo factura y número de cuenta a donde envío el dinero de la reserva .
Una propietaria me mandó enlace para alquilar su piso ,entre en la página de Flatio y reservé . En la página te salía el número de cuenta donde había que hacer el ingreso a nombre de Flatio sa. (1650€)En el concepto de trasferencia puse el código de reserva , y no me aceptaron la reserva por eso del concepto y me mandan un email donde me devolvían el dinero en 3 o 5 días . La propietaria me escribe y me dice que Vuelva a reservar para no perder ese piso , otros 1250€ , y mi nombre , ni reserva aparecen por ningún sitio . según el soporte de Flatio no constan esos ingresos .
He hecho la denuncia ante la policía y lleve todos los email y transferencias de Flatio
Espero flatio me devuelva mi dinero

Based on what you described, it seems very likely that you were targeted by a fraudulent third-party website or by someone falsely pretending to represent Flatio. Unfortunately, scammers sometimes misuse the names of trusted companies in order to persuade people to make payments outside the official platform.

For rent payments, Flatio shares its official bank details on the contact page:
https://www.flatio.com/page/contact. Please note that Flatio did not receive any payment from you which means it was most likely sent to some third-party bank account not connected to Flatio.

For your safety, the official Flatio booking process always takes place only through www.flatio.com as follows:
• create an account and stay logged in on www.flatio.com
• communicate with the host only via Flatio messages
• make the booking directly from the property listing
• complete the process in your Flatio profile by uploading your ID, signing the lease agreement, and paying securely through the platform.

There is no part of the official booking process that would take place outside Flatio. Hosts are not allowed to send external payment links or request payments outside the platform before the contract is finalized. If you were asked to pay through another website, link, bank account, or communication channel, it was most likely a scam carried out by someone outside Flatio.

I strongly advise everyone to be extremely careful with Flatio. The platform is currently crawling with scammers who try to lure you away from the site and onto WhatsApp. Their goal is to trick you into a financial scam outside of the official system.
The biggest issue is that Flatio seems to have no effective mechanism to detect or block these scammers, and they are everywhere. It’s becoming way too risky to browse or book here because you can’t tell who is a legitimate landlord and who is a fraudster.
The lack of protection for potential tenants is unacceptable. I do not recommend using this platform at all. Too risky!

At Flatio, we have an automatic blocking and detection system in place, which we continuously improve to identify and prevent suspicious activity as quickly as possible. Unfortunately, as with many online platforms, some fake accounts may still be created from time to time. When this happens, we act as soon as possible to block them.

I would also like to highlight that communication outside the Flatio platform is strictly forbidden until the guest and host have a valid contract. This rule exists to protect our guests. When a booking is made through Flatio, the rent payment is kept safely by Flatio until the successful move-in.

However, if a guest and host decide to arrange a booking outside our platform, we are unfortunately not able to help with any problems that may arise from that private arrangement.

If the guests (or hosts) encounter some suspicious behavior, we always encourage everybody to report it to us right away. If you decide to give Flatio another chance in the future, our support team will be happy to assist you at support@flatio.com.

I paid €2000 for a 3 week stay in Lisbon (Alegria Apartment). From the outset I’ve had an unacceptable experience.

-The oven did not work.
-The WiFi only worked in the kitchen and was only fixed over halfway through my stay.
-The drains did not function properly and was only fixed over halfway through my stay.
-The bathroom door handle repeatedly broke off and was only fixed over halfway through my stay.
-The communication through the landlord has been extremely poor with unprofessional/ aggressive language used.

I’ve contacted both the landlord and Flatio throughout my stay. I was only met with a response from Flatio that it was not their responsibility and no accountability support from the landlord.

This has caused a huge amount of stress and I wish I was warned about this scam. Book through airbnb/ booking.com. Do not book.

Hosts beware

Hosts beware – you are not protected on this platform.

I had a confirmed 2-month booking through Flatio. Based on that, I blocked my apartment from the beginning of January until end of April on other platforms (Booking and Airbnb). This resulted in a significant opportunity cost and loss of potential bookings.

The guest was given access to the apartment, entered it, and inspected it. The apartment was fully cleaned and prepared for check-in, which means I now have to clean and prepare it again – all at my own cost.

Despite this, the payment that was supposed to be transferred to me was never paid. Instead, Flatio expected me to negotiate directly with the guest.

The next day, without any meaningful explanation, Flatio unilaterally canceled the agreement and issued a full refund to the guest.

Their justification was “misleading listing”, even though the apartment photos clearly and accurately reflect the real layout and condition. This was completely ignored. It was obvious that their priority was only to satisfy the guest, not to objectively review the situation.

What this shows:
- no respect for a confirmed lease agreement
- complete disregard for host-side financial loss (blocked calendar from January to April, preparation and cleaning costs)
- one-sided decisions in favor of the guest
- no real protection for hosts

In practice, this platform allows guests to walk away freely, while hosts carry all the risk and financial loss.

Compared to platforms like Booking and Airbnb, this is a significantly lower level of professionalism and reliability.

I will not be using Flatio again.

Estafadores

Una propietaria me mandó enlace para alquilar su piso ,entre en la página de Flatio y reservé . En la página te salía el número de cuenta donde había que hacer el ingreso a nombre de Flatio sa. (1500€)En el concepto de trasferencia puse reserva en vez de referencia , y no me aceptaron la reserva por eso del concepto y me mandan un email donde me devolvían el dinero en 3 o 5 días . Volví a reservar para no perder ese piso , otros 1500€ , y mi nombre , ni reserva aparecen por ningún sitio . (3000€) según el soporte de Flatio no constan esos ingresos .
Los mosos de escuadra me han aconsejado que vaya mañana , que habrá más personal disponible , que va a ser largo y lleve todos los email y transferencias de Flatio .
