Keep getting fobbed off. All I want is money paid as marketed by Experience Invest on a 5 year 'guaranteed' income at 10% net. I invested in Queensland Place in Liverpool but rent payments have tumbled down after a couple of years of late payments. Even these payments seem to be reducing right down. If Experience Invest don't fight for investors they will cease just like Emerging Property did. Legal action appears to be the only option!

I would like to recognize the extra efforts and "going out of the way" to support a customer by Nina Aswani.
I am a new investor with Experience Invest and was in need of help to fill up a HMRC form for the first time and was struggling with it- Nina was extremely patient with me and guided me through all the way through the process.
I would like to appreciate her skills and ability and more importantly - her customer focus- this is what makes a difference between one service provider and another- not the product only. Keep up the great work Nina.

I purchased a student flat in Spring place Luton last year. I have received only two quarterly rent payments so far. Only the Q1 payment has been paid this year.

The experience has been very smooth and the transactions very clear. Ed, you have supported us during the whole process and we really appreciate your professionalism and dedication in explaining all the steps and expectations.

Queensland Place Liverpool is sold by Experience invest on behalf of Elliot Group. They promised an 'assured rent' of 10% net of all expenses and fees. They are supposed to pay the investors quarterly but this has hardly ever happened on time, neither have they paid the full amount. A group of investors are now discussing legal action. I am informed that Experience Invest act as selling agents for other developers where similar problems have occurred. They tried to stop the Queensland investors, who are scattered around the world, from contacting each other to share experiences, by saying the email adress list was confidential. Elliot Group is owned/run by Elliot Lawless (stop laughing at the back!) who has been promoted as the wonderboy of Liverpool regeneration. He is the one actually responsible for guaranteeing the investors 10% return. I've contacted him twice as have others without any reply.
As a result of this review Experience Invest have emailed me with the usual excuses that they are 'working hard behind the scenes' and will assist the investors, but it's just the habitual flannel while EI continue to represent dishonest developers

This is my first time investing with them and I was pleasantly surprised. I always wanted to invest in property and they helped me cross it off my list. It was well worth contacting them, and I really recommend them to others. Thanks guys.
