A shady company associated with Eliot Lawless, the infamous property developer conman. They managed to trick thousands of investors into purchasing from this developer. They continued their activity and sold property despite knowing things were not going well and close to the time when three projects went into administration. Whenever I enquired about the cause of the delays which exceeded the long stop date by years they kept giving assurances that the projects are going to be finished. This company shares the responsibility of destroying the future and tarnishing the wealth of thousands of investors.

EI appears to have been connected with multiple shady deals where investors have lost a lot of money, in some cases, total losses. Today the companies house website shows that a volontary liquidation is being pursued. I have suffered big time, can only suggest that everyone contacts the liquidator to register any claims.

I exchanged on a studio in Beetham Plaza Liverpool 8 months ago and I haven't gotten so much as a project update. This is meant to be completed in March 21 and I have no idea if this is on track...no one responding to emails or calls. You might be out of business but you still have responsibilities to your current customers. Please call me with an update or at least a contact person I can go to.

Same bad experience here with an investment in Liverpool thru them...luckily I only lost reservation fee but extremely bad communication and I suspect they already knew the builder was facing legal issues when they took the money.I think they are now no longer in business.

Warning Warning warning to all investors. Stay 2 metres away from this organisation. Keep your money under your mattress.

It seems that I will be losing most of my life savings 75,000pounds after investing in the Infinity waters, an Elliot Scheme in Liverpool which has been now in administration since the beginning of the year.
The excuse constantly given is that as Elliot was Arrested for Fraud after that he had to put into administration.

I signed an agreement with Experience Invest only two weeks before his arrest. Bad luck maybe but I'm finding it very hard to believe that nobody at all knew that his ongoing's where not going good.

I believe that experience Invest and Allchurch property lawyers had a duty to look more into things and not just sale to make their commission.

It's even more strange to me now that since the summer Allchurch property lawyer have closed and are since are now all working under another's lawyer's name!
They were recommended to me via Experience Invest, thanks again to them!!!

But what really happened is that all of our deposits (many investors put down between 30% to 80% deposits down) which looks now to be wiped out.
What happened was that our money which was suppose to be for our development, Elliot simply just took it out for other projects.
However the money is gone.
Elliot has a long of nerve and I don't know how a person or a sales company can live with themselves knowing the truth, the whole situation is crazy. People just don't care and everyone just looks out for themselves.

Unfortunately, most of the schemes marketed by this company have been dishonest schemes.
You will end up with a failed to complete projects or no assured rent as promised.
The units they are selling are massively overpriced and many investors are getting trapped in this schemes because of the hands off investment and the assured rent promised.
I bought a unit in Opto Newcastle student accommodation in 2018 for promise of “ assured” rent for five years. Unfortunately, until now I did not receive any rent. Furthermore, I have been asked to pay the charges for unit now. I can not sell the unit because the developer is in administration.

Experience Invest lacks transparency, integrity, good administration services, consistency and commitment towards its investors. The information given is varying and most investments are not paying rent, in Liquidation or Receivership .... after the directors have made several million pound profits on sale of overpriced student and commercial units.

I made a complaint to the relevant body and was awarded compensation. This has still not been paid after several requests!

What can I say, the whole process from the start has been brilliant. Effortless, reassuring with great communication. I initially found the project whilst looking to invest in a property, we chose you after googling your company and knowing Liverpool quite well.



The buying process has been swift and problem free (so far) and the communication from yourself and team has been exceptional, nothing is too much trouble.

I would certainly recommend your services.

I have lost most of my life savings after investing in the Residence, an Elliot Scheme in Manchester which is now in adminstration. The excuse constantly given is that its in administration as Elliot was Arrested for Fraud.

But what really happened is that all of our deposits (many investors put down 80% deposits over £150,000) which has been wiped out.

What happened was that our money which was suppose to be for our development, Elliot simply just took it out for other projects. For example, that earlier this year, Elliot took out £3.5 million of our cash to fund another project Aura - This is illegal and the Adminstrators have found out. However the money is gone and Elliot wont return the money

And every email or call into Experience Invest goes unanswered, they just don't care now.
Luckily I have retained the emails from the time they sold me this investment, where they promised me (in writing) my deposits would be safe - but all my money is gone

Visited the property at NBH, built to a high standard and already tenanted. Happy with my investment and EI's service team from the initial contact and aftersales service from Nina and James!

I bought a student accommodation of Aura in Liverpool through Experience Invest. The project was at risk. The project developer asked me to sign a supplementary contract to have early payment to allow the project to continue in Feb 2020. I asked EI if I should pay for clarification and what risks to me by 02 emails to 02 people at EI and also WhatsApp to an EI agent. The deadline was Feb 14th. I didn’t received any reply.

On Mar 9, EI replies to me that the project was in the transition mode of handing it over to Vermont who would be the new developer. Therefore I agreed to lift my UN1.

On Mar 29, I informed EI that Aura Liverpool LTD was voluntarily wound up by the developer, Elliot Group, to be insolvency. This was different from the statement on Mar 9. EI replies to me Aura was completely out of their hands.

In nutshell, EI didn’t provide me advices correctly and timely.

Thanks for the feedback from EI. To be truth, EI sent an email to me about the contact of the Aura Investor Group on Mar 27, EI did help on sharing the contacts with the Investor Committee after the administration started. Appreciated it!

The Investor Committee has organised different communications, chose the legal advice providers, project experts, making suggestions to the investors directly. I was not aware of what EI in terms of finding the solutions for me in my understanding.

On May 11, I got the letter from the MD of EI to update the investor committee formed and being available to help. I asked the MD about my UN1 delisted on May 25. The MD indicated that property agent could not assist and UN1 was something for my solicitor to advise.

On May 27, I received an email from EI (not from MD of EI) about 02 proposals. This email attached Elliot Group documented proposal and asked me to message the investor committee for their proposals. I had a few questions on Elliot Group proposal about their buy-back plan criteria. I sent an email to EI on May 28 and no reply on my questions.

On May 28, I got an email from EI which attached 02 proposal files ( Elliot Group and investor committee) but no answers to my concerns again.

Experience Invest were good enough to come back with a lengthy reply to my criticism, for which I thank them. Nonetheless I would still say "Be aware and keep your eyes open when making an investment and if it sounds too good to be true, then don't do it." Very difficult in today's climate with interest rates so low, but make sure you do your homework before investing your hard-earned cash. As many of EI's clients come from abroad and English is not their mother tongue Experience Invest could do more to make the buying process clear. While spending many days during lockdown tracking down fellow investors in the Aura project in Liverpool I came across a Chinese lady who had paid her £5000 deposit in November, just before the development ran into problems in December, but the deposit has not been returned to her and she cannot understand why. EI - it's worth remembering that some buyers from overseas do not read all the small print and don't understand the system. Anyway thanks for taking the time to respond.

ExperienceInvest specialise in selling UK properties with assured rental to overseas investors. They are remunerated through sales commission, so their focus and resources are on selling. They appear not to be geared to serving clients after the sale.

I have done two investments with ExperienceInvest. Both are now in difficulty – one is in administration (where I am facing the loss of upto 80% of my investment), the other has stopped paying rental income. ExperienceInvest are very difficult to reach (unless you call directly to the sales team) and they tend not to return calls. They give the impression of not really being interested in helping once they have made the sale.

Sadly it is now rather difficult to say anything good about ExperienceInvest except, perhaps, their ability to sell property. I do hope that ExperienceInvest and their Managing Director, Steven Worboys, will start listening to their clients and supporting them in a meaningful way, particularly those now facing financial loss as a result of their investments made via ExperienceInvest. In so doing they may be able to recover some client trust and improve their service to investors.

They were very good in chasing me till I paid the deposit for a student accommodation that they were marketing. Soon after they stopped answering the phone calls (directed to an answering machine) and the emails. Very bad post sale service

Sadly what was sold as a wonderful investment has been shown to be both unrealistic on the promised guaranteed rental returns and the worst case scenario is that we will lose all our money. Experience Invest were very attentive when selling to us but have failed to make any meaningful contact since the investment failed. Wouldn’t recommend this company.

No view on the service as I acquired through a sub agent

Very attentive when trying to sell a development but very quick to step away should a development have issues.
I genuinely believe the extent of due diligence extends only to their profit percentage.
If you value your savings invest elsewhere.

This company simply promises too much. My unit they initially told me was due to finish by September 2018. It is still not complete and they must have known when they gave me the spiel that sept 2018 was fantasy. Now the project is in administration with the developer under police investigation.

8-9 % return guaranteed sounds great but it is not reality.

Investor in The Residence and OWS. Very little information given particularly on The Residence. As an investor perhaps I was naive but you do rely on them to have done some due diligence on the developer.
