Do yourself a huge favour - AVOID THIS AGENCY!
I needed a room very quickly so I thought to use this agency. I really should have done my research so now I wouldn't feel so dumb.
They told me that because of Covid I couldn't see the place before renting. That sounded suspicious but I didn't think about that too much (now I know why they did tell me that).
They suggested a room in a flat with 3 other people. The room seemed ok from the pictures/videos so I took it.
Do you know how many people live here other than me? 6 PEOPLE! We are 7 and it seems like a hostel.
No space in the fridge nor cupboards.
People not making their copy of the key and buzzing at the intercom at literally any time, doors slamming every 10 minutes. Everything so messy and dirty. I've been here for less than a week and it's been a nightmare so far.
I asked for a refund but they said I'm not eligible for it as they didn't know about the extra people. It seems like it's not their responsibility.
Whose responsibility is that then!?!?!?!?
Now I'm reading about the extra costs for electricity bills and basically I'm gonna pay for the extra people living here. ABSURD!!
I might need to lawyer up.

I’m so sorry to hear you have been unhappy with the service provided in this instance. Your review has prompted me to look into the matter further and found we have already dealt with your complaint before on 11 May 2021.

Your property has a licence for 6 tenants. We are aware of some of your flatmate having some visitors which we unfortunately can't do much about this. We are also aware that you agreed to our tenancy terms agreeing that any overuse of energy or gas, you will contribute towards the excess. All bills and calculations have been sent to you.

GREAT SERVICE🙏🏼

I just want to thank my agent Brian. I do not usually spend time to write reviews, but this guy was so professional, helpful and composed. At the end the room that we were looking for was taken and we took another one near Bethnal Green. We weren’t that happy initially with the location and he spent time to find another one suitable and cheaper for my budget, Relocating us for free with the help of the Gherarde.

Wish I could rate 0 stars. Living conditions was terrible. Repairs were late or never happened. 4 months after moving out and I am still waiting for my deposit which Cityrooms is trying to claim for themselves.
Beware of this agent, rent with them at your own peril.

Following our investigation in the end of your tenancy process under the terms of mydeposits custodial based scheme we sent 4 reminders about paying the overused bill that you left outstanding. Your tenancy deposit status was automatically passed to the deposit dispute adjudication team to review it. The adjudication team gave you the opportunity to explain why you should not be liable for the electricity overused. Following 14 days review from mydeposits, they found that the overused bill must be paid by the tenant (yourself) and that Cityrooms was right in deducting the sum.

A copy of the adjudication was sent to you for your own records.

We wish you all the best and should you have further questions do not hesitate to ask.

Cityrooms agent Nicolas- was very nice and helpful. Despite my high expectations, he helped me find the right place in no time. He answered all questions quickly and to the point, so I could easily choose the right room

Avoid this agency

After a bit more than one year dealing with this people, my opinion is that there is a luck of professionality, competence and ethic from this company. To whoever is dealing with them, I can only say that I am sorry. I have been in two of their properties and they were both not up to the minimum standards. If you think that there are health and safety issues in the property where you live, my advice is to check what are the minimum standards for the HMOs (House in Multiple Occupation), and if they are not met, get in touch with the local councils. To whom is thinking to rent a property managed by them, my advice is to go elsewhere.

They replied (below) that the issue got sorted with the company Director, that is absolutely not true. He was less than helpful.
Once again, don’t let them take your money.

Another reply from them sharing just little pieces of the million emails we exchanged.
If you want I can share my conversations with Giovanni Mennone, when he make become the cleaning service complementary, despite my contract was saying that I was paying for it.
Or I can share my conversation with Alexadru Neagu, when he said that he wasn't getting back to me because he couldn't manage all the properties by himself, after most of the people working was furloughed.
Or all my conversations with Jorge Sanchez, when I was asking to leave because the property was in really poor status.
That would prove my point when I say that most of your people are less than professional (the one mentioned are all in the management)

Your efforts of making it look like a sorted issues are amazing, but in the end nothing was fixed, I overpaid for my rent as the state of the property was ridiculous and I had to struggle for every little thing I needed, despite I was paying for it.
Good "Environmental Health" stepped in and agreed with all my complaints.

Again, to whoever is thinking to rent from them, my advice is don't make this mistake, go elsewhere.
To whoever is renting from them, I am sorry for you. If you think that they are violating your rights, get the council involved

Warning to landlords, Cityrooms does not perform according to contract

They tried to silent my honest review. But i would like landlords to never lease their properties to cityrooms as they do not perform according to the contracts they sign. Rent was not paid in full, and many times late. They even promised to guarantee future rent to me asking me to extend existing contract at a lower rate, eventhough they could not perform under the current contract. So would u believe their guantees if u were me?

Lease your properties to them at your own peril, u have been warned

Useless agency

Hi all, I am here to express my concerns about an agency called cityrooms.

Beware of a “ malicious clause” in the contract which says:
3.1.3 To pay a fair proportion (as notified by the Licensor) of Overusages in relation to electricity, gas supplyto the Property during the Licence Period. The Licensor provide monthly allowance of £30 electricity and £30 gas to the whole property; the allowance for gas will increase to £50 per month in November, December, January, February. Overusages refer to any consumption above the monthly allowance in the property, and will be equally shared by each room (regardless the room is for single or couple). If the Property has prepayment meters, the Licensee agrees to top up the meters and send receipts to ( email address cut due to website policy) to get reimbursed. The reimbursed amount per month for each property will be up to the monthly allowance above.

Therefore I did sign it without a proper check and I just realised the malicious clause afterwards... even their website advertising was very clear ‘ALL BILLS INCLUDED “

Although, I am here not only to advise you any malicious clauses but also I was cheated, misleading proposal about two of the cityrooms bedrooms available to the housing market.
The property had serious issues regarding electrical wiring exposed to very serious leaking and mould all over the place and they proposed this property to me by picture? Due
to coronavirus outbreak I could not see it before I move in.
Omg 😱, the situation got even worsened after few days that I was living in and very little was done until they advised us to move away in 30 days after the council came and said the property issues are very serious and nobody cannot live here until a serious and deep refurbishment is done.
BUT for cityrooms the PROPERTY WAS AVAILABLE TO THE HOUSING MARKET as an email confirmation was sent to me by one of its staff?

Therefore, for almost 3 months, they did not reduce the rent and even did not consider the house had a serious electrical problem causing higher consumption.

Yet again, all the houses available on the market from Cityroom I do believe that are not checked before any tenants move in.
I think the only moment that a cityrooms’ agent come to see the property is when they take from a landlord firstly and afterwards very rare someone comes to make just a “ make up” inside the rooms like ‘paint the walls’ to hide the mould and other issues presented on it.

Once again, they are an agency with NO GOOD FAITHS towards its tenants and also you, the tenants, by the end of your contract will have just a fraction of your deposit back. Sad news

BEWARE WHAT YOU WILL BE RENTING FOR.
You paid for a 5 stars flat and as soon as you signed the contract, you will realise that the flat is 1 star 😫 no good.

As everyone can see the agency is right regarding that I DID NOT READ PROPERLY THE CONTRACT INDEED. Ok that’s fine BUT what I am talking about is the MISLEADING AND CHEATING advertising regarding the property condition as well the contract clauses issues regarding ( Landlords live IN/OUT) in which I strongly believe Cityroom is using council flats in a very well known areas to pay less rent, increase their profit and without to tell the tenants, the landlords live IN.
I will not go into details yet but it will be discussed in near future.
You know what I mean Cityroom “BOSS” 💩

Mr Cityroom’s Boss ( G.M.) I would like to let you know that even some properties are not listed within Cityroom boarding list on website so it looks like you are hiding the property’s address? Who knows!
I wish you all the best but be careful because soon or later things can get worse.

When you rent a property with us, you get access to our dashboard and you get all full disclosure of what your tenancy includes. In your case, you confirmed the terms and conditions prior to signing the tenancy agreement and nothing happened as you happily processed the tenancy.

Please, tell us where we are at fault?

We can understand that not everyone reads the material information and the terms of the tenancy hence we had given you to list papers outlining the energy and gas allowance. You even signed it.

To be honest at the beginning I did not…

To be honest at the beginning I did not know whether to chose a traditional estate agent or Cityrooms. Cityrooms was obviously very competitive but I was not sure about the level of service I would have received. After meeting Charles I can happily say that the level of service offered during the process of our room hunting was second to none. Thank you very much for your assistance, efficiency and professionalism shown throughout whole process.

I would like to say a very big thank you to my representative David. He was very friendly, approachable and always available to answer any questions I had. David provided an excellent service and even when my first offer fell through he managed to secure me another room within 48 hours. Can’t rate him highly enough and would definitely recommend.

Cityrooms with Gabor was a walk in the park

I used the spareroom app and got in contact with Gabor who helped me through the entire process of finding a place, sending documents and signing the lease. Especially with covid-19 and finding an apartment virtually as an international, I was afraid of the challenges, but Gabor was extremely helpful and assisted me through every step.
