I just came back from a viewing with the estate agent Wesley Brown, a Branch Manager from Bairstow Eves Collier Row. The experience was distressing and utterly appalling.

As soon as we arrived at 3:23pm, for a 3:20pm viewing, before we could even apologise for the short delay, we were rudely told that the agent was going to leave, and he had called us many times, and he barked at us that he had been calling and emailing all day long. We were thrown off by his attitude, and had two children with us, but he proceeded rudely “you should learn to answer your calls”. We were completely on the backfoot, but calmly told him we had called the office back immediately, the only number we have access to, and he snapped back rudely that “Well, I’m here aren’t I. Not there.”

We tried to move on, and he continued to make incredibly condescending comments to me, like when I asked him if we should start looking around or should we wait for him, he retorted “I’m waiting for your kids to come in first.” At that point, my wife just calmly asked him whether there was an issue, and repeated that we had called to confirm, and we were sorry for being 5 minutes late. To which, he clearly didn’t believe us, and aggressively started came upto wife and started snapping at her for proof saying “What time? What time was the calls? Check your phone? It should be on your phone if you called. Check it now.” It was the most humiliating experience we have had, being made to feel like liars, and my wife was on the verge of tears. He felt mentally unstable, and was behaving this way in front of our two children under 5 years old, and our elderly grandmother.

Honestly, based solely on Wesley, we would never consider buying the property, and this has completely tarnished our relationship with Bairstow Eves. We pray no one ever has to deal with this kind of humiliation, rude conduct and borderline aggressive behaviour.

Worst interaction and customer care I have ever experienced. I am a new landlord and decided to rent my property out. After a week or so I was told a couple and 1 family member had offered on my property. I was told they were 2 professionals tenants and the third tenant wouldn’t be referenced as she was pregnant and not working. I wanted professional tenants only but the estate agents were well aware I was pregnant myself and I feel they have made up a story based on my circumstances to play on my emotions and heart strings! I accepted the tenants based on the information I was presented. I later found out by the tenants themselves that they had no children and had never been pregnant, this was completely made up. The story I was told was completely fabricated by the estate agent Karun and Harry, they took advantage of me. A few months after the tenants had moved into the property I discovered from my neighbour that 6 people were living in the property and not the initial 3 that I was told. I spent over 20k refurbing my property and it’s very disheartening to know that the people that are renting it out are not the only persons living in it. I booked in an inspection with the tenants directly and I was shocked to see several mattresses in the living room and next to the beds in both bedrooms! There was also a piece of paper sellotaped to my recently new and painted bathroom door which read, rules of the bathroom. It was clear more than 3 persons were living at the property. My neighbours have provided my with cctv from their ring door bell and I’m shocked. The estate agents manage my property however the tenants text and call me when issuesarise sooo what exactly is the management fee that I’m paying for? I have made many complaints about Karun and Harry to the owners of the estate agents, countrywide however these complaints have landed on deaf ears! I have made a complaint about the above because it has and is causing me so much stress… Countrywide who own Bairstow Eves have responded to my complaint saying that the references was a misunderstanding on the estate agents part and apologising… No resolution offered! It wasn’t a misunderstanding, I questioned the referencing multiple times and each time I was assured. The referencing process is very strict with any estate agent so simply saying it was a misunderstanding is a lie! With regards to the extra persons living in my property, Bairstow Eves have said this wasn’t the case at the start of the tenancy. Despite them managing my property, they haven’t offered a resolution or told me what they are going to do to make things right! I have emailed them today informing them the tenants are in breach of their contact and the estate agents are not acting within my best interest! The customer service is awful at this estate agents and they continuously lie anyway they can to agree a deal! They do not take accountability for their mistakes and also have an excuse. There owners countrywide have not been helpful either. I’m currently obtaining legal advice and progressing this!! If you’re looking for an honest estate agent, I would urge you to read my review first!

Shahnaz Laloui has been a top professional agent with me,if I can enjoy London it s just becouse her.i had a very great experience with her kindness and professionalism.

I have just used this agent for my first property purchased in Folkestone. The transaction took 6 months to finish. Claire the branch manager is very helpful and cooperative and she was very proactive and motivate to finish this purchase. I am happy with their branch service but conveyancers experience was nightmare.

But unfortunately the conveyancyer they have on their panel please stay away from them specially conveyancing expert awful service and poor communication and response. They dragged and kept the transaction pending until two days before my mortgage offer expires.

My overall experience with bairstoweves was good. But I would strongly advice not to go with countrywide recommendation conveyancers. I would recommend to do your own research before appointing a conveyancer for your purchase otherwise it will turn into nightmare. Its better to have your own private conveyancer outside and not recommended by an agent as they do get commision from them but then buyer and sellers suffers due to poor service.

And be watchfull about what has been agreed fee for the whole transaction by the conveyancer at the start. My conveyancing bill was exceeded and I was charged almost doube then what I was quoted at start and it was big blow and shock. You had to pay and can not afford to pull out at this time after 6months waiting when you have nowhere to go.

We arranged for Bairstow Eves to value our house.
They came very quickly and arranged for viewings so quick that we actually sold our house before it was even on the market.
I would like to mention Emma in the Clifton branch , she is so dedicated to her job , she gave us constant updates and even chased Solicitors etc then contacted ourselves
This was very reassuring as our Solicitors ( doing a speedy and efficient job) we're not the best at communicating.

I would give 0 stars if i could. We dealt with Stratford agency. Let me explain the situation. We found a flat to buy and unfortunately, the agency that published it was Bairstow eves.

The first bad sign was that we waited for a man who should've shown us a property for 15 minutes (his name is Vasco Correia, just so you know the heroes by names) and after 3 calls to their call centre we were told to try to call the apartment number as he's already there. We've called a few times - failed. We managed to enter the building and get to the flat after a while. When Vasco opened the door we complained about the situation and that we'd been waiting for 20+ minutes to which he replied "so what? are you going to see the flat or not?". We were pissed with the attitude and the situation but had a look on a flat. We liked the flat so much and decided to make an offer (hadn't trusted our guts, unfortunately).

The process took 6 months, each time we had to call them ourselves because otherwise, we didn't receive any updates from them and the seller. Our sales progression was Ellie Lynch (well, I would call her sales REgression). Every time she and her colleagues told us that they were doing their best but if it was true we wouldn't ended up being homeless. We've been telling her that our tenancy contract will end at the end of October since August and she didn't tell us that we should prolong it as the seller is looking for a new home herself and won't move out until she buys it. So we trusted them and ended up without a flat with all our stuff.

I hate the day we've decided to proceed with this agency and the flat they listed. Hope everyone who's uncertain to work or not to work with Bairstow eves will choose not to work but to save their mental health and their money.

Beware of using this agency. Completely untrustworthy.
We had a multi-agency agreement with this agency and had agreed the same commission rate as with the other two agencies. In person, they agreed to the same commission rate and then surreptitiously increased it in the contract. It's only at the end of the entire venture - which is long and dragged out in itself, given I had to coordinate the agent and give daily instructions to follow up with the buyer, you're faced with a surprise sum in the final invoice.

Do not recommend!

The Walsall branch of Bairstow Eves have been a delight and pleasure to talk to on every occasion. They help without hesitation and are always polite and in good humour. Kylie is a particular star of the company and provides documentation and records in a professional and thoroughly helpful manner. A wonderful experience for the consumer.

Amazing team at the tamworth branch, I could not fault them, from the minute we looked around the house until the minute we picked the key's up and if you need a mortgage, countrywide mortgages within the branch is definitely the one to use suki is amazing and continued to support after we got out key's. Thank you

Oh, where do I even begin with this glorious letting agency? If you're looking for a masterclass in ignoring customers, avoiding responsibility, and achieving absolutely nothing, then look no further! These guys are true professionals—professionals at not responding to emails, never answering phone calls, and generally doing less than the bare minimum. In fact, I think they’ve elevated “doing nothing” to an art form.

Need something fixed? Good luck with that! Expecting a response to your tenth email or phone call? How adorable of you to think that would happen. They’ll take your money with the kind of enthusiasm you wish they showed for literally anything else, then proceed to vanish like Houdini.

Recommending this agency? Only if you enjoy watching a slow-motion disaster unfold in real-time. If “complete incompetence” is your vibe, then these guys are your perfect match. Stay away, unless you want the full experience of banging your head against a wall while screaming into the void. Absolute shambles. Even one star is far too much for the customer service, or rather lack of it, they 'provide'. This is a joke! Stay away from this agency if you can. Even the complaint team (nicely called customer care team... lol) don't get the grip of what they are for.

My past experiences of using estate agents for house purchases or sales have never been positive. That is until now. Our transaction was fairly simple as we had a first time buyer buying our house and that was the end of the chain. I found communications excellent. Never any delays. Always helpful. Always on time. Conducted viewings for us. Price was very reasonable and there were no hidden costs. Katie and Chloe at the Carlton office handled the whole transaction very professionally. Thank you

All the staff at Sutton in Ashfield branch have been at the end of the phone giving me knowledgeable feedback, information and guidance whilst I have navigated this selling process for the first time.
They have then successfully sold my house in just a few days!
We can know start planning our next adventure thanks especially to Michelle for negotiating between me and my buyer, helping my stress levels remain as low as possible.

Bairstow eves Coleshill Branch were pivotal in helping us move despite 3 breakdowns in the chain they found us new buyers and completed within 6 weeks. A big shout out to David Lockwood and Sam who were non stop with helping us. Highly recommended

We initially contacted this estate agency through Rightmove for a property valuation, and they were quick to respond, which led us to book an appointment. After the call, we received several follow-up messages confirming the scheduled time, including one on the day of the appointment. Unfortunately, no one showed up.

I called the Romford branch directly, but only reached an answering machine. I left my details, expecting a call back, but that never happened. I even followed up with an email and checked my junk mail just in case, but received no response.

This experience was highly disappointing. The lack of communication and professionalism was frustrating, and I found them to be very unreliable. I would advise others to avoid this agency.
