**★★★★★ Prompt
**★★★★★ Prompt, professional and genuinely helpful**
Beth, Rebecca, Sally and the team at Bairstow Eves Grays were excellent. They were prompt, polite and professional throughout, explained everything clearly and were flexible around schedule. They found good-quality applicants quickly and handled viewings and referencing efficiently. I'd happily recommend them and would use them again.
They need to learn Property Ombudsman code of conduct.
We recently viewed a period apartment in Folkestone through Bairstow Eves. We had noticed that around 4 of the 5 apartments in the block had gone up for sale over a relatively short period of time, so we checked outside the property with ‘the sales negotiator ‘ if there was anything going on, or was it 1st May legislation with renters rights maybe?
We were told categorically there was nothing untoward. We were told that an apartment had sold, another was being refurbished, and that this particular apartment was still for sale.
We went ahead with the viewing and the apartment was a lot more rundown than the pictures could be demonstrated which was disappointing as it needed a total refurbishment . Anyway we saw the potential, so subsequently put in an offer. Everything seemed to be moving along and there was a lot of communication that day. Then, that evening, Claire, the branch manager, contacted us to ask whether we were aware that a Section 20 notice had been served?
We weren’t aware of it at all.
This was obviously a huge shock, particularly as we live around 90 minutes drive away (On a good run) from Folkestone. We had spent a considerable part of the day travelling there and back, including coming back through rush hour, only to discover afterwards that there was a significant issue relating to the building.
Claire explained that the roof required repairs and that there was only around £10,000 in the contingency fund. So reading between the lines …Once the work was carried out, the apartments would most likely have to contribute towards the cost.
In the construction industry ourselves, we asked to see the surveyor’s report so that we could understand exactly what was required. Claire then told us that the vendor had requested several times that the freeholder share copy of the report & quotes but had been unable to obtain it.
At that point we decided to withdraw from the purchase.
Firstly if Section 20 has been served we understand that this should have been disclosed on the property details. It wasn’t on the paper details we were given and it wasn’t on the online property details either.
We appreciate Claire being honest with us once the offer process was underway and for bringing the Section 20 to our attention. We just wish this information had been made clear before we travelled to view the property and certainly before we put an offer in.
We lost a considerable amount of time travelling and viewing a property that, had we known about the Section 20 and the potential costs involved, we would not have gone to see in the first place.
Our frustration is not therefore isolated to there being a Section 20 served, these things happen with properties … but that we specifically asked whether there was anything untoward with the block and were told there wasn’t.
We appreciate Claire’s honesty. We just wish our time hadn’t been wasted. It is poor such data was withheld.
We really did thankfully get out at the right time of the sale process as it was definitely not a sound investment ..
It would be maybe beneficial if Bairstow Eves estate agents familiarise with ‘ The property ombudsman code and consumer law ‘, estate agents are expected to disclose material information in the listing and help buyers as soon as they become aware of anything that would affect the buying decision. That includes sharing data of pending major works, a section 20 notice and a thin reserve fund.
I would urge you to ask more questions before doing viewing is sales details are not disclosing the full picture of what’s going on with the listing.
For us, Claire did the right thing by us (We are grateful for the honesty) but something went a miss with the process for sure!
This is about the Mansfield Branch.
This is about the Mansfield Branch.
Terrible experience. Withheld money from me they overcharged from rent, ignored me for over a month. Finally had to report to the Property Ombudsman, especially Jessica who failed to provide me a complaints route (which they legally have to) and was extremely rude on the phone and again ignored me.
I would avoid if you care about not being robbed 👍🏻
Given other reviews of the company this is hardly a shock.
Great Service
I've been with this agency for years and recently had my property re-let. Communication was excellent throughout, with quick replies and clear updates. A special thank you to Clairessa, who made it all effortless. Highly recommend to any landlord!
Bairstow Eves Lincoln - Not all that responsive
Trying to sell my property via Bairstow Eves Lincoln.
They gave me a valuation of my property. Days later I received a telephone call to say that my valuation was in error and dropped the price down by £5k.
A few weeks I received another call where I was asked to reduce the price again by another £10k although I stated to them that I was in no particular rush to sell. I declined this as an excessive request.
Out of 3 viewings since June 2026, feedback on the first was that the person wanted another area to mine, second viewing they said that they could not reach the person for feedback which was fine, third viewing no contact from Bairstow Eves whatsoever. That viewing took place on Tuesday 15th September 2026. Radio silence.
Sent an email to give notice to Bairstow Eves last Thursday night so that I can market my property elsewhere, radio silence. Not heard a thing back.
My daughter and friend met with agent showing viewings around and said that the gent was unkept and didn't seem to know what he was doing. Like he was a not great trainee.
I have not had an experience like this before when selling my property which is a shame as I partially dealt with Bairstow Eves in Mansfield not long over a year ago and they were fantastic.
Looking forward to moving to another estate agents that can email or telephone post viewings and give some level of feedback.
Peterborough's finest lettings team
From needing to rent one property urgent and then needing to change up for other reasons was found more than suitable property to rent that suited all my needs cannot fault staff service and continual communication and updates kornelia and the whole lettings team at the Peterborough branch for continually going the extra mile and presenting such a professional service would highly recommend.
Professional and thorough experience
Professional and thorough experience. Our property was advertised with them and was let within a week. They completed an inventory for us and everything was checked and legally compliant. Highly recommended.
DO NOT TRUST BAIRSTOW EVES — Property Rented Without a Valid Licence
I am writing this to warn other families. My family and I have experienced nothing but stress and chaos since renting a property through Bairstow in May 2026.After moving in, we discovered to our horror that the property was let without a valid property licence. When we raised this serious legal issue, the agency completely absolved themselves of responsibility, blaming the landlord. Under UK housing law, letting agents have a strict legal duty to verify and ensure proper licensing is in place before letting a property. The customer service at this branch is shockingly unprofessional. Particular staff members—Mehmet, Rejaul, and Exene—are completely evasive. They take weeks to respond to emails and refuse to answer the phone. On the rare occasion we do manage to speak to them over the phone, they make empty promises to send over details, only to go completely silent and ignore all subsequent emails.Avoid Bairstow at all costs if you value your peace of mind and legal safety. They take your money and completely abandon their legal obligations.
There are lies damn lies and Bairstow Eves Edmonton
This is a rare beast A poor estate agency which gives estate agents an even worse name.
They told lies about a failed mortgage application and their solicitors were even worse.
very untrustworthy and thoroughly inept. Not to be relied on.
We traveled 50mins to see a property…
We traveled 50mins to see a property because we were considering to travel the distance. The Coventry branch wouldn’t pick up and the vendor was kind enough to show us around. I have since had no call back to check for feedback. When we went to see another property previous to this I was told by that vendor that there was a delay from this estate agent (I ended up booking the viewing with another) but I was told by the vendor I was the “same woman” so far I’m shocked at their service and frankly it’s put us off from wanting to move to their area. Shambles
I have been calling Cannock office for…
I have been calling Cannock office for weeks trying to get a viewing of a house but they do not answer. I have emailed and left voice messages to no avail, I guess I won’t get to view that house then?!
I have heard they are going into liquidation which could be the reason, either way it is not a good service. Good luck to those selling their houses with them, you might want to review your contract and use elsewhere!
Very poor communication &…
Very poor communication & unprofessional experience. I would not recommend using the Cannock branch. Lack of dedicated service to sell a property when we are the paying customers, no faith in them doing anything they say, if you can get in touch with them the right person will never be there and they will be blame it on someone else. A very frustrating experience go elsewhere!!!!
Bairstow Eaves Southend. DO NOT USE!
DO NOT BUY OR SELL WITH BAIRSTOW EVES SOUTHEND ON SEA. Absolute Mickey Mouse setup where the agents dont even know who to contact to confirm a viewing! And so rude and unprofessional!Happy to explain more but not enough space!! Plenty of good Estate Agents around, I implore you not to use them!!!
Not real good approach
My experience with this letting agency…
My experience with this letting agency was extremely disappointing.
I paid a holding deposit for a property and expected clear communication throughout the referencing process. Unfortunately, I received very little communication and had to repeatedly contact the agency myself to find out what was happening.
What I found particularly disappointing was that I was not contacted to be informed that my referencing had failed. I only found out after I personally managed to get through to them. My calls were not being answered, and I eventually had to call from a different number before someone answered.
The manner in which the situation was handled also left me feeling that I was not treated with the level of professionalism or courtesy I would expect from a letting agency.
I am now trying to resolve the issue regarding my holding deposit. I understand that referencing can sometimes be unsuccessful, but I believe applicants deserve clear communication, timely updates and respectful treatment throughout the process.
Overall, I am very disappointed with my experience and would encourage anyone considering using this agency to make sure they fully understand the holding deposit terms and what happens if referencing is unsuccessful.
Excellent Service from Rainham Team
We had a fantastic experience working with Hamza, Ted , Sean and the entire Rainham branch during the purchase of our flat. From the very beginning, They were professional, approachable, knowledgeable, and incredibly helpful throughout the entire process.
Buying a property can be stressful, but the Rainham team made the experience much easier by keeping us informed, responding promptly to our questions, and going above and beyond to assist whenever needed. Their patience, honesty, and attention to detail really stood out.
We truly appreciate the support and guidance provided from the initial stages right through to completion. We would highly recommend Bairstow eves countrywide LTD
to anyone looking for a reliable and professional estate agency / Mortgage advisor
Thank you, Teddy, Hamza, Sean and Rainham team for all your help and for making our property purchase such a positive experience!
The best off the best Ben at Basildon
Ben at the Basildon branch has gone above and beyond.
His help and support have been outstanding.
Leah Roots of Bairstowe Eves
Leah Roots of Bairstowe Eves, has been absolutely fantastic.
Acting like a Project liaison, she contracted suppliers who refurbed our property well in time for our new Tebants.
Leah added that extra bit that made the outgoing and incoming Tebancg a breeze
Based on this, we would recommend Leah every time.
Stay away
So many things went wrong when I bought a property put on the market by Bairstow Eves (London/Stratford branch).
When I tried to renegotiate with their agent Paige Miller after getting my surveys back, she ignored me for 9 days and I had to threaten with the Ombudsman after 4 ignored outreaches.
This escalated to a call with Ian Merchant (manager) which berated me on the phone. The kind of call where "with all due respect" is said so often that the lack of respect was very evident.
They would not renegotiate without me handing over the survey. When I did, I was first berated, then offered a 5k concession, but when I tried to accept it the following day, the offer was off the table. The only concession I got was the washing machine and fridge that I was assured was included during viewing anyway, and my initial offer was already repeating this assumption. So I did get no concession at all.
In the morning of completion, Edina Nistor ("sales progressor") rang me. She told me the owner was still packing the last "couple of things" but, so she said, they'd be done by 6pm, and she clarified this multiple times for me. Whether this was okay for me she asked. I thought she asked if we could delay completion until 6pm so I agreed. Apparently I was giving my go-ahead for completion even though the realtor knew the property was still occupied, violating the sales contract. My solicitor was not notified and they completed without me realising. So now I was in possession of a property with people and things still in it.
I phoned them multiple times and they assured me, the owner would be out by 6. I came to their office for key exchange and demanded a mobile number, because their office conveniently closes at 5:30 - half an hour before the deadline. I had to ask 4 times until I got one - Edina claimed multiple times I could ring the office even though it was after hours.
At 6pm I was at the property and the owner was nowhere near the stage of being done. Stuff everywhere. They did not even have a removal company. I called Paige and she told me "well the property is yours, there's nothing we can do about this". Which had been the case for the whole day already, this was all theatre.
The old owner moved out around 11pm but didn't leave it according to the contract. I had to spend three days removing curtain structures (which should've been removed) and still need to throw away other leftover stuff that the "man with van" did not take away. In the loft, the previous owner left me a big, old, rusty water tank that I need to pay £700 to get removed professionally.
The previous owner also told me on the day that she tried to reach the realtor multiple times and asked for more time to move out. They did not care and at the same time told me that the owner would be done in time. Or, in plain English: They lied to my face and did not do their job.
This is all to say that Bairstow Eves did not do their due diligence. They accepted that the previous owner would move out on the day of completion without a removal company. They knowingly accepted contract violation just to complete on the day, rather than communicating with both parties. They did not check the property for conditions of the contract. They tricked me (yes I mean tricked) into completion by leaving ambiguous what I was agreeing to. They deliberately chose a time after office hours so they could be out of the loop.
I will never use their services again and would encourage others to do stay away.
House sale fail due to Agent mismanagement.
Unfortunately not a great experience with Bairstow In Kirbky-In-Ashfield. Of course they are very polite and all that, but I have to report that I believe they are responsible for a house sale falling through. What should of been a minor/nothing complaint from a neighbour was ignored for around a month despite them receiving daily phone calls and e-mails. Eventually when the pressure was too much for them to ignore they decided to contact the buyer in the closing stages rather than myself, which scared him off. I then had to chase up what was happening as they firstly ignored me and then denied knowledge of any complaint at all - acting as if i was bringing the news to them after I found out through the buyer coming to my home telling me it's off. The 'problem' could of easily be averted between me and the neighbour had I been told.
I'm sure it's just incompetence rather than malicious, but just be careful as they'll lie and pretend lack of knowledge on things rather than being honest and reactive.
They still had the audacity to charge me £190 to stop listing after I of course decided to use another agent. Very disappointing, but I'm sure some sales go through without a hitch.
