Later, he introduced us to Sharna Greenfield, who was absolutely amazing. She showed us the property and managed every step of the process with great care and professionalism. As newcomers, we didn’t know much and often called her for even the smallest questions, but she was always kind, responsive, and incredibly helpful. She handled everything perfectly.
After eight months of struggle, we finally moved into our new home. We are so grateful to Sharna, Nick, and the entire Bairstow Eves Southend team for making this possible. They truly are the best in the UK, and we highly recommend them to anyone looking for a home.

Lack of transparency, poor communication, and no meaningful mortgage advice

Timeline:

August – I attended a viewing for a shared ownership development. Despite asking multiple times, I was not provided with any cost breakdown (rent or service charge). I was simply told to submit my documents to the in-house broker, Lara, to “run affordability”.

No explanation was given as to:
• what affordability criteria were being applied, or
• how the assessment would be carried out.

The outcome came back as “unaffordable”, without any supporting figures or explanation.

Later in August – I attempted to view a full-ownership property advertised at £200,000. On the day of the viewing, I was informed that the lift was broken. Instead, I was offered the option to view a £280,000 property requiring significant works, which was not comparable and which I declined.

To view any further properties, I was again required to go through the same broker.

I resubmitted my documents (for the second time).

Mortgage “advice” received consisted of a 6-line email outlining figures that are freely available on public comparison websites. No analysis, no documentation, no explanation.

When I asked for standard broker documents routinely provided in regulated advice — such as:
• ESIS / KFI
• interest rates used
• product fees
• lender comparison
• affordability rationale

there was no response for over a month.

After this prolonged silence, I was told that the lack of response was due to their “system being down”. This may be an acceptable excuse in a casual setting, but it is not appropriate for a regulated professional, particularly where financial advice and major life decisions are concerned.

When chased further, the broker attempted to rewrite the narrative by asking for updated payslips, despite the fact that I had already supplied my documents twice and had received no substantive advice in return. I declined to resend documents for a third time without first receiving the documentation that should already have existed.

August–December – It eventually transpired that no documents had been produced at all, other than a single Agreement in Principle (which any applicant can obtain online themselves in under 10 minutes).

Shared ownership price list – After querying this repeatedly, I finally received the price list four months later. It only contained 3-bedroom properties, despite the fact that I had never applied for a 3-bed. How affordability had been assessed against properties I never sought remains unexplained.

The affordability criteria and calculations have never been disclosed.

Finally, when I asked for a link to leave a review, that email was also ignored.

By way of comparison, I subsequently approached an independent broker. Tailored, documented advice was provided within 2 days, and a suitable mortgage offer was issued within 2 weeks. The difference in professionalism, transparency, and competence was stark.

If you are comfortable with vague answers, long periods of silence, and excuses when basic questions are asked, this may be acceptable.
If you expect transparency, proper documentation, and regulated mortgage advice, do not waste your time with these people.

Wow, where do I start ?.
My elderly parents have just used Bairstow Eves Coleshill , to sell their house, and the experience has been outstanding. From day one, Sam, Karen, and David were brilliant—patient, clear, and supportive, explaining everything in simple terms for my parents, who hadn’t moved in 63 years. Nothing was ever too much trouble.
I would highly recommend.

Barking and Dagenham Branch.

I went to see a property in Barking and Dagenham with the sales consultant called Libby Young on Friday, Barking and Dagenham branch. I viewed the property and within the hour put an offer. Libby said she spoke to the vendor and she was happy with my offer and that Libby will call me on Monday. Libby also referred me to her colleague in the lettings team to get a quote for letting the property which I did and Libby's colleague also sent me a quote for renting the property with them. Yesterday at 18:17pm (out of hour's) I receive a call to say the vendor has accepted another offer. To no account did I get a call from Libby or the Manager to discuss the offer further, although Libby said her Manager contacted me. No calls, or emails received. Scanned my inbox entirely. Just received a letter to say my offer had not been accepted. I find this terrible!!! I was completely mislead all the way and there doesn't seem to be no trust or honesty with this agent. I myself work in the industry and have done so for over 18 years but to mislead people unethically is not right. I am a committed buyer that has provided an AIP and POD so the agents know I am a serious buyer. Not only this, but this is the second time, this has happened with them to the point you lose trust and believe in anything they say. Terrible terrible.

Do not use them.. please !!! They lie to you and push the price up by playing buyers off against each other.

Complete incompetence across the board. Takes 10 days to get a response to an email and even then you have to call to get them to read it.
They held our deposit hostage for over a month with no good reason other than that they were slow answering their emails.
Absolutely steer clear if you possibly can.

Bairstoweves Beeston

They keep finding tenants who either damage your property or refuse to leave. When I called to get a solution they purposely avoid the calls and send an email and say they’re too busy. This is my property, they act like it’s nothing. Then they gas light you by saying they’ll call back and when you call and finally get through, they say they’re too busy to call back. Out of frustration, I obviously cried, to which one of their colleagues said ‘why is she crying over this’ in a nasty tone and loud. The person on the phone started denying someone even said that and then when she realised how loud it was she changed her story and said she doesn’t know who said it. When I said I want a formal apology, she then said she’ll speak to that person. Why lie? Just take accountability. Toxic people.

Never recommend Bairstoweves Coventry
As a landlord, I have been emailing and leaving voicemails for a week with no responses. I am unable to speak to anyone to get the property’s keys back

Highly recommend Bairstow Eves. We really appreciate their help and support throughout the house sale process. I was new to selling a house (on behalf of my Mother), so I had a lot of questions and these were always answered thoroughly by the agents involved: Claire, Daniel and Stephen. They were all professional, informative and worked very hard to keep the momentum going throughout the process. A big thank you to the Folkestone team.

Had an appointment booked for today 27th October at 12pm, even sent me a reminder at 10am. Didn't turn up or message to say their not coming. Missed their opportunity, won't be asked back.

Jenny and the team were very helpful and supportive from start to completion. Their advice and experience was invaluable and would recommend using them as local estate agents.
