I have just received a pdf informing me of a change to Trinity's bank account. To avoid possible finger problems, I went to copy the text, as I have many times in the past, for Trinity (I've verified this from earlier messages) and other companies.
I could not copy it, as it was presented as images rather than text, so I have to retype the details. I reported this to customer.accounts and received a reply that they aim to respond within ten days - is this the 21st century or the 20th?

I have tried to have a conversation with the estate manager. I have owned my property for many years. I have tried for several weeks to speak to Mr Gilmore the estate manager. Left messages on the oortal, messages with customer service. I have even emailed and adressed to the CEO. Had no response. What a disgraceful way to deal with customers.
I am busy now but in January I will visit every property and carry out a survey and collate information to use to create a private takeover to manage this site. It’s not hard just time consuming but they have insulted me by ignoring me. I love a challenge.

I’ve had nothing but disappointment dealing with this company. They are rude, unhelpful and seem to have no problem adding unexpected extra charges to cover their own “underbudgeting.”
We’re being charged around £140 a month for what exactly? Someone comes once a week to spray air freshener and run a hoover through tiny communal areas. The grass outside is cut occasionally, and the windows get a half-hearted clean every couple of months at best. I raise concerns and is told it is not their problem.
Now I’ve been told I need to pay to repair my own front door following a so-called “fire door inspection.” Strangely enough, I was told almost two years ago that an inspection was due — I even took time off work to be there as residents are required to attend — yet nobody ever turned up. So how exactly have they decided my door needs replacing? Has someone entered my flat without my knowledge?
I genuinely don’t understand what we’re paying for. The lack of transparency, poor communication, and questionable charges make this company a complete disgrace — and we’re all being taken advantage of and exploited.

Extremely poor company in responding to scheduled maintenance. Despite setting money aside for decor and carpet maintenance / renewal in communal areas, nothing has ever been completed in last 12 years!!

Absolutely awful management company. Never answer the phone , but can’t wait to invoice you at every given opportunity. Why should I be billed for other apartment blocks problems ? Constantly send me invoices saying ‘underbudgeted’ but yet I’ve paid into the budget for over 20years. Not even had a refurbishment in that time. Do not use this company! Money makers !!

Trinity Estates are the worst. They rake in maximum cash for minimum work. Service is atrocious. Previously they claimed not to be able to find a contractor to complete some electrical work. I found 4 local ones in 5 minutes of searching. Decisions are made without consultation – today signs appeared on the communal green saying, “no ball games” – who decided that? No one I know that lives here. They are poor guardians of the funds they manage (i.e. the resident’s money) and pay invoices from contractors when work has not been done. When moving, you are required to pay them a fee of £500 for a flimsy leaflet that goes to the buyer. Utterly awful.

Please - go through the Right to Manage process and rid yourself of this awful company. I stand by this and have lots of evidence.

Absolutely disgraceful fee we have to pay for this management company on our new build estate. Complained that they had not fulfilled their agreement and have threatened legal action. Do your job and then people wouldn’t moan!

An absolutely awful company. They charge money in advance and then don’t turn up and carry out the work. They then send another bill for the next six months even though they hadn’t been showing up. We were charged for grounds maintenance but yet at one point the grass wasn’t cut at all, weeds everywhere and the place looked a mess. We were charged for it to be a private gated area but no gates were installed, ontop of that the gates were sat on a pallet on the floor whilst we were getting charged for the maintenance of the gates. Public were parking in our spaces whilst they shopped, front lawns getting driven over and dog mess being left in the "private" area. It took many, many complaints to get them to come have a look at the area. They arranged to meet the grounds maintenance team whilst here who didn’t show up. Due to them not carrying out any work residents were reluctant to pay any more money but this lead to extra charges. They are that bad it makes us not want to live at our property anymore. Truly a very shocking company who have no care for the residents who live in the areas they manage.

We are extremely dissatisfied with the service provided by Trinity Estates in our building. For the second month in a row, rubbish has been accumulating, and the promised cleaning deadlines have been repeatedly postponed without any accountability. Instead of taking responsibility for these ongoing issues, Trinity Estates provides misleading information and fails to offer clear solutions.In particular, I would like to highlight the work of your staff member, Aiden. His email responses are highly selective, with many messages going unanswered. The deadlines he communicates are later unilaterally extended indefinitely, creating further frustration for residents.This situation is unacceptable. Given the consistent failure to fulfill obligations and the lack of transparency and responsibility, I sincerely wish for the rapid closure of Trinity Estates so that a more competent service provider can take its place.

Since coming in to manage our estate, Trinity has raised our fees to over £3000 pa on a flat worth less than £90k. The works they charge for are never done and there is no accountability. Whenever I request a call from a senior manager to complain, emails are replied to by the property manager who I want to complain about. The basic upkeep of the building isn't done, with a lift out of action for months and heating not working for weeks during last winter. They fob people off with lies and excuses when challenged and haven't provided any evidence of spend despite being paid over £1m in the past 3 years by residents. Once Freehold is sorted, this company will be in serious trouble due to their own incompetence and greed.

I’d like to say a huge thank you to Sophie Nash, who has been our Property Manager for the past couple of years. Sophie always made the time to respond to our needs. She was consistently available, responsive, and diligent in her approach and communication. What really stood out was her professionalism, attention to detail, and proactive way of dealing with challenges, nothing was ever too much trouble. We built a strong working relationship with Sophie, which gave us real peace of mind. We’ve been very fortunate to have her support and I want to acknowledge the excellent work she has done for us. It’s a real shame to see her go, and she will be missed.
