Tommy was excellent from start to finish. He didn't rush us at the viewing, was able to give us a lot more information than we feel we've had from other agents at viewings. He was really welcoming and gave us the option of free walking around or a tour which we've never been offered before. He was detailed in his knowledge and once we decided to go forward with our application, he was very proficient and quick without losing any quality of his service. Once we were passed over to the business team to sort out the contract etc, we had some issues, went back to Tommy who sorted it within a day for us. We could not have been more pleased with his support for our application.

Really happy with Alice as our property manager. She’s always friendly and quick to sort out any issues.

Amazing experience with the letting game - really quick and transparent. The man who showed us around the property - Tommy - was extremely helpful too. He got everything sorted within hours. Thanks so much!

P.S. They are trying their best to remove this review from this website by reporting it as harmful. This is not my first rodeo. Now I will update it everyday to keep it at the top. Instead of helping me they are concentrating on this mere review. I have screenshots and proof that this is a valid review.

Update: Their other agent name Tia has been disappeared after saying that she will help me. She replied back saying she won't help me because of this review. What a complete joke of an agency.

I just need to know why the properties that have been let still showing up on Spare room website. Sophie should sell bananas on the street rather than working here. By the way, your description of the properties are somewhat of a threat than an Ad. What do you think students are?

P.S. As per the response to this comment, I contacted them and Sophie refused to help me by ending the discussion saying, "best of luck with your search"! And now they are reporting this review as fake.

And then they cry about a review that is true and valid.

Stay far away guys! Contact the landlords directly. There are literally lot of landlords on SpareRoom and OpenRent.

This review won't be going anywhere, Sophie. I have plenty of time to publish it again and again. It's a shame that you messed up when I was going to remove it myself after one of their agent Tia contacted me. Now this will remain here.

Alice Seymour has always been very responsive & knowledgeable

At move in they were difficult
They tried to pressure us to sign a tennancy agreement stating "no pets" despite it being a pet friendly rental. When I pushed back they said "it was just a draft so it didn't matter if it was wrong".

Several of the documents required at the start of the tennancy were never sent over, and our tennancy Start date was pushed back at the last minuet as they hadn't arranged an EPC.

Thankfully this was a tenancy find only so I didn't have to deal with them during the rental period.

When it came to getting my deposit back they were again incredibly slow. Deductions we're agreed with my Landlady on the 28th July. After that point a deposit should be returned within 10 days. However they did not begin this process until the 13th August when tehy asked for our details.

Later on the 18th August they "started" to return our money saying it could take up to 5 working days.

On the 26th August they still had not returned our money and I had to chase repeatedly. The phone just rang out without anyone picking it up as I tried each option on their phone tree when I couldn't get through to the named contact.

They finally returned our deposit on the 27th August, taking 29 days (again legally meant to be 10 days). Even with their claim that they didn't get our deposit return details till the 13th August (which my landlady disputes) this is still 14 days, which is over the legally prescribed 10 days (it is not 10 working days, but 10 days).

Additionally the law is clear that the process starts when the landlord and tenant agreed deductions. the fact no one on their end checked their emails does not absolve them of this responsibility.

So we viewed a property on Linden Road earlier this week, and the photos of it were lovely. They clearly showed a nearly brand new deck out back of the property.

When we viewed the flat, we did expect for the photos to have shown it in its best light, and the current tenants were in the middle of a housemove so the place was a little bit not in it's best state.

However, when we got to the garden/deck area we were so surprised by the state of the deck, it was not just that it could have had some wear and tear since the photo had been taken. That photo would have had to have been taken probably over a decade ago if at all.

Looking back on it now, clearly we had rose tinted glasses on because the photo is clearly doctored (either by AI or by photoshop), to make the deck look very new.

We absolutely would not have bothered taking time off of work to view this flat had the photos been realistic.

Also there was awful mould, so bad that we both showered when we got home, although that obviously isn't the fault of the letting game.

However, the photos clearly were not in line with the state of the flat at all.

Decided not to employ this company to manage a property I let out. Was initially impressed with communication but then had weeks of no reply or updates from them. The lady that I was emailing with left the company which I was not informed of. Documents were not scanned in and tenants not contacted. Just had a very bad feeling about this and have gone with another agent.

We rented our property through The Letting Game from November 2025 to February 2026. Our tenant was perfectly reasonable and caused very few issues. Unfortunately, our negative experience was entirely with The Letting Game’s management of the tenancy.

Throughout the tenancy we were charged hundreds of pounds for works and maintenance that could not be adequately explained despite repeated requests for clarification. Communication was consistently poor, with response times often requiring multiple follow-ups and persistent chasing before we received any meaningful response.

The routine six-month inspection was also disappointing. The garden, which had deteriorated significantly, was not properly assessed or reported on. The end-of-tenancy inspection appeared equally superficial. Obvious issues such as the condition of the fridge, a clogged tumble dryer, and the heating being left running at full temperature when the tenant vacated the property were either missed or not reported.

The landlord statements were difficult to understand and lacked clarity, making it unnecessarily challenging to track charges and payments.

Like many landlords, we were impressed during the initial sales process. However, once we had signed up, the level of service fell well short of what had been promised, and we never received the proactive management we expected.

Had alternative local agents been available to us at the time, we would likely have explored other options. Since then, we have heard positive feedback about Pinnock Property from other landlords.

Based on our experience, we would not use The Letting Game again and would struggle to recommend them to other landlords.

Avoid at all costs. This company is a sinking ship – from ignored maintenance requests to the rare, incoherent replies you might eventually get to an email. Four different property managers in four years tells you everything about the chaos inside.

The lack of basic communication is staggering. A week after we had already moved out, they emailed to ask if we'd be home for a mid-term inspection. That's not a slip – it's a complete failure to know which properties are even occupied.

We've been waiting for almost a month for our deposit. Last week they promised: 'by the end of this week.' We still have nothing. Repeated assurances, zero action.

This isn't incompetence. It's a collective effort to make tenants' lives as difficult as possible."

The Letting Game have been great from start to finish in our search for a new rental property. Sophie Knight was very attentive and understood exactly what we were looking for in regards to size, location, amenities and transport links. She genuinely cared about our situation rather than just trying to push the sale. We dealt with a few different agencies during our search and The Letting Game were by far the best. Pleased to say they helped us to find our new home!

My experience has been wonderful, my property manager Hayley has been extremely attentive since the beginning. Her attention to detail and service has gone above and beyond for me and really helped me out of a difficult situation. After our first property managing company left us with little to no communication, (sending emails to guarantors instead of the residents etc), it has been a breath of fresh air to have someone who seems to genuinely care, and want to help to the best of their ability. I will most definitely be using the letting game in the future for everything regarding rentals. And just a huge thank you to Hayley for all of her help!
