GO TO NHBC OR BUILDZONE . ONCE PREMIER GUARANTEE GET YOUR MONEY YOU GOT NO CHANCE OF GETTING IT BACK.

THEY OWE ME 2 PAYMENTS TOTALLING APPROX £1600 AND HAVE MADE EVERY EXCUSE NOT TO PAY!!

'Dystopia incarnate'

There is no need to go into any depth with regard to our experiences with Premier, I'd only be covering similar ground that so many others have already painfully laid out.

The simple fact that I still feel the need to add our voice to this nightmarish cacophony just shows nothing has changed and at this stage I suspect Premier Guarantee going liquidation would be a mercy - at least it would spare others from their appalling service.

if you have got a premier guarantee--- and they do not honour there warranty then// do this county court or TTC COURT then there methods of business goes not work there and they no it .so do not waste your time wrangling with them because that want they want .reminder you are the policy holder and you have rights to .but do not worry i will be on the bbc and show you all how to navigate .in your dispute with a clear out look for the policy holder .look out from bbc doc/and bbc news

Premier told me in writing that their surveyor looked out our property and signed it off after final inspection and issued certification in accordance with their manual.
The property was sold without a temporary habitation or full completion as the property failed the building control inspection which meant the property was not fit for habitation.
As it transpired, the property was not in compliance with both building control and Premier's technical manual on multiple points including structural. This meant either Premier were not truthful on their inspection or they were incompetent.
As per Premier's own paperwork, the property is to have either been inspected or passed by building control or, if a surveyor inspects the property and passes it which questions the validity of the certificate, something Premier have refused so far to answer.
The consequences are; this bit of paper is used as part of the mortgage so could constitute mortgage fraud; it gives a false sense of comfort that the property is up to standard; if we needed to claim on the guarantee, we would have to pay excess and that's if they agree to fix the issues; as the certificate was provided we were denied the ability to walk out of the sale on a legally uninhabitable property (unknown to us at the time); our housebuilder used the certificate as an excuse to argue the property was up to standard when it was most certainly not, never mind the pain we are going through to get the building up to standard. I have now contacted the FCA as my complaint is over 8 weeks old and I still do not have an answer.

Shame on this company and any partners

How this company is allowed to trade is beyond me. They are beyond useless and bordering on criminal. I truly believe they only exist to allow housebuilding companies like Persimmon to market a warranty with each home knowing fine well this mob won't do a thing when a warranty claim is needed.

Why am I saying this? For a start I was not sent out any certificate of guarantee when I purchased the house, thus entering a guarantee with them. When I did phone up to request this and make a claim, the lady on the telephone (as friendly as she was) was unable to locate my address on the system. I wasn't even on their system...

I was then pointed to their online claim system where I was asked for my guarantee number. I couldn't give this as I didn't get one and I'm not on their system. I continued with the claim and was asked for a ridiculous amount of documentation such as proof of ownership, 2 forms proof of address, mortgage statements, pre purchase surveys etc. I don't know why Persimmon and Premier Guarantee hadn't put me on the system using this info when I bought the house and entered into this contract.

I also stated on my claim there was huge water ingress which had breached the electricals and was a fire hazard. So there I was with water pouring through a light fitting, the circuits switched off, trying to find 8 different documents in the dark to complete my claim.

5 days later and I haven't heard a thing back, just left with a 9 month old baby in a hazardous home. "Premier Guarantee" could not be further away as a description of this company. Shame on you, and shame on Persimmon or indeed any housebuilder associated with this lot.

We are living in unsafe

We are living in unsafe, highly flammable flats similar to grenfell and have been told that we need cladding removed and remediation works. This is obviously at astronomical costs that are being pushed on the leaseholders. This is totally unfair, we bought our flats in good faith, unaware they were made with dangerous materials. If we have to pay, it will bankrupt the leaseholders! In the meantime we are living in unsafe flats and will have to pay through the nose for waking watches. This is a cladding scandal and utterly shameful. Premier guarantee have refused to help financially or take any responsibility. Disgusting.

I only put 1 star as couldn’t review if I didn’t.
A complete waste of the paper it is written on.
I bought a new build and was assured with the 10 year guarantee.... when builders went off site and wouldn’t reply to complaints. I went to Premier with 5 major complaints and was told it would be £1000 per complaint. £5000 in total before they would come out. I was only 1 month out of the builders warranty. ( but couldn’t get a response from builders anyway ). This should be reported !!!!

Do not take a Premier Guarantee…

Do not take a Premier Guarantee insurance. Even after taking the case to the Financial Ombudsman, who should’ve found in my favour where law is concerned, I didn’t win. The Ombudsman can ignore the relevant law. I am now having to pursue through a small claims court so the Premier Guarantee policy was a waste of £2k.

I was shocked when reading the reviews…

I was shocked when reading the reviews on this company! I'm not alone in find this company a third class citizen in relation to NHBC. It is a developers paper exercise on the cheap to use as marketing tool. The policy, to which I had little documentation, is only any good if your property has collapsed and then you might be told of clauses that absolves them of any liability. It seems they employ people purely to go through contracts and clauses to avoid any activity or cost.
Bit of an oxymoron 'Premier Guarantee', because they are the last people to do anything and the guarantee is worthless

Dont ever buy from Mahbo Beh Rezai

Dont ever buy from Mahbo Beh Rezai. Her properties are full of defects which are covered up. Premier guarantee is completely useless, same as the developer. They don't help you at all and the guarantee is not worth the paper its written on. You will effectively end up paying for your own repairs. Avoid at all costs.

Premier Guarantee are useless and waste…

Premier Guarantee are useless and waste of time.
They'll only pay out if your house subsides or falls down.
We've identied damage to our house, following poor construction from Charles Church. House is 5 years old and a local builder said the damage was probably there from when we bought the house.
If buying a new house or considering Premier Guarentee, I strongly recommend against using them. They set a huge excess so minor damage isn't cover, only huge constructual faults. I'm very disappointed and if your considering buying a policy from them, I strongly recommend against it.

Avoid buying a house with a Premier Guarantee!

I have never written a review before. But I felt it was important for people to be aware that Premier Guarantee should be avoided at all costs and are not a proper guarantee. I would never have brought my house knowing what I know now. It has been years of hell negotiating and waiting for our plumbing system and major snags to be fixed. We have been fobbed off with the phrase ''reasonable period of time" (the time you have to give the developer to resolve these issues) over and over again with no explanation as to when this period will ever end. 2 Years on and apparently this is still considered to be a reasonable period of time to wait for things to be fixed! You also have no say whatsoever over the quality of the labourer
supplied so anyone can be sent to fix your house, regardless of how unskilled and unqualified they are. (The developer doesn't own the house anymore so they send the cheapest people possible) In almost all cases I found much more damage was done than actually resolving any preexisting snag. However, if you deny work to be carried out you will be seen to be obstructing and therefore invalidate your guarantee. Having learned the hard way I now have to cover the costs of fixing this damage as premier do not cover this either. For example, a plumber did not know that you could fix the toilet by removing the flush plate/access panel and instead broke my £800 marble toilet throne which is not covered by premier, very basic plumbing knowledge would have avoided this cost but we were not allowed to request a proper plumber. Anyway, I could go on forever.
Please if you can, avoid Premier! Unless you can afford to rebuild your property yourself should you find yourself in that situation.

Neither Premier, nor a Guarantee

I submitted a claim to Premier Guarantee's dispute reconciliation service as I purchased a property from Weston Homes with issues that fell outside the tolerance of PG's technical standard. PG did not contest that they fell outside the technical standard. PG said that as I had notified the Developers about the issues before PG issued their certificate of insurance, the issues were not covered by PG. I did not receive a certificate of insurance from them until I requested it 3 months after they'd written it. In this scenario I am left with a property that falls outside the PG technical specification that PG won't do anything about. If, of course, I'd been able to get the developers, Weston Homes, to fix the issues I would never have submitted a claim to PG in the first place. I feel massively disappointed that PG's answer amounted to, "we can't help you because even though your property doesn't meet the standards we set and are responsible for enforcing you didn't read the information we never sent you". Useless.

Waste of space

Waste of space of a company. Agree with the reviewer below - they clearly collude with the developer and definitely do not protect the interests of the purchaser - despite what you’re told when buying a home with their warranty. Put simply, MD Insurance Services should not be in business.

If you’re looking at buying a house with a Premier Guarantee / LABC Warranty - walk away, it’s not worth the paper it’s written on.

1 star is far too much to award this…

1 star is far too much to award this company. They are part of a group of companies that include MDIS, DRS, LABC and no doubt many others. Their CEO is on the board of directors for their dispute scheme "the consumer code".

I have been patiently working with them for nearly two years, they manage you in cycles. your report an issue, you. complete a paper based for an send it to them. A call agent will call you and debate each point your raise and that it is not in the technical manual. Read it first and be prepared for the debate. Then if you manage to wear them down they will send a chartered surveyor out. The chartered surveyor will only survey the points you have found, so ensure you have done your homework in advance of the visit and raise everything you can. You will then receive a report a week or so later. It will then be a 3 months debate where they will call you and then the developer and encourage the developer to fix the work. Day. 1 they will. tell. you not to worry and that if. the developer will not step in they will. However, at the end of three months when you ask them to step in they will then convince you, that you will need another chartered surveyor on the basis that the developer is responding. A response is "they pick up the phone and say the right thing". And, again, and again and again. If you ask for any information on progress etc. they will say you can have any reports or details because it is covered by GDPR. If you raise a request through GDPR for information they will inform you, that you cannot have it as your are not their Client.

Advice: these guys will run rings around you through process. They have no empathy and you will end up stressed/ill as in our instance. Dont let them do this to you.

0) rule of thumb, keep. a log of every time you call, always respond back with an email with a record of the conversation. Where possible record any meetings and conversations. Maybe you first email "thank you in advance of your help and the chartered surveyors report, I understand, in accordance with the warranty agreement that if the builder fails to fix the issue then you will invoke the insurance, fix the. work and claim monies back from the builder. I understand this date to be xxxx 2019.
1) read the technical manual, get your facts straight and enter into a tough debate.
2) be prepared for the chartered surveyor, point out all of the issues and if you can record the meeting.
3) Keep and log of activities. Especially, if you are met with the building. Dont let them negotiate a fix or pay you off.
4) If nothing happens after 3 months ask them to invoke the. insurance clause.

If. you have any issues please:
1) complaint to premier guarantee complaints department - Andrew Gardner. If he fails to response. Send an email to Gary Devany CEO. Be sure to get your MP involved.
2) report your issue to the Financial Ombudsman to get it on their radar.
3) report the matter to the financial ombudsman requesting redress and compensation.

Not surprised by the reviews about…

Not surprised by the reviews about premier guarantee. The brochure reads so reassuring when you buy your apartment but when it comes to dealing with your issues they simply wash their hands. Would not recommend this company and would caution any one, you might be misled like I was...why is this allowed to happen and customers are the ones who suffer at the end of the day 😭

Stressful Experience

Stressful Experience - 11 months after moving in and `I still have a lot of outstanding defects; some serious causing flooding. As the developer was ignoring the issues to include but not limited too'condemned gas installation, no safety bars on windows, structural issues and flooding I went to Premier Guarantee, Naively thinking that they would assist me with my concern. Initially, for confirmation that Building Control had been signed off; I was minus a certificate for the gas installation, also asking how BC could have been signed off with so many in hand issues; one serious. They told me that they had not performed building control only sign off for underwriting, they pointing me in the direction of the local council. I called the council and they confirmed that it was completed by Premier Guarantee. I went back to Premier Guarantee; after an escalation to the HO compliance they confirmed they had performed building control. I ask for certificates and evidence that the relevant BC checks had been made. They only sent me the final certificate. I raised a GDPR/SAR request and they failed to complete this in full informing me that the information was owned by someone else. To this day even copying in the CEO they have failed to provide me with the information. Insisting I am not entitled to it as it is owned by someone else. Re the building control and sign off. The HO building control informed me verbally that the paperwork was misaligned and they couldn't come out and check everything the developer did. In a condensing and chauvinistic manner; we have to trust the developer, we are a profit organisation. There was no sense of urgency dealing with the safety concern so I enlisted the help of GSI who condemned all of the fire installations own the development. With regard to the defects I completed their proving a detailed list of issues. Then went through a further few weeks of debate on what was a defect and what wasn't and constant referral back to the technical manual. It is worth pointing out who you are sold a house with a warranty agreement you are not informed that it is only items in a technical manual not comment defects you might find or the complexity of getting any issues addressed. At this point the long drawn out saga started. The feeling of being in a hampster wheel. After escalating the matter of constant debating over what is in the technical manual and a defect 'flooding, all of the water for the whole building falling into two court yards, no window bars, condemned gas installation etc. They sent out a Chartered surveyor. Who only look at the issues I had raised, after which coming back with a report 'not as a chartered surveyor' but as a dispute resolution "witness'. The report was given to me and the developer. A couple of months to address the points raised; two months passed, I chased PG, each time they came back and sad they will case the developer. No sense of urgency and no proactivity; on occasions they confirmed that the developer said they had fixed things when they hadn't. After escalating the matter again and adding further issues they asked me to complete another form. Back on the hamster wheel again, the charted surveyor was sent out again. He reviewed the old issues and the new ones. The old issues; some were deemed to be closed or not an issue ...eg. one video showing a typical rain and the entire water for the whole building 'old school' pouring into he courtyard area. _ NOT A defect. Even, water flooding down the door and into the utility area where the floors in side and outside are the same level.. NO DEFECT. The, produced a second report omitting half of the issues I raised. At this point, two reports, two different claim handlers although not a claim as PG see the issues raised as dispute resolution and no time scale for the developer to fix the issues. Two H&S issues and risk to life outstanding since November 2017. I called and asked for the matter to be escalated again. 1) for one call handler to be assigned to me and not two and 2) for the developer to be given a date. A date was received another month due to the fact they had closed a couple of points off the first report that was issued in feb. I pointed out I had closed off those issues from dealign with suppliers direct. I asked for the SLA's and they said they had some but I was not allowed to see them. I asked what would happen in one month and they said they would see how far the developer had got and then the matter would go tot he next team. I asked what would happen them. The call handler said that he would see. I asked for the overall matter to be handled by the supervisor. the supervisor emailed me confirming that he would come back to me on challenges that I had raised on the CS report and that closed items were still open and also missing items on the new report. Not forgetting escalation to the next step 'they fix issues' as per the marketing. |f the developer does not fix issues we have the power to have the issues fixed and then claim money back from the developer. Two weeks and still no update from the supervisor.

There seems to be a confit of interest and protection for the developer. The issues should have been picked up by BC and not signed off. BC was signed off and underwritten for insurance that appears to be useless as a consumer you can't invoke it. The two escalation points are Consumer code, which appears to have some associated with Premier Guarantee through the CEO and the CICAIR which is difficult to work with unless you are a chartered surveyor.

The net result as a consumer is sitting in a property with loads of defects, some critical to life and no-one to go to to get help. Half moved in, not unboxed and at present 120 hours spent chasing Premier Guarantee, accepting visits from CS'd and producing documentation.

It just doesn't work. it should be made clear to you as a consumer that the warranty agreement works for the developer only. You are not protected as you, the mortgage company and conveyancer are yet to believe. As PG are also the builder controller difficult to get them to accept any issues. An unfair system with no recourse for the consumer.

Ignore emails

Ignore emails, do not return calls, and give incredibly inconsistent answers. claims department are good. But to get through to them, you need to navigate the impossible and dismissive DRS team. Try and go for NHBC, Premier do all they can to avoid paying out and usually side with the builders
