Scouting Collaboration

Just started collaboration between local Scout Group and Meadfleet.
Initially supplying bird feeders and seed to young people, must mention Jay , who has driven this first initiative.

Notice Board

Moved in to the area and wanted to set up a local residents group. I contacted the team and said it would be beneficial to have a notice board to tell residents about the group and to share general community notices too. I contacted the team initially in June and the board was up in December but they kept me informed the whole way through.

Natalie and Stefan were both very polite and prompt.

Charged a £510 notice fee for doing…

Charged a £510 notice fee for doing little more than agreeing to the sale when we bought our flat. Absolutely no justification for such a cost. Theft.

In reply to what has been written by Meadfleet - this is in no way a justification for the extortionate charge that has been levied and is also incorrect. The security deposit is a further £100 ON TOP of the £510.

The solicitor which we have appointed to investigate E&J Estates will also be looking into the Meadfleet fee as we believe it is not fair and reasonable - which is a legal requirement.

Further reply - my completion statement states £510 Meadfleet sale fee (extortionate for the work involved), £100 security deposit to Meadfleet and a further £100 to reimburse seller security deposit. My understanding is that of the £710 paid in total only £100 will be reimbursed when the property is sold.

As for my solicitor being aware of the charges - yes, of course they were, as was I. That does not change the fact that by this point any purchaser has already invested time and money into the purchase and has little choice but to either continue and pay the charge or to walk away and lose any upfront fees paid (for searches etc). Meadfleet know this and take advantage. All you do is maintain a small field for an unreasonable amount of money each year!

Further reply - please have the person leaving this feedback call me. Meadfleet has withdrawn all contact numbers and appears to not wish to speak to the people paying their fees. I wish to know if what I have been charged is correct. I have not mentioned a notice fee at all so I am unsure as to why this fee was referenced previously.

Thank you for your further comments, and i am sorry you feel our fees were excessive.

Meadfleet do not charge any notice fees at all, so I am sorry that you felt that this was the fee you were being charged for. The fee in question is in relation to the producing, and execution of the Deed of Covenant for the property, liaising with both buyers and sellers conveyancers over queries raised and dealing with Land Registry requirements including any requisitions.

Meadfleet’s Legal Team work very hard to ensure that all sales and transfers are as seamless for our buyers and sellers. This, as we have said involves lots of correspondence with both sets of solicitors regarding the sale/purchase of a property, with contracts and certificates produced for the purchase, which we did for yourself and which you have signed, along with the Land Registry consent document. In this case, there were actually multiple forms for the Land Registry that had to go through our Directors for review and signature as part of the fee.

Your solicitors would have been fully aware of the fees at the time of notification of your purchase and long before you had exchanged or completed on your property, and we would have happily answered any queries or concerns over fees if they had been raised. Having checked the correspondence with your solicitor, we can also confirm that the figure you have quoted is not correct as administration fee, as part of this was a Security Deposit that is refundable to you when the property is sold. I am sorry if your legal team did not pass on the split of these costs to you.

We do not believe the fees could be represented as excessive given the time spent on your case file, however should you have any further queries you remain welcome to contact our legal team directly.

Just to update you, I have spoken to our Legal Team who have confirmed that they produced a new Deed of Covenant in duplicate for you whilst liaising with both sets of solicitors, dealt with the Land Registry and solicitors regarding the filing of an RX1 and an RX4, as well as all the associated communications, and finally the production of the Consent for the Land Registry.

Please feel free to speak to your solicitor who will confirm to you that you were issued with a Deed of Covenant in duplicate for signature. Part of that fee also included the Security Deposit that is held on your account, and which is then refunded to you when you sell the property onwards.

Thank you for your review and we are sorry to hear of your dissatisfaction with our Legal process.

I am sure you can appreciate that there is a lot of work that goes into the legal process of buying or selling a property and our Legal Team work very hard with both parties solicitors, producing new documentation for buyers and the Land Registry, with a lot of communication in between. We can assure you that it is not agreeing to the sale, they work very hard to ensure a smooth transition for all parties involved.

I emailed Meadfleet with a query on my sister-in-law's account. Mandy Franklin from Customer Accounts responded promptly with a helpful reply. Mandy's response was very friendly whilst being professional. It's lovely to get a really nice email when dealing with accounts.

We live on The Ashes, Litherland, Merseyside L21.

We live on The Ashes, Litherland. The entrance to the estate is extremely neglected and needs some attention. The only area that Meadfleet attend to is a small grassed area at the back of the estate (we can’t even see this land!) almost 150 yards away and we have no benefit of this area. However we are charged £73.65 for the privilege of this. I suggest that what you are charged should be assessed on how far your property is from this area.
Inv Maintenance cost £17.28 I will check that we get flowers grown on this area over the next months. I suspect NOT! Overhead cost £46.76 what is this for????? Management fee. We feel and many of our neighbours that we are all being totally ripped off! I look forward to receiving a response.

We are sorry that you are unhappy with the areas that do not fall under the management of Meadfleet.

Unfortunately, we do not choose the areas that are handed over to us from the developer, as it would always be our preference to manage the development as a whole. However, we do manage a large stretch of land on the development that all residents have access to. As the development as a whole is party to the scheme, all properties are therefore charged. However, we also do not like that the areas that we do not maintain are not in a good condition.

Whilst we do understand your frustration, this is not something that we can change.

Please be assured that any bulbs or seeds that we have noted on your summary sheets as planted, would have been done so.

With regards to the overhead, this is a contribution per resident towards Meadfleet’s administrative functions, including the associated costs involved in managing your development and is something that is costed into all goods and services. For transparency, Meadfleet have committed to displaying our overheads separately in our invoice breakdowns.

Overpriced grass cutting service who do…

Overpriced grass cutting service who do nothing to support the problems of residents. I have asked several times for weeds to be sorted along with a notice to stop kids using the bridge area as a skateboarding park but nothing is ever done. Useless!

Thank you for your review, although we are sorry to hear of your disappointment with the service that you have received.

We have looked into this matter for your with the Regional Manager for your development, and we will confirm the following for you.

He has stated that he wanted a resolution for you on the matter of the weeds and therefore he had personally turned the soil, raked it and over seeded the area in question. Due to the weather, the contractors are having to manually manage the weeds as it is not suitable for a treatment plan at this time.

He is in the process of sourcing strips for the decking , which will act as a deterrent for the skateboarders. We have also asked residents to report any anti-social behaviour to the police to ensure that a formal record is kept.

Your Regional Manager has also confirmed that the development is being well maintained and in a very good condition, with lots of enhancement works being undertaken, including the reduction of the hedges along the river and wildflower to be sown within the tree pits alongside this area also.

We do hope that you can see his commitment to the development, but we are always happy to discuss any concerns that you may have, so please do not hesitate to contact our Customer Care Team, who will be happy to assist you.

They are awful

They are awful, barely do any maintenance or upkeep of our communal area, but theyre happy to increase their fees for very little work. Absolutely disgraceful. Paying council tax and management fees should be illegal, should be one or the other.

As you are aware your development is very large, with areas that are maintained by Meadfleet and areas that are maintained by the council.

We are confident that our contractor is doing a really good job on the Meadfleet areas, but we are fully aware that those areas that do not fall under our remit to maintain, are really letting the development down, so you have our full support on that.

We totally understand your feelings about paying council tax, when the areas maintained by the council are falling behind the standards that we consistently maintain on the development.

In view of your comments we have looked at the Development Report that is produced by your Regional Manager at his inspection and we can see that the development looks really well maintained, with all the roads swept, gullies clear and no litter and we are really happy with the photos.

School Visit

School Visit- Friendly visitors and the children really enjoyed it. They also gave the children goodie bags and some things to help increase wildlife in the school grounds.
