Our experience with this letting agency has been nothing short of frustrating and stressful. My partner and I were relocating 200 miles for work and needed a smooth rental process. Unfortunately, the agency’s lack of communication and organisation made the entire process unnecessarily difficult.

We viewed a property on 20th February 2025, confirmed our interest on 24th February, and paid the holding deposit on 25th February. At the time, we discussed a move-in date with Sam Robinson and he initially suggested 7th March, but we requested 12th March as a potential move-in date, which he confirmed was fine. However, he later claimed he never remembered this conversation, and since it was over the phone, we had no proof.

After submitting all required documents, the agency went silent. We had to chase them for updates, calling on 5th March to confirm the move-in date. Sam reassured us that everything was on track, yet we heard nothing until 7th March, when we called again. At that point, we were told that Sam had already left for the day and that only an inventory had to be scheduled. Charlie, another staff member, promised to arrange it for 10th March and have Sam follow up, but once again, we received no call.

Charlie also mentioned that, according to their system, our move-in date was set for 17th March, a date we never agreed to. Where did this date come from? Without consulting us, they had seemingly picked a date at random.

When we finally got through to Sam on 10th March, he casually mentioned that the property did not have a valid EICR certificate (which is legally required). Why was this not checked earlier, especially for a property listed as "available immediately"? He said the inspection would be booked for 11th March by the landlord, and he would update us once completed.

Throughout this ordeal, Sam repeatedly told us that the agency had 30 days from the deposit payment to finalise the tenancy, as if that justified the delays. However, once a move-in date is discussed and acknowledged, a professional agency should work toward that date and communicate any issues immediately not leave tenants in the dark.

To make matters worse, we requested to change the standing order date to align with our salary schedule, but Sam immediately rejected the request, stating that it had to be included at the time of application. This lack of flexibility, combined with the complete failure to communicate on more important matters, was incredibly frustrating.

We had made it clear that we were moving long-distance and needed to coordinate removals and vacate our current property. None of this seemed to matter to the agency. The delays were completely avoidable, and had there been a valid reason, we would have understood. Instead, we were met with poor service, excuses, and indifference.

I’m leaving this review to ensure every customer is treated with the utmost care and responsibility, as everyone’s situation is different.

Every tenant deserves to be treated fairly, without discrimination, and with basic professionalism.

After my review, the branch manager followed up with an apology and streamlined the process afterward. They went the extra mile by giving us a bouquet when we collected the keys and even sent us a hamper. Our property manager has also been excellent, very responsive and quick to address any issues. When we had a blockage in one of the toilets, they resolved it immediately. Hence changing the ratings of the review.

I recently worked with Sam Robinson during the letting process of my property. Over the course of 3 to 4 calls, Sam was consistently professional, courteous, and prompt. I especially appreciated his efforts in keeping me informed of all developments. I highly recommend his services to anyone in need of a reliable and dedicated property letting professional.
