Extremely disappointing experience with Linley & Simpson.

During my tenancy I experienced a serious leak at the property which caused damage and resulted in repeated repair visits, disruption, and having to repeatedly chase issues being resolved. I had to deal with contractors attending the property multiple times, damage and mess caused during the repair process, and the impact this had on my home and personal belongings.

The situation caused a significant amount of stress and disruption throughout my tenancy, not only due to the leak and the ongoing remedial works, but also due to the way the matter was handled afterwards. I had to take time off work on multiple occasions to accommodate appointments and repairs, while also dealing with the disruption of having works carried out in my home.

Following the repair works, I was left dealing with dust, dirt and damage from the works being carried out, which added further stress and inconvenience.

At the end of the tenancy, I was presented with significant checkout charges which I disputed. This included professional cleaning charges that I did not agree with and requested evidence to support, including invoices, receipts, photographs, contractor information and a breakdown explaining how the costs had been calculated.

Despite responding to every communication and actively trying to resolve the matter, I felt that my concerns were not properly addressed. Instead, I repeatedly received payment demands while still waiting for supporting evidence relating to the charges being claimed.

I was also repeatedly told that I had not responded, despite having a clear email trail showing that I had replied throughout. This made an already stressful situation even more frustrating.

My experience was that the focus appeared to be on demanding payment rather than fairly discussing the issues raised and reviewing the evidence provided.

I would strongly recommend anyone renting through Linley & Simpson to keep detailed records, photographs and all correspondence, and to thoroughly document any issues during the tenancy.

As a first time buyer, the process of purchasing a property can be quite daunting, but my experience with Paige Ellis at Linley & Simpson has been excellent so far.

Paige has been professional and responsive; communication has been clear and timely, and any questions or concerns I have had have been dealt with promptly and efficiently.

Linley and Simpson are keen to help. Wait times with fixtures can be long, but are usually very effective. Daniel Darbyshire was quick and effective at fixing problem in hand, 3 weeks after initial quote given. Staff are friendly and Linley and Simpson always communicate effectively to check on progress.
