Avoid any Head Office 3 development
Avoid any Head Office 3 development. Do not be tempted by the marketing blurb on their so called luxury apartments in Bath.
HO3 were the developers responsible for the Milliners in Central Bristol. They were grossly negligent, they used flammable cladding, failed to install firebreaks, as well as a host of other safety defects. The total cost of remediation for their poor workmanship is estimated to be almost £8M. They refuse to acknowledge and fund the remediation work.
If you are thinking of buying one of their developments, think again.

DON’T Buy ANY HeadOffice3 Development
Central Bristol Development, (The Milliners) costing £7.9m completed by Headoffice3, the bill to put right all the issues is in excess of £8m.
Independent building inspection reports highlight poor building quality and practices. “Butchered” cladding panels were identified.
Headoffice3 are refusing to take responsibility to put right ANY issues, leaving leaseholders facing bankruptcy.
If you are considering buying a property developed by Headoffice3 DON’T!!!

Dangerous work, zero responsibility
HO3 built the flat we own. The building is covered in flammable cladding despite only being redeveloped recently. Shoddy work means crucial firebreaks are also missing. We face having to pay vast remediation costs due to HO3 refusing to put right the issues they have caused. Do not go near this company or their buildings.
Avoid HO3 Builds
Avoid any HO3 builds, they converted an office block in to flats in Central Bristol called The Milliners where I live which is on their website at the cost £7.9 Million
This project was way over it's completion deadline and was therefore not finished to the standards they claim. The building has flammable cladding and missing fire breaks, an independent report sites these defects and indicates remediation costs to be close to £8 Million!
Leaseholders would be liable for around £75,000 each to pay for these repairs which no one can afford.
Other issues:
No communal fire alarm fitted
Missing control panel for ventilation system
Missing heated Shower Room mirror sensor
Ceiling leaks
Numerous snagging issues which one was refused to be completed after reporting it.
Security risks - Main Entrance door and internal doors not automatically locking.
If you are looking at buying at their Bath development don't just walk away.
AVOID AT ALL COSTS. MY BUILDING IS A FIRE HAZARD.
HO3 built the flat I live in. The building is covered in flammable cladding, contains materials banned under fire regulations and is missing crucial firebreaks. We face up to 6 figure remediation costs due to their gross negligence. They have ignored our requests for help and simply won't engage in dialogue. This nightmare has dragged on for years and there is no end in sight.
Avoid at all cost
Make sure you research before you buy anything from Head Office 3. Leaseholders at the Milliners in Bristol have been left with a potential £7.6 million bill due to poor workmanship and many building defects that are violating building regs - including the use of illegal flammable cladding. They are well aware of the faults but are not willing to rectify them leaving us with large bills to fix their incompetency. Many of the leaseholders are facing bankruptcy. So think before you buy.
Avoid at all costs to save yourself from potential bankruptcy.
I was guaranteed a safe, well built apartment back in 2017. Multiple snagging problems later (many of which rectified at a very poor quality) are now the least of my concerns.
A apartment lacking fire breaks between apartments which were not fitted as promised, materials used against fire regulations leading to hundreds of thousands of pounds being spent of fire officers and fancy alarm systems- all costs being handed down to residents.
Complete denial from HO3 of fire safety reports and no financial assistance to cover any costs and works that were promised but not completed.
I am now unable to pay off my help-to-buy loan and who would want to buy or lend on a property with all of these hazards?
Please do not buy anything from this company and save yourself from potential bankruptcy.
HO3 are criminals.
HO3 have ruined my life.
I am one of hundreds of people stuck in with an apartment which I bought in good faith in 2017 - post Grenfell - which has turned out to be dangerously clad, poorly finished and could bankrupt me. I can't remortgage, I can't sell and I cannot move on with my life. I'm due to start repaying Help to Buy next year which will cost me hundreds of pounds extra every year but I am trapped as I can't sell the flat to repay the loan - which is what it was designed for. To help people get on the property ladder and increase market fluidity. The market will stagnate because so many apartments for first time buyers are locked up in this scandal.
It's not just the cladding/fire safety defects but many apartment have had tons of issues with plumbing, electric, faulty goods etc as well as the communal areas - doors not working or breaking, lifts not finished for months after 'completion' and general tiredness before we even moved in.
I've had to replace the carpet and skirting board already in one room as they didn't bother properly installing the toilet or sink. The kitchen sink ruined the cupboard in the first year as they didn't finish attaching the pipes or put a stop on the waste overflow.
It's just one thing after another; it's costing me thousands, put my life on hold and causing serious mental distress.
They do not care at all. Please avoid at all costs if you value your mental health, financial freedom and personal safety.

I purchased my apartment back in 2017 and did not dream four years later to be in the situation I am in along with my fellow leaseholders in Bristol.
It’s going to cost around £7.9m to rectify all the defects as a result of HO3’s non-compliant work!
All that glitters is not gold! Do not be fooled by the brochures of their new developments, or the high spec finishes they are claiming. They will no doubt be built in the same poor manner that ours was with a list of issues that make our homes unsafe.
HO3 should be forced to stop all existing and future development and put right their wrong doings.
AVOID LIKE THE PLAGUE!
Headoffice3 have left many leaseholders facing significant cost to replace combustible cladding. This could amount to £8million! WHY WOULD ANYONE TRUST THIS COMPANY?! ABSOLUTELY NO EFFORTS FROM THEM TO COMMUNICATE WITH THE LEASEHOLDERS AND HELP THEM THROUGH THIS TRAUMATIC SITUATION! Please AVOID!
Destroying our lives
We bought our flat in 2017 (post-Grenfell), we bought our beautiful new build flat - our home which we were so proud to achieve. Only a couple years later, we are now facing remediation costs relating to fire safety defects of nearly £8m. They have caused unbelievable amounts of stress, anxiety, sleepless nights and putting people on the brink of bankruptcy. HeadOffice3 need to realise what they have done to innocent people and to be held responsible for being negligent. We should feel safe and happy in our homes - sadly, this couldn't be further from the truth.
Negligent builders
Headoffice3 converted The Milliners in Bristol which completed post-Grenfell in 2017. Our building is now facing remediation costs relating to fire safety defects of approx. £7.6m for a project that cost £7.9m (according to Headoffice3's website). Several intrusive surveys have been carried out and have confirmed that The Milliners was not compliant with Building Regs at the time of construction. Several leaseholders in my building are now facing bankruptcy through absolutely no fault of their own but from negligence of HeadOffice3.
Cladding scandal - please own up
Taking 0 accountability for developing an apartment building with dangerous cladding, cutting corners, missing fire breaks and not meeting building regs!
It was built after the Grenfell tragedy and they still cut corners.
It's going to cost over £7m to put right and this is falling to leaseholders. Please take responsibility and do the right thing.
HeadOffice3 not aware of building defects
HeadOffice3 pride themselves in aftercare which is ironically stated under a picture of The Milliners on their homepage. The Milliners leaseholders are facing remediation cost of £7million+ for fire remediation works caused by the HeadOffice3 conversion at The Milliners, recent technical reports show building regulations were non-compliant at the time of construction - which was post the Grenfell tragedy.
HeadOffice3 claim not to be aware of these defects. Follow Government advice and show yourselves to be responsible by taking accountability for your building - this would demonstrate your aftercare and being a responsible company.
Avoid at all costs
This company built my apartment block just three years ago after the awful Grenfell tragedy.
We have recently found out through numerous surveys and reports that this building was not compliant at time of building with missing fire breaks and cavities etc. We’re paying for 24/7 waking watch as a proper fire alarm was never installed and the costs we’re facing are astronomical. We have daily worries of bankruptcy and mental, emotional and financial stress being put on us.
It’s been deemed that repairs to fix the defects will be in the region of over £7.9million when the original build cost £7.5million, this is absurd on a three year old building.
To top it off, they’re claiming to know NOTHING about these defects!!
I can only hope they take note and do the right thing by putting right their substantial wrongs without forcing leaseholders to bear the burden of their wrongdoings and corner-cutting ways.
