Late payment charge…update
I had a late payment charge added to my bill of £26, which I complained about and it was removed. Looking into this further there is nothing in the house deeds about a timescale or late payment costs. By the way I have 5 days to pay this years bill or incur late payment charges again, 5 days is not acceptable in this day and age. When I mentioned this in my recent complaint about late charges I was directed to the companies policy statement, however, this statement can say anything - 2 days - 6 weeks - there is no comeback as I am tied into this company, which has absolutely no controls on how much it can charge for anything. So, pointing me to the policy statement is meaningless because I cannot leave like I could in a normal company. As I understand it the deeds are a legal document but a company policy is not, it cannot enforce any late payment charges simply by declaring they are late
Rant over, I just wish there was some way to get out of the clutches of this company
The reply is untrue. I received my bill today 16th October with a threat that failure to pay by 21st will result in late payment charges - no mention on the bill about 28 days being allowed. No mention that my contract with the company through the legal title deeds makes no mention of deadlines, a one sided company policy is not enforceable.

All residents are given 28 days from the date their bill is issued to either contact Greenbelt to make payment or set up a payment plan, if no contact is made within this timeframe then a late payment charge will be added. This information is readily available on your bill, detailed within the written statement of services attached to your bill you receive annually and also found within the policies section on our website.
I can see this issue has since been resolved by a member of our billing team.

I live on one of Greenbelts managed…
I live on one of Greenbelts managed estates and we had a problem with one of the trees in a communal area. The guys who came out to sort it were really knowledgeable taking the time to explain what they were doing any why. They delt with the issue really quickly and professionally.

Highly professional and knowledgeable from the top to the bottom of the business
I have worked with Greenbelt on a number of sites and in different roles over the last 10 years.
My experience with Greenbelt is entirely positive and one of how I believe a management company should operate.
All members of staff are highly experienced, knowledgeable and professional, able to deal with queries appropriately to the situation and in accordance with best practices.
The high levels of care and professionalism are true from the top to the bottom of the company, I work with a number of management companies and only Greenbelt has directors who are also industry professionals who understand the needs of the teams in the ground.
I cannot recommend enough.

Appalling Service
Greenbelt took over a Redrow site, where all pay an annual maintenance fee for communal areas. Service is appalling. Continuously chasing, no response, 8 months and still ongoing about maintenance that they are supposed to do annually and have not done for years. Very Very Poor Service and customer service

We understand the responsibility with the hedge took slightly longer to resolve, this was due to the complexity of the issue.
Greenbelt had to liaise both with the developer and our legal teams, I am sure you can understand when there is more than one party involved, sometimes can result in a slightly longer process. Our customer care team had been providing you with updates along the way within our timeframes to keep you informed.
Greenbelt will manage the hedge going forward. There was an issue with the transfer which caused the confusion but we will rectify this with HM Land Registry.

Leeches simple as, just like the government and councils, pay more for doing less. Don't buy houses with these caveats attached to them cause they give you nothing but take extra. Professional grass cutters is all what this is.

Here we go again
Here we go again. Admin alone up another £5 on last year. 63% increase in admin alone in 6 years. Bonkers.
Edit: My issue is for 5+ years I have been asking for transparency in your billing. Every other utility I use inform me in advance of any price increases, I just do not understand why for the extortionate admin fees applied to the bill your company cannot do likewise.

Unkempt / neglected play area
I am fed up of feeling ripped off by greenbelt , having asked for the bark in the play area to be topped up and the play equipment to be cleaned early 2025.
I provided photos of the various parts of the park that needed some TLC and hoped the work would be completed over the summer months.
February we received a letter “following a specialist play area contractor inspection in 2024 it was noted the levels of bark require topping up …. £2,800 at a cost of £ 40 per household.
Having looked online bark for play areas estimated cost per tonne £200 the guy who came spent a few hours pouring bark mulch onto the play area ….
I was the person who emailed with photos of the park , depleted levels of bark & scruffy play equipment that needed cleaning but yet the make out it’s their contractor who raised the initial issue!
Absolute travesty & once again feeling like we are being ripped off by greenbelt.
I have waited over the summertime to see if anyone came to clean the play equipment but nobody’s been near.
I overlook the park area and it would be nice to look out and see a well maintained landscaped area with lush green bushes and a play area that looks inviting for children to explore……

We did advise at the time the regional operations manager already had the play bark chippings on order, this was noted on an inspection in 2024. The letter was the issued to all residents to notify of the intended works.

Predatory business practices
Predatory business practices, overcharging for services that are not even required. For a company that is making so much profit, you should not be overcharging your customers and putting people into financial difficulties. Disgusting company, and we are doing our best to replace them as a management company for our estate(s) in my local area.

We can see you have been in previous correspondence with the customer care team regarding the increase in the bill for your development. The increase is due to the developer passing us more land to maintain, this in turn will increase the AMC slightly due to the additional routine maintenance work required to be carried out.
There is also the addition of non routine works which will also cause an increase in the AMC.
