DESPITE CLAIMING TO BE A RICS REGULATED FIRM IT IS VERY DIFFICULT TO FIND ANY HARD FACTUAL EVIDENCE TO SUPPORT THIS CLAIM APART FROM A SINGLE DIRECTOR OUT OF MANY BEING AN RICS MEMBER. VERY POOR AT BASIC COMPETENCES AND SUBMITTED LANDLORDS EVIDENCE A DAY AFTER CLOSING DEADLINE YET EXPECTED CLIENTS TO ACCEPT THIS AS AN ACCEPTABLE PERFORMANCE SO CAVEAT EMPTOR AND THERE ARE OTHER RICS REGULATED AGENTS OUT THERE

As a tenant, I felt so cared for by everyone in the team at the Barbican office, from the moment I walked into the branch and was shown the flat until the return of my deposit… Special shout out to Luke, Libert and Charlotte… It is more than refreshing to believe I was dealing with people rather than the organization, Unfailingly kind and ethical. A Stellar experience…. Thanks…

We are a professional family with two young children and signed a 3-year tenancy through Frank Harris. From the very first day, the property was not cleaned properly, dirt and damage under the fridge (see photos) and a broken bin left in place. Soon after moving in, we discovered mold on the ceilings, pest infestations, and a faulty lock on the front door.

Despite reporting these issues immediately, the agency’s response has been slow, dismissive, and often unprofessional. Contractors have visited repeatedly without fixing problems properly, causing disruption to our family life. Even simple matters like the broken bin or pest-proofing have been dragged out for weeks.

When we raised health and safety concerns, instead of resolving them, the agency tried to suggest we surrender the tenancy. This approach shows a complete lack of care for tenants.

If you are considering renting through Frank Harris, be very cautious. Our experience has been stressful, unsafe, and disappointing.

I live in a development that doesn't allow boards on the outside of the building and also has a wooden facade. In all my time living in the development of 19 years no agent/company has put a board on the facade. What makes it worse is that it has wooden panelling and the board goes straight through it and has now damaged it. After multiple calls and promises of the board being removed nearly 2 weeks later it still is attached to the outside. Clearly the company has no respect for the owners in the building or the building itself.

Really helpful team and made the process effortless.

I have recently experienced issues with my kitchen appliances and was put in touch with Ted from the property management team. He was notably positive, helpful and understanding. He got in touch straight away and provided clear instructions as well as immediate assistance. Makes a massive difference being able to rely on someone for help when needed.

I purchased a property that was advertised by Frank Harris Southbank & Waterloo in 2023. The agents were deeply unhelpful and often resorted to ultimatums when speaking on the phone. My solicitors and I were multiple times accused of being purposely slow during the process when it was the seller's solicitors who hadn't provided the correct documents. Extremely poor experience.

They have been showing me flats to buy. Extremely professional and with the best selection of Barbican properties. Special mention goes to Mark Hillary, who is quite possibly the most prepared and knowledgeable agent I’ve ever worked with. Having bought and sold many properties over the years, I can confidently say his expertise and professionalism stand out. Highly recommended.

We sold out flat with the help of Jaimie and Adam at the Bloomsbury branch. They were both very professional and extremely helpful as well as very patient with us. I would recommend Frank Harris 100% if you are selling or buying a property.

Impressed by the professional knowledge and enthusiasm shown by Jamie and has confidence in him to market our property. Once the property is on the market, many viewings were arranged and got a buyer quickly. Very responsive and approachable, always ready to offer helpful advice and support promptly. Very responsible, closely monitored and followed up proactively and effectively during the sales process. Very reliable and trustworthy. If I were to sell a property, this is the agent I’d want to use. Brilliant! Second to none, highly recommended!

Mitchell was super friendly and explained the renting process thoroughly. He was also available for last minute viewings and was always polite and friendly. Would definitely recommend!

It’s perhaps typical of all estate agents and no wonder they get a bad name for themselves but this firms rental department are particularly inept. My beautiful apartment was returned to me by my tenants at the end of September 24 in a substantially damaged state as a result of their family of indoor cats. Mistake number 1 was me accepting a tenant with cats. Mistake 2 was to assume that the extensive damage to silk curtains and carpets would be covered by the tenant agreeing to deductions from their security deposit. Mistake 3 was to assume that the agent would help resolve the matter.
My tenants after initially accepting the costs, they have stopped communicating and left me with having to pay over £20k in reinstatement costs having waited for 6 weeks. I sincerely hope that I will be able to amend this review and settle the matter with my old tenants but as regards Frank Harris, I can’t recommend the rental team

Don't get fooled by the 5 star reviews - if you notice they are all around the availability of agents before the start of the tenancy, which is kindness justified by the deal they need to close. Frank Harris as a property manager has been a nightmare:

1) when we moved in the sink was broken and the heating system was extremely faulty - after multiple emails and calls they sent plumbers who would promise to come and then not come with no notifications, leaving to us the burden of calling them and chasing them. They eventually suggested a new boiler be installed and after weeks of chasing Frank Harris we managed to get approval from landlord (I had to physically go to the agency and take a day off to pressure them to get an answer from the landlord because this was February and we were without heating). The boiler took weeks to arrive, and the final result was almost 3 months without heating - no refunds, no apologies. Plumbers did bring radiators but only after weeks of us asking.

2) other issues in the house would always take over a month to be fixed, we had floodings in the kitchen, issues with doors and other things, that we would promptly notify via email. The pattern was: no reply for 2/3 days, we would call and they would say we will get back to you and never would, and they would make sure that a new person would reply for any new issue so we didn't have a person we could always contact. They try to avoid email auditing by starting new threads and calling you so you as tenant have no proof of their wrong doing.

3) even if we had no break clause and a surrender would come at cost (by contract), we wanted to move out for the very poor handling of these issues, and we were informed that, if we would provide new tenants that would pay more, we could avoid these fees. They put a lot of requirements on the new tenants (minimu salary, guarantor only in the UK, passport checks to be done only in person) to essentially deter us from finding new tenants so they could charge us the fees, but we eventually found a good profile. They purposely avoided taking the holding week deposit (which is standard practice that they did for us the moment we accepted) and delayed the background process - the new tenants of course backed down because the rent market in London is insane and they had no guarantee, and Frank Harris gave us the blame for it and subsequently started themselves looking for new tenants and finally approved an offer 1 month after we intended to leave - since we already had found a house we had to pay 2 rents for that month. This was accompanied by 'out of the contract' requests (like that we had to leave 3 days prior the end date to accomodate their check out report and other works) that they would force on us by threatening to cancel everything with the new tenants so that we would be obliged to pay the rent for the remainder of the contract.

This is just the tip of the iceberg, just stay away from this agency. Will we get our money and time back? No. Will the copy-paste message that some customer service rep will put under this review change anything? No. But at least we can help new potential tenants to avoid to make the mistake of signing any contract with this organisation.

I recently moved into a flat managed by Frank Harris, and my experience with the Barbican branch, has been extremely disappointing. They treated me and the other tenant poorly, as if we had no rights, knowing they held power because we were seeking to terminate the contract. They consistently sent us threatening emails, pressuring us to comply with their unreasonable demands or else they won't proceed with terminating the agreement.

Even though we found a replacement tenant, it took them three weeks to complete the referencing process, during which time the new tenants decided to withdraw their application due to the delay. They did this on purpose to force us to pay for their 'looking for new tenants'. To make matters worse, they forced us to pay rent for three days while a contractor was carrying out work inside the flat. Despite informing them that I have asthma and cannot tolerate paint smell, they still insisted I vacate the flat and continue paying rent during that period.

This experience has been beyond frustrating, and I would caution anyone considering using this agency.

Freddie Papworth of Frank Harris has gone the extra mile in his work to both secure a tenancy for us but also responding to issues both outside his responsibility and hours. Very professional.

They've an erected a Let By sign in my garden. We are not moving. All my neighbours and visitors keep asking if we are moving. It's upsetting my children. Rang politely and they promised to take it down four days ago. Nothing. Director was rude and mansplaining today. Really unimpressed by these cowboys who care nothing for the community they are operating in. If anyone needs some firewood let me know...
