Their lending policy is good. However, they can extend their solicitor panel for Ltd company cases. As the client have to choose among few solicitors and find them expensive. Also Fleet's shopping list is quite long for a BTL lender. BDM and underwriters are supportive eventually.

This company is only interested in taking your arrangement fee. They have made a business out of it. Don't get caught.

Make SPV application way too much complicated. Amount of documents ask was too much . I would need to follow them every other day to give me update on the case . I would have get mortgage offer less than half of the time through other lenders.

Unfortunately, this bank has created its own internal process issues, which are not adequately supported by its staff. My assigned BDM is quicker to suggest raising a complaint than to actually take ownership of a problem. Thankfully, her assistant takes her responsibilities seriously and has been the only proactive support in the process.

I recently completed a loyalty mover product for a long-standing client—someone with millions of pounds in outstanding balances with this same lender and an excellent credit history. The experience was chaotic: the process was slow, poorly managed, and riddled with inaccuracies. It required constant daily phone calls and emails—not just to a single contact at the bank, but to multiple departments, plus their legal provider, and then back to the bank again—just to get it over the line in time.

Even then, the bank mistakenly took a larger payment from the client, which they later refunded. While this wasn’t an issue for a high-net-worth individual, it would have been a serious problem for an average customer. Based on this experience, I would not recommend this bank.

BDM support was excellent throughout, however, the process has been quite painful on recent applications with excessive documents requested compared to other Ltd Co BTL Lenders.
The restricted legal panel can drag out the legal process as the requirements are far more excessive than other lenders.
However, Josh Parker & Helen McNamara were extremely helpful on a number of occasions - I would still recommend Fleet to clients in the future but would not use Fleet for an urgent or complex case. Recent background changes seem to have had a negative impact on the application process.

Just had a call from Emma Liebenberg giving me the good news that the clients Mortgage offer is about to be issued with a rate drop. What a great service and would recommend a pay rise for this young lady!!

Coupled with strong rates and an easy to use system makes for a smooth easy process form start to finish.

Very slow and too much information required for a Ltd Co BTL. Took a lot longer than other ltd co BTL lenders. It should be much more straight forward. The customer was not happy about this and is hesitant to take out another BTL with Fleet even though you have favourable rates. She would rather go with a more painfree option on the current project she is working on.

Very good experience. Online application system was easy to use, uploading documents easy to do, shows updates and whenever I needed to call Fleet Mortgages, quick response and questions answered.

I have just had what is potentially one of the most tricky cases offered thanks only to the fantastic team at Fleet. Namely, Charlotte Kirby & Dave Horsman, could not have been more helpful and understanding of, what could've been, a potentially disastrous situation for not only my client but over a dozen people up and down the chain who were waiting on us to receive a successful mortgage offer in time for exchange.

It isn't often that you see eye-to-eye as a broker with a lender and vice versa but it was a breath of fresh air to deal with both Charlotte and Dave who completely saw and understood from a broker's perspective and did absolutely everything in their power to ensure we had the result we needed from them in good time. I can wholeheartedly say that it is the first time I have experienced BDM's be so helpful, efficient and successful at their job and the industry would benefit from more individuals like Charlotte and Dave.

On the broking side of the industry, having a good, responsive and reliable BDM makes or breaks your experience with a lender and can influence the decision making process for future cases if your experience is particularly bad - it isn't always just about rates and if a lender is notoriously bad with their relationship management, it will undoubtedly hinder the potential business that would otherwise come their way.

This is only one of a handful of cases I have placed with Fleet mortgages but I will absolutely be placing more business simply due to the experience I have had on this particular case.

Absolutely poor customer service. Trying to repay a loan early, having to send repeated statements to prove source of funds when the trail is clear.

Sent an email at 1.33pm today with no response. Called up at 4.57pm, once I passed the security checks the employee said that they could no longer assist as it was now 5.01pm and no one was available to assist.

Great to see the staff working strictly to their 9-5pm

If you would like a mortgage please please do not be tempted into getting one with Fleet Mortgages!! I was declined by this lender as there is a Electric pylon over the road from the property!! This is in a housing estate and my house is by no means closest to pylon. They were more than happy to relieve me of my hard earned £524 for the "Valuation" which we advised them of what it was anyway!! I have had a mortgage for the last 15 years on this house. Nobody likes to have their money so freely taken away from them, but Fleet Mortgages seem to do a damn good job, AVOID AVOID AVOID.

thought the DIP process was fine when it went to application the document checks and underwrite process wasn't very efficient compared to other Cases i have put in with you

Complete waste of time and money.

After taking payment for the application (£199) and property survey fee (£849), they came back six weeks later stating the property is not suitable.

All this could have been avoided before payment.
Fleet deliberately takes your money and does nothing for a couple months then come back saying they do not want to lend which has nothing to do with the survey.

Definitely avoid this lender.

Don't be fooled by ther better reviews in between, they are all fake written by Fleet employees.

Also checkout their horrible reviews on Google. All are 1 star.

Your underwriting has gone to high street mode, everything that you were good for has gone. Now it takes twice as long. As you can tell I'm not impressed.

Its nice to use a company where the underwriters are actual people and listen to the advisers to actively look to help place an application and receive a mortgage offer.
