Refusing to refund an amount taken in error nd…
We rent office space from basepoint and they took nearly £2,000 from out account by direct debit in error. Despite promising to refund the amount 6 months later they have still not refunded the overpayment and ignore all further attempts to make contact with them. Staff within the site are excellent but the accounting department is extremely poor

As others have experienced, do not expect to get any of your deposit back. The condition of the office at the start of the lease was nowhere near the standard they expect upon return. They then issue inflated charges from supposed contractors, yet cannot provide evidence to support them and on top of that, they add an extra 30% to these questionable invoices. This is in addition to the restoration service charges. Everyone will be completely uninterested in addressing these issues or the feedback in reviews.
Just avoid woudl be my reccomendation.

Unresolved issues, poor management response
We have been tenants at Basepoint for some time and sadly our experience has gone steadily downhill since a neighbouring diner opened. The cooking smells are overwhelming and unpleasant, making our workspace uncomfortable and in some cases triggering migraines for clients. Despite repeatedly raising this with the centre management, nothing has been resolved.
We were told on 1st September that a seal was being “finalised and submitted” for approval, yet weeks later no work has been done and no clear update provided. When we’ve tried to escalate the matter, responses have been dismissive, with management even implying the issue is down to our own premises rather than addressing the obvious problem.Their latest advice is that we should move our business.
The lack of accountability and unwillingness to deal with legitimate tenant concerns is extremely disappointing. For a company operating under the Regus / IWG brand, we expected far better standards of professionalism and customer service.
If you are considering taking space here, think carefully. Issues that directly affect your ability to operate may not be taken seriously.
Terrible customer service
Terrible customer service, communication and management! I took out an agreement for a virtual office over 7 months ago.Basepoint took out two agreements in error as I amended the start date of the original one and they didn’t cancel the other one, therefore they have been trying to charge me for another virtual office! After hundreds of calls and false promises from the Swindon branch who say they flag as “top priority” I have had no response via call or emails and now I am getting emails and calls from debt collection companies when it is Basepoint’s error and they have admitted this! I would NEVER recommended this company or service for anyone to use for a business. Awful awful customer service.
Check for other charges - fine print
Giving a three because the staff running the desk where I rented space for several hours were brilliant and the space was absolutely fine. However, parking charges came later on. Yes there is a sign but I believed it was all included in what I had paid so hand up my mistake but as an unemployed person using the space to do interviews stacked out all day the space was affordable for the time and now I know why it was too good to be true. The amount charged for parking was shocking. Especially since when you pull up the spaces look like they are part of the building. Luckily, I got the job and do not need to go back because what I spent combined I could have rented a nice hotel room for the day instead AND taken a kip in between.

Same experience as all the other guys stay well clear of them and any sister companies IW Group Services completely scam advertise to Taylor office spaces for new business and offer help and support took my deposit never moved in at all I only wanted a virtual office space tied me into a 24 contract for a four man office when wasn’t needed! Contacted them many times asking for help and support took four weeks to get back to me to finally tell me that I will be liable!

Be careful, this company comes across as one big money-grab right from the start. We signed up for shared physical office space first week in July and was looking to open a UK business bank account. We chose physical, shared office to comply with the bank's KYC compliance. Unfortunately the address shown on our lease agreement with Basepoint was insufficient for the bank to approve. Basepoint was not interested in providing suitable clarification or supporting documentation to confirm our physical presence, so after 3 days on the monthly lease we decided it wasn't going to work for us and we terminated the lease.
Fair enough we will take our lumps and pay the pro-rated July and all of August rent satisfying the 30 days notice term, but charging us a £36 "Restoration Fee" after the £45 setup charge was a bit too much. Especially as we have not stepped foot inside the building. What are they restoring?
They flood you with invoices as soon as you sign and pay the retainer, which in itself leaves you with an uneasy feeling, but the Restoration Fee was one step too many. It's not the cost, it's the fact that a corporate landlord like Basepoint comes across as one big money-grab rather than foster goodwill, retention and a willingness to help your business succeed. I only wish I had checked with TrustPilot first. Stay clear of Basepoint or be prepared to deal with all kinds of annoying little charges, some of which seem intentionally vague in the fine-print.
Retainer return delays!
My contract with Basepoint terminated in March of this year. I chose to leave my office due to my business down-sizing and I could not afford the increased rental rates. There are a few issues to be aware of!
The first is that Basepoint do not like to give up your deposit easily! The clause that states "your deposit will be processed within 30 days of the termination of your contract" is simply not adhered to. Also important to note is the word "processed". Once it is "processed", it can then take days (11 in my case) to be "included". It can then take a further 5-8 banking days to clear - or not as the case may be!!! I waited over 65 days from termination of my contract to receive MY MONEY back and that was only because I messaged on a daily basis for over a month to chase it! I was continually reassured that they were investigating and I was thanked for my patience - I very much doubt the same level of patience is afforded to customers by Basepoint if they are late paying their invoices!!
Another issue is the refurbishment fee. Although you are made aware there is a refurbishment fee which is charged per square foot, the charge per square foot is not volunteered! I WOULD CLARIFY THIS BEFORE SIGNING ANYTHING (as I should have done)! In my case, the fee was far more than a months rent for an office that was left in immaculate condition! The same square footage fee is charged regardless of the condition you leave the office in! I do not know how this can be justified.
I would advise anyone to try and obtain contact details above Centre Level before you leave (good luck with that!), as once you have left it is IMPOSSIBLE to try and speak to anyone and you are just directed to the Help section of your account, which is of no help whatsoever! Ironically, the only way I managed to finally get a response was by emailing a Customer Services Team member directly, having obtained their email address from their response to one of the many negative Trust Pilot reviews online!!
Overall I had a good experience of office rental with Basepoint and I had hoped to one day return, but I had a terrible experience on leaving that has left me quesioning the company's integrity and attitude towards its customers.

Terrible experience of mis-selling with Basepoint Crawley. I never moved in to the office and have been charged in advance for rental I didn’t take, for parking I didn’t agree to and now no response to my escalations to their HQ and CEO. £15k of charges for an office I have never set foot in, and no replies to my messages? How can this be considered a business to help small business?
Avoid using them at all costs.

I was based at the Evesham centre having moved on when it opened in 2009 - it was outstanding, that is until IWG took over and systematically fleeced loyal customers, with awful customer service, inept centre management and delays refunding deposits. Nobody takes ownership of issues and you are passed from the portal to the centre and back again. I was told to sign a contract which I queried, it was wrong and I ended up having to stay tied in for a further six months costing me personally £3k despite the centre manager agreeing that the contract was wrong. I have spoken to another ex licensee today who has been reduced to tears because they have not repaid her deposit which she needs. The area manager says she is aware there are delays but is unable to do anything about it. Somebody needs to take this company to task .

We moved out of the our unit after not accepting a 35% increase in fees end of February 2025 and without any justification whatsoever are having an absolute nightmare getting our deposit back. Contractually, this should be returned within days max.
This is over £2k and is a lot of money to a small company. Interestingly, the "restoration fee" when we left was taken within days, but not so efficient at returning the deposit. Each time we chase, we are told there is an issue with the bank details, and deposit and despite updating 5 separate times, still no refund! I even went to the office in person to try and reach resolution - guess what - no joy!
Looks like we have no choice now to take legal action through MCOL.

I have been constantly spammed by them since using any office for just one day on one occassion
I rented one office for one day on one occasion. Since then I have received constant spam emails implying I have been looking to rent ongoing office space, which I haven’t and have never implied. Then recently they have switched to claiming my contract is due for renewal at £922/mth. I have never had a contract at any point, never expressed interest in a contract and will never have a contract.
I have never been harassed by any company like this. It paints them in a very negative light and it is a company I would never do business with.
I would advise all to avoid them.

Basepoint is a con avoid
We rented an office for a month to train new starters and used the space 3 days per week 12 days in total where we did not put anything on wall or damage anything. We cleaned everything at the end and management confirmed we are giving the office in same condition we had taken. Then we get an invoice for nearly £2k for making good of the office we used. We raised this as it does not say anywhere in terms and conditions and that is why we had paid nearly £1400 deposit in case. But the reply we got it says in your welcome pack you received on your first day in office. They refused to give the deposit back and are asking for the balance of invoice. On top of that we received business rate bill from council for a whole year. when we raised it with management they said it is head office who gave the information to council. Management at the centre confirmed it with council we were there for a month. Then we received a bill from council for a month when we raised that we were told bills were included, we got a reply no bills were not included. Management in the centre are very limited to what they can do and they have been helpful where they could but they cannot do much.
All in all we had really bad experience. We were planning on renting a bigger space to move one of our divisions there for a 10 to 15 years lease when we took the office but after this experience we will never ever use them and will tell everyone to avoid them. It is such a con you will be better off renting somewhere private which will be way less hassle and way cheaper than them.
I have contacted them already on number of occassions. If a reply comes to this review contact us privately that will be just for a show, as they never sorted anything over the phone or email.
