Absolute scam of a company honestly
Absolute scam of a company honestly. They are currently refusing have to share financial information with me as a property owner and service charge payer. I have asked for honestly any finances, I said any current standings at all and its been months and they are refusing. Sounds fair that 28 owners are giving them £2,000 a year and they are unwilling to share, they have been chased 3 times at least.

This has been one of the worst experiences we have ever had with a company. I would strongly advise any contractor not to carry out work without full payment in advance, and I would not recommend appointing them as a managing agent under any circumstances.
It has now been over a year, and we are still waiting for the release of our funds and critical documentation. This is completely unacceptable.
We are now taking legal action to recover what is owed and to resolve this matter.
Proceed with extreme caution.
I’m now receiving threatening emails
I’m now receiving threatening emails. I run an electrical company that has done work for advanced block management and have not received payment for four invoices dating back to the year 2024. I have tried hundreds of times by email and phone calls to sort this situation out and gain payment for work they admit they owe money for an a happy way and as soon as I left the bad review yesterday they had paid me a small less than 10% amount of the bill and said if I do not take down this review they will be leaving me bad reviews where they can on the Internet now I will be taking them to court for slander if they do very very disappointing very unprofessional company

I like to check up on this company. Am waiting for the day they go insolvent. My guess is within the next 12 months. Looking back at what I went through I feel so very sorry for not only the block residents but all the contractors involved

tradesmen run. it's not worth it.
i'm a tradesman who did small jobs for this company for about 2 years. No issues ever until the last 2 jobs.
I bought materials with my own money and completed both jobs. Submitted invoices as usual. That was Oct24th 2025 and i still haven't been paid.
Apparently the landlord won't pay ABM so they won't pay me and now they're not the managing company anymore of this property...
Since then i've been repeatedly ignored by email. i've made dozens of calls to try and find out whats going on. most of the time just their answer is just "try again in a month". well it's been 5 now. They keep saying i'm going to be paid but it feels as if they're just trying to get me to lose interest. at this point i'm wondering whether i need to go back and reclaim the materials i used as i'm still personally out.
Seeing these other reviews, it seems they use the same excuses to not pay other contractors also.
A posted a review previously on trustpilot about them and they phoned from a no caller i.d number and said i wouldn't be paid until the review was taken down before they hung up on me. This action/attitude is probably all you really need to know about this company.
Avoid like the plague
Could only rate 1 star because there are no lower options.. They are incredibly non transparent with costs, charged us through the nose for specific maintenance costs despite no work at all being carried out. The only time they have carried out work, their contractor made the issue worse, they have ignored all requests to send the contractor back. It is a nightmare to get hold of them, 90% of our correspondence is ignored (even when health and safety concerns are raised) on the off chance you get a response they will stop responding entirely if they don’t like the question. Avoid them like the plague
Complete management failure
My flat block has been experiencing a continuous and ongoing fly tipping issue which has resulted in a rodent issue and inability to properly access the garage.
Despite numerous complaints Advance Block Management have not even acknowledged my concerns let alone attempted to rectify this issue in anyway.
Further to this the company is operating illegally as it is not registered with any government approved redress scheme so I have no ability to raise this complaint directly.
Avoid.
Illegal and totally fraudulent company
Illegal and totally fraudulent company, who trade as a management agent without necessary legal membership of the TPO or the Redress Scheme - which is illegal in England.
On their website they show that they are a member of The Property Ombudsman when in fact they are not so they are nothing but con artists.
They also by law do not indicate the CMP money (sinking fund) protection scheme on their website they are part of. Steer clear.
It is a legal requirement for block management agents in England to be members of a government-approved Client Money Protection (CMP) scheme if they handle client money. This requirement came into force on April 1, 2019.
Approved CMP schemes cover funds such as rent and deposits, and compensate clients if an agent cannot return their money due to misappropriation or business failure.
Key Requirements for Agents
Hold client money in a separate account.
Maintain strong money-handling procedures.
Display the CMP certificate visibly at their premises and online.

I bought my flat 10 months ago and made 19 phone calls before I could sort out my service charge payment and I am still waiting for the information and documentation promised.
I now find are gardening service has resigned after waiting months to be paid
They will still not provide a copy of the building insurance or yearly statement which contractually they are obligated to do
This is causing distress and anxiety questioning that my home is at risk and not covered
In the last week I have called and emailed multiple times daily, as have the other home owners in the 6 flat in the block , they still will not speak to me or respond to my messages,
I have had no choice but to contact the ombudsman and solicitor.
My next payment is due but I have been advised to hold payment until the building insurance documents have been provided.
This has been hugely time consuming and massively traumatic experience
A deeply disappointing experience
In my personal experience, the management of my building over the past 6 years by Advance Block Management has been deeply disappointing.
The building's safety and cleanliness have repeatedly been neglected. For example, the dry risers do not appear to have been serviced since 2022 (photo attached if trust pilot allowed photos to be attached), and serious security issues with unauthorised access to the building are ongoing. One recent example includes someone sleeping in the bin shed. Photo attached (if trust pilot allowed photos to be attached) showing the scene, which includes what appears to be human faeces. This raises serious concerns about the company’s commitment to residents’ welfare.
Despite repeated promises, the communal carpets have not been replaced, even though the service charge budget has included around £20,000 for carpets each year for the past three years. To date, no visible progress has been made, and residents remain concerned about the lack of transparency. I've attached a picture of the current carpet condition for reference (if trust pilot allowed photos to be attached).
I have made multiple complaints about the service levels, none of which have been properly acknowledged, let alone responded to. Communication is consistently poor, and any replies received have been unhelpful and dismissive.
To my knowledge, Advance Block Management is currently not listed as a member of either of the government-approved redress schemes (The Property Ombudsman or the Property Redress Scheme), despite it being a legal requirement for property management companies in England to be registered with one. This leaves residents with no formal route to escalate complaints.
I don’t normally leave negative reviews, but as Advance Block Management have not had the courtesy to respond to multiple complaints — and are, to my knowledge, not registered with a government-approved redress scheme as required — I feel I’ve been left with no alternative. I have now moved out of the property, in large part due to the ongoing stress and frustration caused by ABM’s management. This review reflects my genuine experience and is shared in the hope that it may help others make an informed decision.

Absolutely shameful this organisation they owe me money. Ignored me as if I don’t matter well on this occasion I will be taking them to court. The business model is to take your money for nothing. It’s not fair that they can do this with no repercussion's. I’ve contacted bbc watchdog. I’ve forwarded on all the reviews off here.

Advance Block Management ignored multiple formal complaints after I was harassed and falsely accused by neighbours — the situation escalated to police involvement. They provided no support, no reply, and showed zero duty of care.
They also display false CCTV signage in the car park, claiming it’s in operation when there are no working cameras — something they’ve lied about for months.
I’ve reported them to The Property Ombudsman and my local council. I no longer feel safe and am now considering moving out.

I sent multiple formal emails over several months and received no response whatsoever—not even a basic acknowledgment. To now claim that your colleague “spent a considerable amount of unpaid time” attempting to communicate is not only false, but frankly insulting.
You only chose to acknowledge me on this platform (Trustpilot)—after ignoring all direct attempts I made to resolve this privately and professionally. That alone speaks volumes about how complaints are handled under your management.
I was the victim of harassment and false accusations by neighbours, and despite escalating the matter—including to the police—your company remained entirely silent and offered no support, mediation, or duty of care.
Deflecting responsibility by pointing out I’m a tenant is unacceptable. As block managers, your obligation is to ensure a safe and secure environment for all residents, not just leaseholders. To suggest otherwise is ethically and professionally negligent.
Your attempt to frame this as a matter of “unfortunate miscommunication” is not only inaccurate—it borders on gaslighting, given your complete lack of engagement over several months.
As for your CCTV signage, it is knowingly deceptive. Displaying signs that suggest active surveillance when there are no working cameras is not just misleading—it is a serious breach of trust and potentially unlawful.
All of this has been documented and timestamped. I’ve reported your company to The Property Ombudsman and my local council, and will continue escalating until the pattern of negligence and misinformation is properly addressed.
I no longer feel safe living here—not due to neighbours, but because of the complete lack of transparency, communication, and accountability from your management team.

I appreciate that certain legal matters, such as neighbour harassment, fall outside your statutory remit—but let’s be clear: you were not asked to act as law enforcement, only to acknowledge formal reports from a resident raising safety concerns. Instead, your company remained entirely silent in direct communication with me, despite being made aware that the situation had escalated to the police. Communicating only via my landlord—rather than responding to me as the resident affected—is a glaring oversight. That lack of direct acknowledgment, let alone support, is the issue here—and it directly undermines your claim to “aim to be helpful to all residents.”
Referring to me as “a tenant” to minimise your responsibility is disappointing. Whether or not you are members of professional bodies like RICS or ARMA—which, from my checks, you are not—you still have a basic duty of care. These organisations promote transparency, resident safety, and proper complaint handling—exactly the areas where your silence and inaction have been most evident.
Regarding the CCTV signage: it is not sufficient to “review the situation.” Signs suggesting active surveillance when there are no functioning cameras constitute a misrepresentation, and potentially a breach of GDPR and privacy law, particularly in residential blocks. This is not a minor compliance matter—it is a failure of duty and trust.
Finally, your suggestion to “resend the emails” is disingenuous. Multiple emails were sent, dated, and documented. Your silence was not due to a technical error—it was systemic neglect.
This situation has been reported to the Property Ombudsman and my local council, and I will continue escalating it until this pattern of negligence and misinformation is addressed properly. Public responses alone do not resolve the deeper failures here.

Utterly Incompetent – Delaying My Property Sale for Months
Advance Block Management has been extremely difficult to deal with. I am currently in the process of selling my property, but the sale is still pending after months of avoidable delays caused by their lack of responsiveness. They have consistently failed to provide even the most basic information and documentation required for the transaction, despite repeated requests and follow-ups.
Their ongoing delays, incomplete responses, and poor communication have caused unnecessary stress and financial impact. It appears there is little regard for how their inaction affects clients, and getting any meaningful response is an uphill battle.
Honestly, one star is generous—if it were possible to give zero stars, I would.
Based on my experience, I would strongly advise anyone against letting Advance Block Management take over as your property management company. If you have any say in the matter, do not let them manage your building.
If you are experiencing similar issues, I strongly recommend escalating and filing a complaint to the Property Ombudsman.

Extremely Poor Communication
I bought my flat nearly 3 years ago and still don’t have an online account set up for service charge payments. I’ve tried so many times to get in touch — emails, phone calls, even their Fixflo portal — and either got ignored or told someone would get back to me (no one ever did).
Despite all of that, the only letters I’ve ever received from them were:
1. One in July 2024, saying I owed a balance — I paid it immediately.
2. Another today, a final demand threatening legal action over a "late payment" and adding a £120 admin fee and a £150 court preparation fee.
I never received anything in between. If they actually replied to any of my messages or sent proper invoices in the first place, this wouldn’t have happened. The whole thing feels like I’m being penalised for their own failure to communicate.
If you're thinking about buying a place managed by AdvanceBM… good luck.

No Communication!!!
We have been in the process of trying to sell our property in a block of flats that Advance Block Management run and I can't begin to describe the frustration that they are causing. They just don't reply to any enquiries and this has caused massive delays in the sale of our flat. The lack of communication is mind blowing - I would never recommend them and cant wait to be out of the property so we don't have to deal with them again.

Existing clients beware, potential clients run
I posted a previous 1* review because they haven’t responded to the many issues I raised in private with them. Rather than reply to those issues, Tanya and ABM decided they would send me a threatening cease and desist letter. When that didn’t work, they flagged my review and it got removed.
They will not provide evidence they have insured your building, so do not assume they have. Email them every day until they provide it. If there’s a flood or fire, it’s you out of pocket for potentially tens or even hundreds of thousands, not them.
They will not provide you any financial information you have a legal right to see, so don’t trust they have it.
They will not answer basic questions about the service charges, so don’t trust their figures without evidence.
They will not provide the required information to make changes to your management company’s filings on Companies House, but promise to give it after you pay them.
If you are a client already, find another agent ASAP. If you aren’t, avoid at all costs.
