We are extremely disappointed with our experience with Wise Living at the end of our tenancy.
After returning the property in good condition, we received proposed deposit deductions of almost the entire deposit amount for issues that largely appear to be normal wear and tear and general property maintenance.
We only agreed with the removal of a couple of items left outside the property. However, charges for repainting contributions, carpet cleaning, lawn returfing, and other cosmetic issues were excessive and unreasonable in our opinion.
Thankfully, we took videos and photos before leaving the property and will be formally disputing the deductions through the tenancy deposit scheme.
We strongly recommend that future tenants document everything carefully when moving in and out.

My only complaint which really isn’t a complaint more a niggle in my business managers brain 😂 Is that things seem very disorganised. Perhaps a guide on the website outlining the process. So future possible tenant know what to expect. There maybe one on the website but if so needs highlighting. Big thanks though to all staff they’re all doing a great job.

I had an extremely distressing experience with Wise Living Homes Ltd.
Despite being repeatedly informed that I amwith Wise Living Homes Ltd.
Despite being repeatedly informed that I am a disabled and clinically vulnerable tenant with serious mental health conditions and terminal cancer, Wise Living failed to make reasonable adjustments to their communication and enforcement practices. Safeguarding concerns were raised clearly and in writing, yet contact continued in an excessive and unmanaged way, often from multiple staff members and multiple email addresses, sometimes duplicating messages within minutes.
Requests for reasonable adjustments — including restricted contact, written-only communication, and a single named point of contact — were repeatedly ignored. Instead, reduced engagement caused by illness was treated as non-cooperation and used to justify escalation.
There were also serious data protection issues, including inaccurate tenancy records and disclosure of my personal and financial housing information to a former tenant who had no lawful connection to the property.
Based on my experience, Wise Living Homes does not demonstrate meaningful safeguarding consideration or proper Equality Act compliance. Enforcement was prioritised over welfare, and statutory duties were repeatedly treated as discretionary rather than mandatory.
I would not recommend anyone moving into or living in any property run by Wise Living or SDL Management (also known as Simple Life). In my experience, they operate as the same organisation and apply the same practices. I did not see any genuine care, understanding, or protection for vulnerable tenants.
I would strongly caution anyone — particularly those who are vulnerable or unwell — before engaging with this company.

I have had a good experience with Wise Lettings so far. They have been swift and helpful since the beginning of my application process and still helpful now that I have moved in.
Luke was empathetic, patient and warm when I called regarding challenges with my heating system on arrival. He talked me through steps to get the boiler going.
I also had a problem with one of my radiators and a contractor was booked to come check it the next day.
They also left a welcome gift package which I thought was a nice touch.
Hopefully it remains this way for the duration of my tenancy.

DO NOT TRUST - AVOID!!!!
Wise Living Homes are an absolute disgusting company to deal with, They scam you out of an initial £280.
I enquired about a property which I was told was now gone. I was given information on another property but before I could view it I would have to pay £280 to hold it. Reluctantly we paid it as we thought this was a reputable company. They then withdrew the application a day later stating we never told them about our credit rating.
They then unprofessionally listed me a number of CCJ's in an email to me.
Local news are going to report on this and I am in the process of taking them to a small claims court.
Its funny how they are not going to refund me the £280 but now risk totally obliterating there already poor reputation.
Please if you read this then trust me - Avoid them at all costs.
Extortionate and guaranteed yearly rent increases for sub-standard new-build toy-like homes where rooms are smaller than prison cells. Please beware and avoid.

Awful company. No communication, took our holding deposit and then left us in the dark (despite ask constantly chasing for updates) until 2 months AFTER we were supposed to move in, before demanding we pay more money and re-do referencing otherwise they will be relisting the property. AVOID AT ALL COST.

We moved out of the property three months ago and are still waiting to receive our deposit back.
We have never had any problems with rental properties in the past, and we have excellent references for the way we leave every home we have rented. Unfortunately, this company has been a completely different experience. First, they claimed there were just a few small items to deduct, and then, after three months, they suddenly invented a long list of extra charges that had never been mentioned before.
Shockingly, they are now trying to withhold almost 60% of the deposit.
To make it even more unreasonable, we do not have pets, there are no children, we don’t smoke, and we were barely at the property apart from sleeping. The house was left in excellent condition.
They don’t even respond properly to emails, and the so-called inspection is carried out without the tenant being present, with no quotations or invoices provided for the supposed works. This is not a professional rental company, it is a joke of a company, operating like a mafia to take money from tenants.
Avoid this company at all costs, even if you are desperate to rent, it is not worth the trouble.

After paying the holding deposit on property, they changed the move-in date, displacing us for nearly a month.
After we raised it with them they persistently said dates were only an “estimate” and were absolutely unempathetic.
We had no choice but to pull out and lost our holding deposit.

Wise living are a truly awful company to rent from please do not use them at any cost, I lived there over 3 years, the entrance door to the Building would not lock or open half the time it was ridiculous. They take months to deal with any of your concerns then threaten you with costs! Wise living never did additional works to maintain the flat and never advised me in all my time of any works to maintain the flat and now they are trying to charge me for all sort of work including maybe even new carpet when they provide poor quality carpet! Happy to provide more for information to anyone who needs this as starting a contract with them will be very costly indeed!
If I could honestly give 0 stars I would. Honestly the worst 4 months trying to get our deposit money back, no one responds to emails, constantly chasing them via phone to say there still on the same step the last time you spoke to them TWO weeks ago. I honestly think nothing would move forward if you did not chase constantly which is just absolutely crazy. There was a few minor things, clutching at straws if you ask me that needed fixing ( deweeding of the patio & cutting the grass ) when we’ve been waiting 4 months for the deposit money back anyway , the grass would have been just as high anyway when you actually manage to get people in there because of your lack of incompetence to deal with things in a timely manner. There was nothing they found which has warranted over a 4 month wait to not even know how much they propose to take off us. Honestly, I wouldn’t waste your time with them. We was originally with Alsop who was amazing and then got moved over to these cowboys. We wasn’t even a year in with them & they had put the rent up to £960 for a small two bed house in Noris green in Liverpool ( NOT WORTH THE MONEY ) if you are thinking of renting a house through these, PLEASE DO NOT. they are an absolute joke. Literally STAY AWAY at all costs. With have now had to go through the TDS to get our deposit money back. Should have done this from the start, if you are in this situation and have just moved out please just go through the TDS as soon as you move out & request your money back.
UPDATE- 5 months off we’ve finally received an update as to how much they have taken of us, only because we went through the TDS which pushed them to a deadline. They also told me on numerous occasions I would be able to collect my blinds I had left at the property which they wasn’t happy with, and they have now advised they have been disposed off. Honestly, the lack of incompetence from this company is beyond me, there quick enough to take the deposit of you but then take 5 months to return it, and this is only with them being pushed from the TDS we probably still would have been in the same situation now.
I would also like to add, they did not contact me to book in an end of tenancy inspection. How ironic.
But yes just stay away at all costs.

I agree with Chris Morris' review.
We have had issues with this company based on just one property. We do feel like this company has messed us around quite a lot with this particular property, they say you aren't able to afford it (even though quite clearly you can), email you later on down the line about the same property asking if we want to apply (even though they stated before we can't) and then suddenly they change their minds... only once I had broken down the income to show we quite clearly could afford it (something which, you should have been able to figure out yourselves, especially with all the things we filled in and explained to you). You asked for a non refundable amount to take it off the market but then all of a sudden within hours, when I say about viewing it first before sending over the non refundable money, it suddenly goes off market yet again (I have seen it go on and off at least 4 times in a month). It makes us feel cautious about it and quite frankly we don't feel reassured of Wise Livings service. You also take absolutely ages to get back in contact and then all of a sudden, you do when it is too late. Not professional at all and you repeatedly send the same email (which is clearly a generated one with the available properties on it) even though we had specified which one and had asked totally different question(s) to what you are responding to.
From looking Wise Living up online you and another company seem to have bad reviews when it comes to communication and a few other things like this. This particular property seems to go on and off all the time, the company seems very picky considering they "help people". So for that and the reasons stated here, we shall be taking our custom elsewhere now. We have found other ones that are bigger and better value for money with other developers who communicate more efficiently, professionally and are reassuring. It should be called cautious living however, thanks for the little time you did give though. I don't wish for an attempted justification reply to this review from Wise Living because from reading other reviews, that are later dated to this one by months and even by years, clearly nothing has changed and from reading Chris' review, that seems so terrible and unreasonable like he stated.

I move into a house that wise living are the agent for. As soon as we moved in the oven and dishwasher didn't work. They clearly didn't check these before we moved in because they wouldn't turn out for us at all. It took two weeks to fix the oven and a month to fix the dishwasher. I also noticed the toilet was constantly running and sent them an email saying this will cost us on the water bill, so we need someone out. No reply for a whole month. I had to call up for someone to acknowledge it. Still no one has been out. I've had the water company email me and confirm we are using extra water because something is constantly on. Now the washing machine is broken and I asked for them to get someone round today as we need it. No one has been in touch and I've no idea how long it's going to take. It's just problem after problem, three of which should have been found before we even moved in.
