The agents and lettings consultants are extremely rude and completely unprofessional. I am very disappointed with this agency. I have never experienced such a lack of professionalism—from the moment we viewed the flat, through the rental process, and also after moving in. There is absolutely no follow-up whatsoever.

They do not reply to emails or resolve issues unless you chase them repeatedly and send multiple messages. Even then, responses are slow or nonexistent. It is very clear that they only listen to and protect the landlord. As a tenant, all of your needs, questions, and reasonable requests are simply ignored.

I do not recommend this agency at all. I genuinely regret renting a flat through them and wish I had stayed with my previous agency. This has been a very frustrating and disappointing experience. Do not rent with them!

Having worked with several different property management agencies over the years, I can honestly say that Settio’s service is head and shoulders above the rest.

Their communication is excellent, the team is responsive and proactive, and any issues are dealt with quickly and professionally. Most recently, a tenant changeover was handled with an absolute minimum of fuss from my perspective, which was a huge relief.

One of the things I particularly value is their fee structure, which makes tenant changeovers far less stressful and costly than with many other agencies I’ve worked with.

The combination of great communication, efficient service, and a genuinely client-focused approach makes them stand out in a crowded market. I can’t recommend Settio highly enough.

The agent Sophia in Birmingham branch is very professional, friendly and patient. She support me very quickly and sort out all my paperwork efficiently, which makes my move in process so smooth. We are very satisfied and love to have a long term contract with Settio.

As the apartment owner since new in 2021 at Affinity, Lawrence Place, Manchester I have had zero disappointment with Settio. They have found tenants who respect the beautiful apartment. When they eventually leave Settio almost immediately finds another tenant.
