RPMS are overall excellent to have as letting agents. Katie is really easy to contact, she deals with enquiries straight away and any maintanence issues are dealt with as soon as possible, including a broken boiler which was replaced within a week which is impressive. The only thing I would say is I don’t feel like we need to be having an inspection every 6 months, maybe it’s the landlords request? But Katie knows by now that we are clean and tidy tenants, and sometimes the inspection comes at a bad time when we’ve been busy so the added pressure to make sure everything is tidy for someone to come round whilst we are working seems a bit uneccessary and I’d rather we were just left to it! Other than that, an excellent experience with RPMS so far

As this was my first time renting a property I wasn't sure what to expect. Laura from RPMS exceeded my expectations and went the extra mile to make sure I had all the information I needed to make the informed decision. In view of the recent 5-star reviews on Trust Pilot, either I was just unlucky in my dealings with RPMS or perhaps my complaints to Jamie Cammish have resulted in an improvement in RPMS’ communication and property maintenance service. I hope it’s the latter.
RPMS have a very good, easy to use, online fault reporting system. Unfortunately, my experience was that, once a fault was logged, communication from RPMS was usually very poor and little was resolved quickly and without constant chasing for updates.
No doubt the landlord was delighted with the service from RPMS. I loved the property and looked after it well for 5.5 years but, as the tenant, I found RPMS’ property maintenance service and communication very poor. I reported my property maintenance issues, some serious, to Laura Saunders. These usually took months to resolve. Some even took years and, as Laura knows, on 2 occasions I resorted to contacting the Director, Jamie Cammish, explaining the problem, how long I had been waiting for it to be sorted out and informing him I was withholding further rent until the matter was resolved. Jamie got things sorted within a few days both times. Thanks Jamie. Property maintenance problems I had included those listed below:
• Due to failed gas safety checks I was left without heating for 13 months from 13 November 2014 until 3 December 2015. I contacted the Director and withheld my December 2015 rent and the matter was resolved in a few days.
• The lounge gas fire was condemned at a gas safety check on 1 February 2017 and was still out of use when I vacated the property in July 2018.
• Rainwater ingress to master bedroom repeatedly reported, with photographs, for over 3 years from April 2014 to August 2017. As the years progressed, the problem worsened. A beam wall became saturated and when it rained water dripped into the master bedroom over a much larger area, requiring not one bucket, as at the start, but 3 large storage boxes. The damp and resulting condensation together with the unpleasant damp smell and the noise of the dripping water at night eventually rendered the master bedroom uninhabitable. Finally, in mid August 2017, I contacted the Director about the problem and informed him I would withhold further rent until the problem was resolved. The problem was then sorted out within a few days.
• I was unable to use my front door for 5 months in 2016 due to a faulty locking system.
• I was without a working dishwasher for 6 months in 2016 until I ended up buying my own dishwasher.
Communication worsened with the introduction of Portfolio Managers and their dedicated telephone lines. Ansafone messages at the start of the week often said my Portfolio Manager had left for the weekend and, as there was no facility for leaving a message, I then had to call back, choose a different Portfolio Manager and ask him or her to pass on a message to my own Portfolio Manager, who was actually in the office.
