I put off cost segregation for four years. Here is what that actually cost me.
I want to be honest about something because I think it might help someone else avoid the same mistake. I own four rental properties. Two single family homes in the Kansas City area, one small multifamily in Indianapolis, and a short term rental I run on Airbnb outside Branson, Missouri. I have known about cost segregation studies for a long time. My CPA mentioned it in 2021. A guy at a real estate meetup mentioned it in 2022. I heard Bigger Pockets episodes about accelerated depreciation probably three or four times. Every single time I told myself I would look into it when things slowed down. Things never slowed down.
What finally pushed me over the edge was my accountant sitting me down at the end of 2024 and showing me a rough estimate of what I had left on the table by not doing this. The number was uncomfortable. Not devastating, but the kind of number that makes you feel a little dumb for procrastinating. ADU situation was handled perfectly
We had both a main house and a detached ADU on the property and I wasn't sure how the study would handle improvements done at different times. RevenueSafe separated everything out correctly, documented the ADU components separately, and delivered a report my CPA called very thorough for a residential study. I was skeptical going in, not skeptical anymore
Honestly I thought cost segregation was one of those things that sounds better in theory than it actually works in practice. I had seen some companies offering "rapid reports" for a few hundred dollars and figured it was all more or less the same. It is not. RevenueSafe does actual engineering based work.
